      @@watcheredog groomer here. The SHELANDY Dog Grooming Dryer is a great at home velocity dryer. Blow out their coats before bathing to loosen up any fur that’s ready to fall out. The. Bath them in any shampoo. Then use a deep conditioner such as the Furminator conditioner. Use the velocity dryer to blow the conditioner into the coat. This will loosen up the coat. Then risen them off. Then dry again. By using the velocity dryer three times you get 80% of the coat out and reduce all shedding for a month or so depending on the season. You want to use Paw Brothers deshedding rake 8 blade first, then a curry brush, Kong makes a good one. Then you with use a slicker brush. Show Tech Transgroom Tangles Slicker Brush is the one that all groomers use. (This is optional)you can use a metal comb to lay the coat down and make them have a polished look. Since you will be in the basement make sure you paint it white. That way you get see all the mold and mildew that will grow on the walls. I wear googles to protect my eyes. A lot of groomers get tiny cuts on the inside of their eyelids and scars over. Those scars then make abrasions on your eyes. So wearing eye protection is necessary.

    I would totally take that upstairs of the annex and make it into a master suite. Make one huge room with a walk in closet, seating areas, maybe a desk area, and a huge bathroom with large shower. Then if you ever wanted to use the main house for parties, events, etc., your personal space would not be invaded. ❤

    Our 'extension' to the old timber frame house is basically a new house and was built in 1909. It has brick exterior walls and steel i-beam floor construction. The internal walls are mostly timber frame, except for a few central walls. The bottom floor is i-beam and concrete with terrazzo on top. The upper floors are wooden beams in between steel i-beams and the cavities are filled with blast furnace slag for sound-insulation.

    Intriguing building for sure. It screams commercial or institutional applications. Maybe the original structure leans more toward residential as you indicated the builder used it as his home. Still only hints as to your planned use, making office space. Either you own a company or will rent out space. My mind keeps looking for how the place will pay for itself... so many possibilities.

    If there's a company near you or willing to travel that deals with vintage tiles and bathroom stuff give them a call. They might be willing to gut the bathrooms of everything they can sell. Some of those tiles and sinks are stunning and it would be a shame to see it end up in the garbage

    Good info to know about the original builder.
    Yes. That couch would be extremely uncomfortable. Yes. Mercury filled thermostats.
    Yep. Replacement for sanyo might be urgent as you approach September. I will make a "suggestion" for finding plumbing issues. . . There is a dye that can be used to find leaks in pipes, whether for sinks, toilets, showers, tubs or even radiators. Find out if your radiators are steam or hot water, that will determine what if anything different to repair can be done.
    Once you have all the plumbing leaks marked by dye, then plumbing can be worked on before it causes more unseen damage.

    Wow... rolling right along!

  • @carafield6307
    @carafield6307 6 місяців тому +3

    Wow, the advantage of it being very open plan, is that once you've finished the structural work with the existing roof, walls, plumbing and electrical, it will be easy to divide up into apartments so you'll have somewhere to live on site.
    We had to totally rewire and then replaster our kitchen, and my husband carefully planned out on paper where all the facilities were, sockets, extractor fan, etc, then he drew it out on the walls so he knew exactly where to lay the cable.
    There are certain advantages to starting fresh, and since it's block walls, you can lay new cable and pipes, add insulation, then put plasterboard over the top, so everything is up to modern standards.
    Reuse what you can, but don't be afraid to rip it out and start over, it can end up being cheaper and less stressful than trying to make a 70's mess work for modern needs.

    • @watchere
      @watchere  6 місяців тому +1

      It definitely needs insulation, and really there is no good way of going about it! But I think the main focus is to get that main building somewaht liveable first then think about what to do on this side!

    • @carafield6307
      @carafield6307 6 місяців тому +1

    A bidet is gaining popularity now days so the second toilets in those bathrooms could be a place for one. If you don't want one maybe leave the plumbing for any future owners. Bluprints are usually backwards to what the final situation will be so that would explain the "switch" in stuff location.

    • @DavidKirtley
      @DavidKirtley 6 місяців тому +1

      Looking at the plans, it looks like it wouldn't be that big of a job to cut the floor to have at least one bay that was full height for a two post lift.

    • @julien2912
      @julien2912 6 місяців тому

      @rupertmiller9690 I asked him about making one of the bottom floors in on of the buildings into a garage and he answered saying No. He said the ceiling isn't high enough on the first floor of any areas of either building to make into a garage. I think he said not tall enough to put a garage door in. I think that is what he said!

    • @watchere
      @watchere  6 місяців тому

      Low ceiling and the floors are concrete between the two floors. It would easier and cheaper to just build a post frame or metal garage later on

    • @DavidKirtley
      @DavidKirtley 6 місяців тому +1

      @@watchere Concrete cutting is not that expensive. Granted this is beyond the realm of DIY. The end of the building with the stairway would be a good choice as the second stairwell is not needed. Depending on the local zoning constraints, it could well be a cheaper option. We are not talking about building a full on mechanic's shop. Just a single high bay to allow a lift. Add a beam a few feet to the inside from the stairwell to give it a bit more width and you would only have to cut the floor back from the stairwell to that point. At this point, it is a low priority but a consultation with an architect would be worth exploring.

    Very interesting. It’s nice to know you have another house you are living in, and not in a 300sq.ft. studio apartment with the 2 dogs😂. That way you aren’t in a rush to live at the school. And you have time to do things correctly. The background of the house is always fascinating to know. Looking at the upper floor blueprint was originally set up for twin size beds to line the walls. It looks like they were going to fit 20 children in the 4 dormitory areas. Which as late as the 1970s there were still orphanages, is so sad. Also if you look right outside the sleeping areas, there were 5 wooden lockers proposed. That was for everything these children owned. What happened or was changed when this building was no longer used as a school, housing students would be nice to know. Was it offices for the school district? It’s always the old janitor that knows what it used to look like. It’s the same way to get info on churches. Those janitors know everything! I’m also wondering what the age group of children were housed there. The munchkin sinks, tubs and toilets makes me think preschool to 3rd grade. Or ages 3-9 years old. I’m really enjoying these videos. Thank you. I’m sorry people found you

    It is so interesting to go through old schools. I live in an original converted school house in the small town I live in Iowa. Built in the late 1800’s. Mine unfortunately does not have much storage space nor individual rooms that can be closed off. Makes it difficult to conceal clutter. One thing I’m wondering, is if there are or were some original slate chalkboards still in the classrooms. I have been wanting to put one up in part of my house if I could find a good intact one. That’s what I grew up with and was so disappointed to see the new schools using white boards. Even the green one like you have in that room you show isn’t as good as the original ones. There is just something unique about slate and good chalk! Love your videos, even the roofing ones!!

    That closet was not a server rack. Those racks are for IDF closets and used to hold patch panels and switches. Server rooms need cooling to deal with the heat the servers produce. The Ethernet drops in that building would all terminate to the patch panel in that closet. Drops that were in use would be connected to the switch. The switch in turn would have a run, most likely fiber, but possibly copper, back to the core of the "network". In older buildings like this, it is not uncommon for an office space to be turned into the "server room" as it already has climate control.
    As you go through renovating this place, I would recommend bringing in someone with a networking background to advise you before you start any new building projects. It would be very easy at this point to 1.) Utilize existing wiring. 2.) Install new wiring.
    This gives the a great place to start when designing how you want your network. As an example I would put a wireless access point up stairs and one downstairs in the annex. Those access points physical cable would be routed back to that closet where they tie into the patch panel. As you design out how you want the space to look over all you can decide where you might want physical drops and run those cables back the the closet.
    I would also keep in mind a plan for security cameras. It is much easier to run the wiring for those at this time. And yes I did mean run wiring. Wireless camera's are nice but have lots of drawbacks. Especially if you are wanting to mount some external camera's. Wi-fi does not penetrate concrete well at all. Not to mention you have limited amount of bandwidth in the wireless spectrum and numerous wireless camera constantly sending data can cause a real hit to that bandwidth. Wired camera's keep your wi-fi clear for the things you really want to use it for. IP based security camera's also provide a path for easy upgrade compared to analog security camera's.
    Ubiquity has a good suite of network gear that is very user friendly to those who are not network engineers and provide products like routers, switches, wireless access points, NVR's (network video recorders) for camera's, access control (key pad and key card entry).
    There are many decisions to make in a "house" as big as this one when it comes to technology. Make sure to take them into consideration now, vs later when it gets much more expensive.

      Thank you for your insights! I never knew!! But very cool I’m going to have to definitely look into all of that when I run new electronics. It’s quite a bit away but def great to plan and have some ideas! Thank you so much!!!

      @@watchere I am a network engineer. I remember going to my Uncle's lake house to help him set up his network. I chewed him out because he brought me in AFTER he built the house. What he wanted would have required the opening of walls, and ceilings to run the network. My Uncle is an architect and he did not design technology into the house. I could have smacked him.
      Just think of all the things we have now that need internet access. TV's, Security Camera's, Phones, Tablets, Computers, Security systems, heck even door bells.
      There are many people out there who choose to just go with wireless. I find this to be a massive mistake. And it all comes down to how the technology operates. Think of the old CB radios, When you talk no one else can on that frequency or the signals collide and scramble each other. The same thing happens with Wi-fi. If you have too many devices you will slow everything to a crawl while each device takes its turn.
      Wired by-passes that. There is a direct connection between the device and the back end that nothing interferes with.
      As you move forward, try to put things that don't move around the house, like security camera's, on the wired network and leave the wi-fi free for your phones, tablets etc.

    I just love the floor ceramic in the bathrooms! Don't change it! I would like to have a desk and computer on the landing just under the window. Also, I am curious: you mention how you are going to modify the bathrooms to one: have you decided already what you are going to use the school? Also, my thoughts were with you. We got the tail of Beryl and one wall in my basement became wet...Since we had a new roof, I called the guy who came over. Finally, the problem was my gutters! Too dirty. But I knew it was a possibility because of what I learned from your videos!

    Keep the existing T-stats, they are high grade made in U.S. commercial grade controls that will last forever. Download pdf file of original manual online to adjust set points. Theres no hazard to having a miniscule amount of mercury encapsulated in a tiny glass tube and bulb if they even are. By the 1960s thermometers on T-stats contained glycol and red dye. Besides if they are mercury thermometers and you replaced them, theres is no available means for a home owner to properly and safely dispose of a item that contains mercury. 😉

    I have to travel quite the distance to do so, Yason. If you don't mind, I leave it. Steel, that is one way to make the rooms that big. Here, either it would be oak, chesnut or indeed steel. The early 1900 steel was used to build, you did had to have some cash. It's the other way around these days, an oak tree to make those beams would cost you an arm and leg. Are you making plans already or is it just the 'complain about the airco stage?'

    Those AC condensation drain lines are going to be an issue. All of the long runs and 90 deg elbows are a recipe for clogs from algae. You may be better off consolidating some drains and use a condensation pump. When you get to that point. Just my opinion.

  • @briandaly7236
    @briandaly7236 6 місяців тому +1

    The condensate drain lines should be plumbed into a closed waste line connection to meet current uniform Plumbing code requirements. Draining those units directly to the exterior is not good as it creates ground moisture that can cause severe termite issues as termites require a water source, also having open lines to exterior allows insect intrusion to interior of structure through those drain lines, as I am not seeing any condensate line traps present to provide a physical barrier.
