    Got to know that which developer provide more comms to agent then agent will proceed to convince their customer to purchase.
    Remember guys, almost everywhere now is linked to MRT. Which MRT your house is near to is very very important. I would personally go Arcady at Boon Keng or emerald at katong.
    5mins Boon Keng MRT and 5mins tanjong katong MRT respectively.

    Dropped cheque this morning, still prefer Chuan Park cause of biasness of area. Serangoon forever! But ok la, Emerald indicative really is attractive don't try really is waste.

    Seaview seems rather unlikely with many tall projects to the South (i.e. One Amber, The Esta, Amber Park, King's Mansion etc)

    The interior looks so much better than the Chuan Park. But the inner facing ones are so near to each other. The outer facing ones face neigbouring tall buildings. Not to forget the land at the south of EOK is designated residential land with the same GFA as EOK. Maybe suitable for people to buy and sell after 3 years or for rentals.

      @kelvin8519 if own stay I think CP is better. Eric's top choice is for those who follow him to buy and sell after 3 years. EOK is a great choice due to the docounted price. For own stay, may have to consider other factors.

    since the developer need to build the park, doesn't it mean with less units their 15% profit margin is not 2100? because less units for them to sell

    Wow. Tanjong Katong Primary is considered a good school. 🤣 Last time I was from there and parents don't want to send their children there. As there are better schools such as Tao Nan, Ngee Ann, Kong Kwa in district 15.

    If this is no. 1 launch, how come only 60% sale estimate upon launch? I recalled Chuan you projected 75% 😂

      Maybe Chuan Park has stronger demand as there are no new launches in that area. D15 has a few new launch already, demand not so high as compared to CP

      Chuan is more popular due to the lack of new condos. D15 got more new launches so more choices so I projected lesser take up rate. I maybe wrong too. Let’s wait for launch day 👍

    I bought my D10 999 year 2800 sqft terrace for 3.5 mln 13 years ago - now I'm watching 99 year old condos with half the size sell at the same price as my terrace in D10! Can I sell my terrace at 10 mln???!!!

      ur salary got increase in the last 13 years anot? even food prices are not the same as before..what u talking about. now if ur house at 10mil isnt it a good thing? If after 13 years ur terrace still 3.5mil then something is damn wrong

    FH is only $300 more psf than leasehold when new, but leasehold will depreciate $50 psf per year, consider developer spent 3-4yr to build the condo

    I think Eric’s scoring is heavily relative to TG. Perhaps scoring should be moderated to GD also and account for the fact that GD has door step MRT etc.

    Too far to mrt stn to be your number 1 project leh. The only good point of this project is the lower pricing opportunity to tembusu grand. IMO, this is not the best.

      I think TB is one of those rare misses by Eric. Back then I remember it was the battle between Freehold Continuum, TB and Grand Dunman. The obvious pick would be GD over TB. I think too many people FOMO that's why they buy TB thinking they will have first mover advantage. For EOK, I also don't think it deserves to be rated so highly. Location and Exit Strategy cannot be so high since no good primary school and profile of buyers in this area usually have the means to go for FH landed. Also not that near MRT for people with bom-bom short legs like me 😂 For sure it definitely does not deserve to be rated higher than Chuan Park from his last video. Why go for EOK and fight against TB sellers when you are trying to exit instead of going for places with less supply? You have 640 units from TB and 850 units from EOK on the same lorong, not to mention GD and Continuum nearby which are both huge developments as well 😂
