Do you know who are the people buying these new launches? The proportion btw foreigners and locals? Your perceptions seem to stem from the assumption they are local buyers and the reasons given are based on local conditions. Due to the global uncertainties, foreigners may have their own reasons for buying Sg properties which are different from those of the locals.

Data from PropNex noted that foreigners (non-PR) accounted for 4.7 per cent of the landed and non-landed private homes transacted on the new sale and resale market in 2024 as at Sept 3. If 99% of the units are sold out within day 1, then obviously the developers did not overprice the units
