It would be good to add distance to nearest power, cell phone coverage, water availability and any easements across property. Geology and or soil type is also important information. Looks like a potential lava cap which is a poor situation to drill a well.
I did mention the cell as I try to on each video. I can't comment on the soil as I have no experience with geology so my comments would not be very helpful. I can do the water and sewer needed or not etc. I usually don't mention the distance to power if it is too far away (1 mile or more) as it can easily exceed the price of the property and then some. You would need a permit for anything over 120 square feet and need a well, septic, solar, etc. Yes, there area restrictions depending on your specific plans with the property. There will be some snow in the winter but not a lot.
Buy a herd of goats and you don't have to worry about no fucking fire insurance because there wouldn't be any foliage for fire to spread to your house goats will do all the work for you

Dude you guys got that shit for like 20 to 25 k you charging double to get it sold for only 20 acres is a complete rip-off you should only be making $10,000 off the sale this property is not worth any more than the maximum of 30k
