This is my favorite so far, but how do you access the attic?
You have done it again for me! All of your homes are simply special but a couple have really popped for me. This is one of them. Perfect in every way that I enjoy, especially the window over the kitchen sink. Thank you for another lovely design. 🥰

This is a nice house. First off, that entrance area with closets and somewhere to sit is excellent. Large enough to be comfortable without wasting space. The kitchen is a really decent size and the layout works well. Personally, I would bring that inside corner of living and dining rooms and square it off. The cost would be minimal but the gain in usable space would be great because as it sits now, both rooms seem a bit cramped. The bedrooms are excellent in size and function. It is a home that works. Well done indeed.

Very nice, love the deck entrance then to the foyer a place to hang coats a change shoes. Love the living room w the fireplace and how it merges into the kitchen, lots of storage space, good flow, feels cozy.

I dream of a small house in SACRAMENTO ...I LIVE IN Siberia ..very cold climate, it's hard to live.. My house rotten and old! 🙆♀️🤦♀️😪

As a single person, I like how you seemingly reduce elements to the essentials, leaving both a comfortable, functional house with thoughtful features without over styling. Everyone likes and affords what they like. Some people would prefer to live in a house twice as big or in a mobile home park, but I like these smaller designs, to each his own. The yard with the set fencing is so perfect to maintain and with minimal landscaping. I think I would get an electric bike but only as it is not flat where I am.
I was wondering your thoughts on alternative building materials and fire resistant products, specifically? Things like concrete, metal, and treated wood, for instance? Is it worth the expense and trouble? And incorporating it into the design itself? For me, living in a rural place, many contractors have a set way they do things and so you are sort of at their mercy. It isn't that they won't do special jobs, but finding one with the ability is much less likely.
Personally, I like these grand homes reduced down to a size that is manageable. Not just a rectangle plopped down onto a lot with no forethought of the design. But like some homes with vestibules, shading, and set backs that pertain to the climatic conditions. For example, I adore the interiors of the New Orlean's Garden District homes, but I am not crazy about the Italianate / Greek revival exteriors - very boxy and overly complicated. Yeah, I like balconies but not balconies everywhere!
Jasper, you do a good job modernizing some of these styles that would be virtually impossible to find today and perhaps you will start a movement of affordable compartmentalized housing for people who want modular houses that meet local building codes and are highly desirable. Thanks for all the modern and classic designs, and everything in between. Much appreciated!

I really like this home. It is functional but still offering that cozy feeling...love the way each space is arranged, the kitchen set up, the laundry room... I do however say that the bathroom for me was not a highlight. Only because on paper and video it is beautiful. But if someone had to actually live here cleaning around and behind that tub would be frustrating. Having the glass doors is a esthetically pleasing but not very practical in the long term...JMO...
Why spend a fortune when you can achieve the same level of sophistication with our affordable home accessories? Enjoy the best of both worlds - style and savings!
Ok those windows up top how do you open and close them? Are they and a crawlspace loft storage accessible or just artistic license? I inquire as this isn't the first time windows have been placed with no conceivable access.
It's odd how the govt says it wants us to go tiny, and then makes it almost impossible to do so. Between the high cost of a tiny home (in the midwest, the cost compared to the cost of regular sized homes is about the same) and the high interest rates, I just can't afford to downsize right now! Pitiful! 😧

I think this would be set at the beach. Having a back door to come in and drop dirty clothes would be perfect for it.
So is there a loft upstairs? You have open Windows there has to be something. How do you get up? there?
How do you stand at the sink to rinse dishes and then load the dishwasher if the dishwasher door is opened? That is my major critique but the rest of it was really nice.

I absolutely love love this! Super. To the last detail ...
The house is charming and inviting with (mostly) great decoration. As for detail, there are so many practical and aesthetic features here! Having the front steps recessed under the porch roof is really good for bad weather and makes a nice nook for the porch swing. The door in the laundry room is very good for many reasons - emergency fire exit, additional ventilation to a wet area, lets the laundry room function as a mud room if some person or their dog gets dirty playing or working in the flowerbeds, gives access to a clothesline if someone loves that fresh air scent on their clean clothes. And that glass fronted cabinet by the sink 😍 is perfectly positioned to hold dishes that are really being used at the counter and the table. After the dishes are washed it is a convenient place to put them away, and it is a convenient place to get the clean dishes out to set the table. Having the tub inside the shower stall - I am not quite sure of that one, but the concept is clever. About the clerestory windows - does the kitchen have a soaring sloped ceiling so that some of them shine in there? That would be very cool! But it looks like some of the clerestory windows would be above the laundry/hall closet/bath area which would likely have low ceilings, so are they in a cramped attic space?? If so, it's not terrible, just seems like that would be an added expense with little to no benefit. But maybe the laundry room has soaring ceilings and the clerestory windows shine into there? That would be nice. Minor detail - that heavy looking circle sculpture over the bed would have to go. It does not match the style (which is dreamy, btw), the people lieing in bed would be looking up at the bottom edges of it, which likely is not cute. It sticks out so far someone could bump their head, and if (God forbid) the nails come loose, that massive marble slab could come down and cause grevious injury! Everything else in the room is perfect though, and the whole house is beautiful.

Really like that the front door doesn’t open to the kitchen but rather a foyer. The only thing I would change would be to make that a legit full masonry fireplace.
Yes, fake-masonry wallpaper always look cheap no matter how well it is done. Otherwise the house is perfect.

Love the shape of the house ... not just a box. Lovely view of living room etc. from kitchen . Lots of storage . Love the window in bathroom . Good location for laundry. I don't like the wall bookshelf but love the built in shelves under the counter . Very nice design .

Wonderful little cottage! Extremely well staged. Rooms are well proportioned and placed. Cozy yet spacious. Ideal for a retired couple or person. Nice idea for a guest or in-law cottage. I like everything about this.
