The problem with smaller square footages it seems is that builders run up the price to compensate. Just the finished building would be about $204,000. Add in land and a driveway and this smaller home will quickly approach $300,000 if not more.
Thanks for the response! We would rather not tell exact pricing to protect our customers privacy, our builds range from 160-170 a ft heated and cooled, check out our pricing video for more of an explanation! Thanks for watching.
I live in Central Texas and cost of living is ridiculous. Looking into a small barndo to build on some land.....land is going for about a minimum of $300K for 5-10 acres, then add another $170 sq.ft. around 1500 sq. ft. = $255K which would give you a total note of around $555,000.00.....good luck paying that off. We live in crazy times.....
Agreed with several other comments. More videos regarding “barndos” in the 800 to 1,500 sq ft range. We are both retired and turning 60 this Fall. We travel/camp a great deal and would like a floor plan like this that could also function as an “RV port home”. This would allow us to live comfortably in a smaller home, park the RV under the carport (with full hookups), and then use the RV as a 3rd bedroom and bathroom when our two adult daughters (future husbands, future grandkids, or friends/family) visit. Great floor plan and size!
This is what my sister in law and her husband are doing. They bought a piece of land in Alabama near his family. They have a big, beautiful RV. They want to build a place to park the RV, have a bedroom, living/dining space, full kitchen, laundry room, and bathroom. And also a screen patio. So basically it could be a cabin as long as it has a place for the RV to be protected when not in use, so that it 'ages' slower.
😁Excellent job choosing a model home and thank you Mr. Payton for allowing us to witness your clean and gorgeous home. People presentation is everything!!!!!!!!
Im not real big on new/modern design homes but i will make an exception for this one. Wow! Love everything about the place. Its an open floor plan which is very cool and even with the dark accented windows and dark cabinets you never felt cramped at all. The closed in patio was pretty awesome too. Good job!!
Love it!! That size would be perfect for me and my wife, I just retired a couple months ago. Looking to build in the country here in TX .. Those windows are awesome!
This is what I’ve been looking for! I live in Southeast Texas & see a lot of barndo’s all over Brazoria county This is beautiful exactly what I’m looking for! 😍😍😍
Amazing!! My co-op is 1700 sq feet because I need the space. One of the bedroom is upstairs. I hate to have the bedroom on the same floor as the living and kitchen. People might hear me and my husband making love. Hahaha! So we have the bedrooms upstairs. It allow more room and space for people to sit, talk, and move around in the living room area. This is beautiful but it’s a starter home indeed.
I would also like to hear prices as well. We all understand that the market shifts literally month to month, but it would still be nice for reference. Thank you
Thanks for the response! We would rather not tell exact pricing to protect our customers privacy, our builds range from 160-170 a ft heated and cooled, check out our pricing video for more of an explanation! Thanks for watching.
WOW! The house is AMAZING! I wasn't expecting the large living room and bedroom openness with the high ceilings. I LOVE windows and your house gives all the natural lighting LOVE IT! Color scheme is off the charts. I would LOVE to build a home like this...it's BEAUTIFUL...PERFECT!!! THANK YOU FOR SHARING LUV U!
Having a carport nowadays is a fantastic choice over a garage. If you have a garage it will ultimately become a place of storage or workshop. Which completely removes it's purpose of protecting your vehicles.
I live in Longview and definitely want to do this myself. Was wondering what a 1200 sqft would look like on the inside so definitely appreciate the tour!! Was hoping to see the back of the house but the most important part was to see how a 1200 would fill in. Will give you a call when I get ready, thank you sir!! 🙂
This was a nice tour of a near perfect home for a new family or a retired family that is doing the "Downsize"... The only thing I would add is that the homeowner should have had a mic on as well. It was a little hard to hear him explain some of the features of this beautiful home.
Very impressive interior! ✨🔥 I want to say, 165k but who knows!? Now, the 2024 price would probably be $265k. I'd love to sell our home and build barndo on the extra lot we have on our property. We divided the 2 lots and now we are ready to sell and build an affordable barndominium. We shall see!
Love it, would need a third bedroom, and more storage space for broom, vacuum, Christmas decorations etc. So down the hall I see a storage closet ,maybe the third bedroom too, would also like his and her closets in the master and maybe a linen closet in the hallway or guest bathroom. Otherwise where do you put sheets, toliet paper etc. Can't have enough storage. Vacuum, broom closet in the mud room and a sitting bench by the door would be great. I like cabinets to the ceiling in the kitchen. It doesn't take long to wish for more space after you have lived in it for a while. Enclosing the back of the carport would be better for me. Some privacy. My thoughts if it were mine. I love the high ceiling and one story .this is my kinda home
love the small size of this home. we are in our 60's and don't need a lot of room. 1 spare bedroom with bath is enough for visits from family and friends.
I've slowly crept up from 900 sq ft to 1200 and I found that this is the perfect size for my wife and I. Currently living in a 3,000sq ft home and looking to downsize. This layout has everything we need but if course couple things I would change to our tastes. Minor changes. Overall and excellent build.
This is beautiful just exact size I was looking for and the layout is perfect for my needs what would be the building cost is it possible to have it build in Northern Florida
This is a lot like my 30x40 I’m about to build! Also same floor plan layout except mine is 1 bedroom. But now I might do the second room. I love your home and you did a wonderful job!!
Thanks for the response! We would rather not tell exact pricing to protect our customers privacy, our builds range from 160-170 a ft heated and cooled, check out our pricing video for more of an explanation! Thanks for watching.
Beautiful, my wife and I are currently thinking of doing similar, but would want a shop connected. It would be nice to know what something like this cost.
I'm in Georgia and have a 25 acre parcel and I'm considering a Barndo for my build. I really like the 1200-1300 foot print of this Barndo. I'd also like a garage on one side and shop on the other side with the living space in the center. This is an amazing plan and a beautiful home. Well done. Also new subscriber and so glad I found your channel.
I really love this home. My husband and I built our bardo in 2013. It was a 2bd1bth 1200 sqft home and it cost us roughly $100,000. We did much of the work ourselves minus slab, sheetrock, cabinets, floors . Two year ago we added a third bedroom and another bathroom at a cost of $65,000. So all together I'd estimate we're in the $165,000-$175,000 range for a 3bd, 2bth 1600 sqft bardo BEFORE bidenflation for those who've asked. My home recently appraised at $299,000.
Definitely desire to go this route but sadly seems to be as costly as traditional homes if you’re not just making a pole barn with no room structure/design interior. Toss in the lack of financing options and you may as well seek traditional financing for a low square foot house. I think until more companies that build livable barndos start creating competitive pricing and the market starts providing financing for them I’ll just be dreaming
I have been to what we called Hogsville , had a drag strip . Came from my X's home town Tenaha another small east Texas town. Can't say I miss the area !
Still want a rough idea of overall completed cost on things like this at the end of your videos. That's a big help for folks to not waste time for themselves and the fabricator
I love the colors in this home. The only thing that I would do differently is to have black and white tile for the backsplash and the kitchen floor. And those windows...❤
So I've watched some of your videos on costs to do like a shop build out... I believe you said about $40 to $45 a sq ft. I would bet some of us might be interested to know what $75 a sq ft would get us? Like for example, what would the price per SQ ft look like with 40x80 barndo, 9 ft ceilings, 16 ft walls, one 14 ft roll up door on the shop, with half (40x40) being basic insulated and wired shop, nothing fancy, and the other half (40x40) being a 2 bedroom, 2 1/2 bath, open floor plan (large pantry, large living room, and laundry/mud room). Basically I want to see what I can get the shell, basic insulation, slab, windows, doors, wiring, plumbing, and floor plan framed in for. No sheet rock, no trim, no cabinets, no countertops, no appliances, no showers, no flooring, no fans, no lighting, no interior really at all besides the floor plan framing. Just be clear, looking for the price per SQ ft.
Umm you're way off. It might cost them 45-75 per sqft to build but they charge 150-170 per sqft. They said so in another comment Edit: I miss understand. A shop might be 45 a sqft but they said a fully finished house like this was 150-170.
It probably cost them far less than half of what they will charge you... in another video he says like $160-$180.. or even more a square foot. Your going to spend a fortune on one of these... and it don't even come with a basement or a garage.... If you want both of those in a house like the one in this video your probably going to be spending between 300k-400k
Hello Charley this home is beautyfull amazing gourges i love the colours the black and the crey are matching amazing the living room is beautyfull the dining spot is spacious thank you for showing us this amazing home take care Anja
I love the floor plans and the products you use and would love to have on built. However, Barndo’s on the outside still look like a workshop. Is there anyway to make the elevation look more like a house?
a lot of people put stone or cedar posts, or both. check out some of texas best or texas barndominums for an idea. but its gonna always somewhat look like a shop as that's sorta the point
We can absolutely change the exterior look of the home. We do not have to use steel for the exterior. We have Barndominiums with Hardie Board exterior, stone on the exterior, etc. We will work to give you the look you want!! Thanks for watching the Barndo Channel!
But having the "shop look" is nice and it won't need to be painted like a more traditional home would. You can clean the house like washing a car which I would totally prefer
Thanks for the response! We would rather not tell exact pricing to protect our customers privacy, our builds range from 160-170 a ft heated and cooled, check out our pricing video for more of an explanation! Thanks for watching.
This is beautiful. I built a small open floor plan home (1505 sq ft), 2 master bed/bath brick home with carport and it’s fabulous! Reasonable mortgage pmt, as well as low utilities. Don’t over build!
Really really nice. We live in a 3000 SF home and don’t want to downsize because we have kids and grandbabies but thinking about our options for the future.
My wife thinks a house like this looks sterile. She likes it to look "lived in" Luckily her other qualities far outweigh this one as I love the clean look and it has been an issue.
Would LOVE a ballpark figure on at least the enclosed building, with just basic finishing inside such as sheetrock, flooring, plumbing, electrical, etc.!
Fantastic video, love everything about this! Never mind the peanut gallery that come out of the UA-cam woodwork to just criticize 🙄 We have land in TX, this could be a real option for us down the road. Thanks!
That's my wife and I are nearing becoming empty nesters, this is an idea that I can't get out of my head. A simple two bed/ba is about all we need. And we may build an additional rec building with large kitchen and entertainment area and maybe a few additional bedrooms, just to keep family out of our home.😂
That is beautiful and very beautifully decorated. Love the accents you can tell they are newlyweds. Not a lot of storage but with property like that I am sure they could get a shed.
Seen this model on Etsy and fell in love And honestly I wouldn't change it Except for putting a basement Because I really want one It will also clear up some rooms so I can have more closet space for we your Is water heater and electric box goes I believe that's what it is And have a sliding door In both bedrooms
More videos like this please. These are tough times and these smaller homes are in huge demand. A ballpark price would be great too.
Also heating cost cheaper and cheaper to maintain.. most people don’t need 4000 square feet
The problem with smaller square footages it seems is that builders run up the price to compensate. Just the finished building would be about $204,000. Add in land and a driveway and this smaller home will quickly approach $300,000 if not more.

You got that right! Land is crazy in Texas. We also pay out the butt in property taxes too.
Lol it's called figuring it out lol money is every where
Land is high everywhere and probably not ever coming back down. May even out but it never comes down.

Hoping for some color options, for sure ... for outside and inside (i didn't care for the raised, dark brown sink).

I Love room for the safe. God bless you all. Starter home or, retirement home. We retirees do need strange space. Nice house
That's my wife and I are nearing becoming empty nesters, this is an idea that I can't get out of my head. A simple two bed/ba is about all we need. And we may build an additional rec building with large kitchen and entertainment area and maybe a few additional bedrooms, just to keep family out of our home.😂
That's a great idea!
Sweet looking home!
