So yeah, starts at 50k for the material cost for the shell only. Land prep, foundation, plumbing, interior materials, shipping, labor for assembly, permits, electrical, fixtures.. in terms of "turn key, or move in ready" you're looking at a minimum of 200k for bare bones, cheap, small, and low end appliances. Oh yeah, that's if you already own the land.
personally I agree... I just discovered that there are homes called barndos AND there are "kits" so this to me is exciting. I'm not thinking this is a total cost... Like you said I'll do more research but I'm very grateful for this video

All I want is the shell! We can finish the rest on our own. We can pay cash for other things (electric….) as we go. Therefore we can have a home that is basically paid for instead of buying a smaller home for $200,000 + and being in debt until we die. So what if it’s the shell? I think $50,000 is a great start for people who don’t want to finance and be in debt to the bank forever. You can basically have a house wired with electric for the cost of 3 mortgage pmts. I think this is smart. Definitely better than a $100,000 Tiny Home too!! 👍😀

You can use an acre of your land as the down payment, then finish it out yourself. My first home in 78 was a JWH. Two story four bedroom three bath shell was complete on the outside, and studded up on the inside. The shell, at the time was $38k and it costed me another 40k to finish it out myself. I did all the labor and saved 30k. Yes, I am a builder, but in 78 I was still learning. Just last year I sold that very house for $250k So whatever you decide, the price of property will most likely never get cheaper.
These are easily $300,000 homes. They are listing just the prices for the kits, which do not include the price for labor, the price for concrete, electric, plumbing, well, septic, and interior. If you do it all yourself, yeah, you might be able to keep it under $200,000, but for the average person, you're spending $250k, $300k, maybe even $400k when it's all said and done.
Get one of these prefab Barndominium to better withstand against this ever changing climate instead of a mobile home. Have to believe God will provide and help us finish the inside..

Sooo misleading. Add shipping, assembly, permits, taxes, windows, concrete slab, plumbing, electrical, hvac, sewage and the list goes on. These will all cost between 200k to 400k

Some of it is DEFINITELY too good to be true. For example, the initial unit (red Gambrel) costing less than $50K?? LOLOL. More like $150K would be more believable. But that's why they call it "CLICK BAIT" because overly-fantastic claims gets the eyeballs.
I’m looking at one on Texas on ten acres. Is 1800 square feet of living space. It has two huge storage areas where you could live or park your car. Asking $750,000. Realtor says she doesn’t understand them. Nice looking outside but most have toxic spray foam insulation so be wary of formaldehyde poisoning. They look quite late considering the usable square footage for actual living. I think that’s the draw-$200,000 cheaper than a stick built that appears as impressive and is $780,000 and 1950 square feet or maybe 2100. With porches.
The thing is, they’re not counting the insulation and the wall panels and the electric or the sewage hook ups that’s just the outside that’s just the shell…
The catch is hiring a contractor who can actually assembled the parts well, but you also need a foundation and water, electrical, waste disposal, etc. etc. besides the land. These are NOT cheaper houses.
This is just for the shell, just the materials themselves. The contractor to build it, foundation, plumbing, electrical, interior framing, insulation, etc, etc... are not included in this cost.

I think it depends on the state.
Doing a Timberlyne home now . Been a nightmare. In the end it will be $388/ sq foot when including land , foundation , utility, and site clearance.
