  • Today's video is a little different... it's not exactly a project, but hopefully this will lead to a whole bunch more projects in my near future!

    #1 teardown. #2 modular on it's second last legs. #3 perfectly livable with a great property. #4 teardown and start over.

    Property #3 has the most potential with room to build whatever you want to fit your needs. You could move in and work in the existing garage while building the home and shop space over time.
    You will spend more money trying to rebuild a run down house/money pit.

    Thank you so much for taking us along on your search for a possible new home. First of all, I hope that you will find the right one where you feel at home and secure and which makes you happy, after all, it is a long-term decision that you are making. Compared to Switzerland, you can get a lot of land to build a house on. I don't know the land prices where you live, but they will probably be a lot cheaper than here, which is of course great and gives you the opportunity to realize your dream of owning your own home.
    As for the houses shown, I was wondering how energy efficient (insulation and damping) they are, as they look very old and I hope there are no houses with asbestos.
    In any case, I wish you good luck with this project and hope that the path leads you to the right place. I can't wait to see what comes of it.
    A home is where dreams grow and flourish and give you a feeling of freedom and contentment.

      Thank you so much @olioliver9396! That's really kind. I'm really looking forward to taking on a project house, hopefully soon. The energy efficiency (insulation and damping) really depends. In these older houses we saw, they were not very good, but it is something that can be updated. The newer homes that are built here are very very energy efficient and well insulated. Lots of good building technology and innovation in our area, it's really interesting what builders are doing around here! So it will be fun to find a home that I can put some work into and give it new life. Thank you again for the very nice comment, appreciate you being here! (Also, Switzerland is one of my favourite countries, I absolutely love it there!)

    If someone used a house to grow Lilies, caus' they were Lilies right, you would have mold issues all over, everything would have to be stripped...so Please, Please..read on it if ever you are thinking about that one....

And yes, the Lily house absolutely had mold issues. Mold, and mold-illness is no joke... and amongst the various other issues it had, that one is off the table!

    #3❣💯.......oh well. It took my wife and I a year and a half to find our house on land back in 2019. Absolutely worth it but what a process!

      @@Meg.AugustYes, thanks, we had a lovely time! My sister lives in Worcester, which is a very picturesque part of England, although prone to flooding! Fortunately, their house is sufficiently above flood level to avoid problems. Progress on the roads was slow on my way home, so it took four hours instead of two... I decided to go straight to the radio station instead of home rather than risking being late, then went home from there.

    Some thoughts in no particular order: 1) You can change just about anything about a property except location, and that includes the type of land the existing building is on. Be very cautious when buying close to a river - understand flood levels and erosion patterns to anticipate where banks will be carved away potentially endangering your building. 2) Not sure what Hydro charges in your area, but all electric heat can be expensive unless you plan to upgrade to a heat pump system, but for that you need ducting or mini splits. 3) Be sure you understand mortgage restrictions on modular homes, as you might find lenders are hesitant. 4) If looking at well & septic find out how old the septic system is, and if there's enough land for a new leach field. It's not uncommon to need to significantly overhaul a septic system after 30-40 years, and current zoning is probably more restrictive than what was in places when the system was first installed. If on a well take a water sample for lab analysis to identify any bacterial concerns.

      This is all very good advice, Kev! We have considered all these points when looking at our prospective property, and we actually encountered many (if not all!) of these issues on a previous property we owned lol. In this area, the manufactured homes/modular homes mortgage *issues only applies to leased land, not freehold land thankfully. Thanks for the advice and for the ongoing support!

    Many times there is a hard choice to make. Searching for the right property is not easy, getting along with what you find on it is even harder.. But there is no concern as toony Meg will solve that out. I'm pretty sure some fix-ups won't be a problem for you at all, but you have to consider the expenses to be made. Renovation.. Da, it really sucks your budget dry.. Once you open it, the genie is out of the bottle and a terror scream builds up.. Keep on looking for the best deal around. Oh, and if you build close to a scenic river, look also in geology and flood events from the past.. Better to be in a relatively safe spot. Cheers, keep on the search.

    House #3 looks like the river could be eating away at the bank with that sharp of a bend. Make sure it thats not going to impact the yard and house if it is.

    I'd go with #3. The house can be enlarged, or you can build a second house on that much land, use the existing house as a rental.

    The strange thing about houses. When it's the right one you usually have the right got feeling about it. Just a note renovation usually takes a lot of time and money but for some it's the right thing

    Think through what you spend money on. If there is too much renovation, it will quickly become expensive and not worth it.
    What looks like a good buy-rent price may turn out not to be. Take some people with you who have experience.

    Well now I know its Saturday! Great vid as always. I wouldn't worry too much about the naysayers and the "hire a professional" types. Ive seen what you can do in these videos and you are more than capable of tackling whatever project comes your way! While your considering remember, you cant add land or a view to a choice that doesn't have those. (location, location, location). With enough room and a view to inspire you, You can make one whatever you want it to be!

    Keep looking until you find what will work best for you all. I have renovated many properties and only #2 would be a possibility for me. Since you are in Canada maybe Mike Holmes or one of his kids will do an inspection for you, LOL. Not likely but they know what to look for in a renovation property..

    I'd steer well clear of #4, apart from the Acro prop (thnik that's what they're called in UK at least) supporting a corner of house, the way the electrcial cabling looks just thrown in by DIY Dave and the copper pipe put in by a very drunk Stevie Wonder (guessing by the yellow stickers that's gas), major alarm bells ringing. I dunno about electrical regulations in Canada, and not totally sure about cable runs through ceiling joists in UK, but any decent electrician would use laser levels, to get cable runs nice and straight, and have a few metal clips/staples to prevent premature collapsing if there was a fire. That said, I think all that would be forgotten about if I was faced with these types of scenic views.

    If there was mold on that carp0et in the basement, there could be a lot of issues behind the walls and upstairs by the kitchen that you wanted to open up, I think it might beweight bearing.

Unfortunately it is so outrageously expensive to rent here (there is a rental crisis in our province) that finding a shop/garage is not really feasible, but thank you for the suggestion!

    This looks north enough to have rough winters? Compared to where I live the walls seem a little thin like around 100 mm / 4 inches? The first I would do would be to upgrade to thicker walls with more insulation maybe? Save you tons of money for many years ahead. Good luck from snowy Norway. 😊👍

      We definitely have some rough winters, but this winter was very mild, however. That being said, I would definitely want to upgrade the insulation on an older home because yes, you're right, it saves tons of money! And it's just so much more comfortable in the home as well having it properly insulated. Thanks for watching!

    Hey Meg, why 600 miles away? Why manufactured homes? Was it a cost thing or are you looking for a property you love to build on later? Manufactured homes are really not as fixer-uppers friendly as you might think because the substructure is different than a framed house like 3/2 studs, metal studs, and sometimes no stud walls. Were the 4 you showed us the only ones worth looking at in person? 'cause there are more than 4 homes for sale out there ;) Yeah, these are temporary houses you clean up, do minor repairs, and live in while building your actual home. Can't wait to see what happens next. 👍😁

      Hey Scott! Honestly, where I live, housing is incredibly expensive, in fact the townhouse we currently rent is worth 1.2 million (which to me is just ridiculous!) so that's why we're looking further away, but there's still a housing crisis everywhere throughout the province. I'm hoping to have some updates this summer on our plans! But we are familiar with manufactured homes (we used to own one and really loved it) so it's something I could definitely be on board with in the future.

    I would just get a plot, get a mobile home and build a brand new house just how I want it to be and add a garage. Bank will lend money to build a house. There's a lot of jobs you could do with some rented equipment, a lot of content. It would inspire people to do the same. I built a house recently and it's not that much really compared to how m

    #1 Definitely a big no! #2 A pretty big mobile home. Why cut off the carport? For a car-centric country like Canada, I would say, no way! Although there’s enough space to build something you’d like. #3 The most potential, with a very large driveway, lots of room around it, well-maintained, and with plenty of potential. Although the home is a bit small (I wish I had that kind of home, with that beautiful surrounding and private beach. haha), some new construction projects could be in the making. The garage/shop also has the potential to become your dream shop. The views are really stunning. #4 A big NO! Burning it down is the only potential solution for that pile of garbage which seems to be a home. Good luck finding the right one!
    P.S. As a Dutch guy, I find the front entrance right in the living room in most homes so weird. I mean, there’s no hallway where you can welcome visitors, hang their jackets, and/or let them use the guest toilet. But it is simply the difference in building regulations and culture.

      I'm also not sure why they cut the carport off at home #2?! You'd think if they wanted to take it down they would have unbolted it from the house itself rather than cut it, but also, why take it down at all?

    If youre going to incorporate more work in a automotive industry try an find a small 2 or 3 bay for rent with a small lift then you could do your channel stuff and do customer work also just a thought gl happy easter.

    that first house. with the Buffalo Bill basement, needs demolished. it's in really bad shape. :( - House 2: needs something in front of those basement windows bc it there is ever torrential rain there, I would be worried. But it's definitely a fixer-upper for sure. 3rd house: way nicer than the first 2. Lots of extra land too. House 4: really sketch Might be time for another adventure bc aside from house 3 I dunno. The rest were all kinda money pits. But hopefully you find something nice! :)

    Meg, I wish you all the luck in the world finding the right house. I’ve done a lot of construction in my days, sometimes it more efficient to find some land and start from scratch, it may cost a little more to start but in the end it might save you the hassle and headaches that come with a restoration, I can guarantee you that remodel will have you pull your hair out 🧑‍🦲

It's more about price point and location, but I'm hopeful something will work out, what ever it may end up being! And I'm so excited to get into more projects and to be able to share the journey!     Top (3) Considerations ( ALWAYS ) Will be. LOCATION, Location, location.
    Real Estate is more then a Total View of the prospects. Think of it all like a math equation of Addition, Subtraction, Multiplication, DIVISION. I often ask those who seek to help on projects a few simple question before it gets started. How many Fingers and toes ?? Along with the Answer to a Very basic set of questions. ( 1 + 1 = ) ???
    Then right after ( 1x1= ) ?? 10 fingers and Toes or maybe 8 Fingers, 2 Thumbs, 10 toes ??
    As for the MATH ? ( 1+1 = 2 ) versus ( 1 x 1 = ) ??? 2 , 1 , 3 and heard it to be a TRICK QUESTION. So , " In the End - It All Goes Back to the B E G I N N I N G "
    What YOU want ? What you can afford ? What is Out there ? What changes can be made ? What Restrictions apply ? What Total Work ( YOU ) can do like a * D. I. Y. * ? etc.
    Try to get info on costs for utilities, taxes, Infrastructure ( Warranties ) improvements by counties, Citys, villages, territories , etc. Road, Schools, Water, Sewer, Electrical, Cable / internet, etc. Lastly ( BE REALISTIC ) Putting lipstick on a PIG is like Polishing a TURD. ( $ h I t ) out of LUCK is where all that will lead. I am the VOICE of REASON. Ignore ME now and YOU TOO will be crying the blues before the very first emergency coms to find you .... YOUR welcome in advance. By the way. If these four properties are all you can afford. SAVE more money and go back in about a month to 4 or so. NONE are worth what ever it they are asking. I have seen better Disasters then this batch of Hazards waiting to be collapsing.
