  • How much do you think it takes to start an Airbnb that makes $2,500/month profit?
    Truth be told, $10,000 and a few thousand spare is ALL you need to boot up your 1st property on Airbnb.
    And that’s without even owning the property and setting up everything completely remote.
    At first, it might sound a little bit harder and more challenging to execute… just like every other business idea.
    But in order to make money, you have to face and solve problems most people don’t know how to solve.
    Doesn’t matter Airbnb’s or not, you’re in the business of solving problems.
    Travel nurses and business professionals / people who want to have a great vacation are on the look out.
    They have a problem: NOT wasting their vacation on the wrong Airbnb or having awful experience while working.
    You have one job: making sure that problem is solved through your property, communication and team of professionals (cleaners/handyman/movers) to ensure support is there all the time.
    Again, with Airbnb’s you’re more operating a business than operating real estate. 1-2 bad reviews put you out of business and your property gets flagged by Airbnb.
    So you have to try your best to make sure everything (and by everything I mean every step of the process) dialed in to ensure everything goes smoothly.

    I hope you see this comment, and would really appreciate a reply back literally just to confirm you did, but even better would be to hear your response…..Mainly because I genuinely believe that there isn’t any viable thing you can say that isn’t completely self centered, unless you decide to just lie.
    Anyways , what I wanted to bring up was how much I despise people talking about rental arbitrage on UA-cam and trying to use it as a means to get famous. You can say whatever you want to make yourself feel and look better, and give the whole, “I’m just trying to inspire and help show other people how they can be successful. For me it’s about helping others achieve financial freedom in the same way that I have, and ultimately teaching them a specific business model and showing them exactly what to do is the only way I see that’s actually effective.” Like no man, just stop, it’s the only approach that you see as a means to make your content stick out in the finance sector of youtube. Anyone that’s ever achieved anything in life and is past the “whole having money or being in a leadership role as a boss is new to me” phase, knows this one truth in life: You cannot teach success. Those who are going to be successful, will be successful. The type of knowledge you are spreading only creates harm and hurts the profession you are trying to display as a method for those who are struggling to simply “get rich!!” The amount of kids that here this and call homeowners only to screw up a deal and give the homeowner a bad taste in their mouth regarding airbnbs is insane. The amount of amazing deals I’ve lost because of this is so absurd, and I’m able to identify that this is what prevented the deal from working out because the homeowner will tell me they they’ve been called about their property numerous times and presented all these amazing things only to receive no results and have things fall through after seriously taking steps to make something happen. It’s frustrating because when I ask I’ve been told by multiple different people that once they found out the arbitrageur had no homes they were managing yet, they then proceeded to try and gain confidence by saying they’ve done massive amount of research and learned from “such and such UA-camr!” Like really, you’re telling the freaking homeowner you learned about this on UA-cam and then want them to hand over their investment worth potentially millions (one of the property’s was an 18 unit multifamily, and the investor told me when they also found out the person was 18, but they thought younger because they were refusing to sign the lease trying to have their dad to sign. Not have their dad co sign the lease, have their dad sign it…well sort of sign it on behalf of the company the dad owned. All because the contract stated the sublessor had to be a legal adult. He said it seemed like the kid was just reading a script , and red flags also came up with it being impossible to get him on the phone, that he never once responded to an email and really only answered texts even when told about the email…you get the point” All these investors and homeowners have had similar experiences and it’s frustrating that you are saturating a business that is not only mine but many others livliehood. So many homes are on Airbnb and VRBO that most markets aren’t even profitable anymore, literally my best market preforms on par with what used to be my worst market 2 years ago. I’ve had to pull out of Blue Ridge Georgia, Mobile Alabama, Los Angeles California(regulation), Chattanooga Tennessee, Saint George Utah, Palm Springs California, Joshua Tree California, Mesa Arizona, Chandler Arizona (pretty much all of and the cities around Phoenix especially the eastern city’s), Missoula Montana, Boseman Montana. Literally all of those markets went bust, you even have major STR Management companies like Vacasa running on fumes when they have way more homes now then they did a year ago, yet their earning are down!! It’s a joke, last year I had 4 months of net revenue above 4 million, literally 17.1 million in 4 months. You know what I brought in this last month? 800,000k and I’m on track to bring in just barley a mil for what previously just a year ago was a month where my net was 4.6. I’ve laid off 19 full time housekeepers, 6 part time housekeepers, 8 full time management team memebers, and 23 part time management team memebers (mind you all these jobs matter, but my 23 part timers on the management team, we’re mainly single moms and college students that really needed the niche jobs I provided them. They were all $800/month completely remote roles messaging guests. Many worked full time but needed more income and had the job flexibility to go on their work phone whenever it was needed or they were college students in school full time who needed the money to get by because grants weren’t enough to live on. You and these other UA-camrs just want fame and you spread around this field of work as though you’re doing anything more than bringing unnecessary attention that helps know one. Those who are watching this video and will be successful 10 years from now won’t have done so because they watched you ramble for hours on UA-cam. It will be because they have the character traits required to do great things. If you want to help others you’ll do what Graham Stephan, meet Kevin, or Dave Ramsey does, you’ll teach people the foundation. What they teach is actually useful to the populace, and can genuinely benefit the average person. Showing the average man or woman a 401k or Roth and teaching them what all they are and how they can be utilized, will help countless people. It’s unfathomable, I can’t even imagine the amount of folks who will actually enjoy retirement, crap even be able to just retire at all, and only end up being able to do so because they learned the basics through some of those other financial spokespeople. They do good, they help others, you destroy industries.

Idk where you live but where I live you can do this, but only if the landlord gives you written permission which I don’t see a lot of landlords doing, and it can only be done on your primary residence, it is illegal to do this on a secondary residence…

      @@AlfredHernandez1968 As I said, depending on where you live you cannot airbnb a rental if it is a secondary residents (i.e. not your primary residents). Some cities probably don't have a rule like that, but where I live, they do...so this advice is completely depended on where you live or what city you rent property in.

    What a scam. Please explain which landlord will allow a future or existing tenant to rent out their space for Airbnb. This is a scam and most landlord once they know about it they will either jack up your rent or kick you out. This is insane I can’t believe people fall for this shit.

    I came across your videos and sounds like you're living the life. I'm a union carpenter and takes a lot of your emotional and literally physical time. Moreover, once the jobs are done people get laid off and have to look for another job to hopefully land on. I've been curious to do the things you have been doing.
