Architect Redesigns A New York Apartment Originally Built in 1902 (House Tour)

- East Village Apartment by GRT Architects is an extensive renovation of an existing New York apartment in a storied Manhattan building known as Onyx Court. The building’s heritage held great appeal, however, the clients engaged GRT Architects to conceive a series of interventions in the pursuit of improved programming and increased access to natural light.
Originally designed in 1902 by architects Harde & Short, the NYC building has a romantic history as the home of opera singers, Oscar-winning composers and other creatives. These accounts, alongside the building’s turn-of-the-century disposition, were a source of inspiration, and the architects’ response is grounded in a deep respect for the New York apartment’s heritage.
Given the apartment typology, there were no extensive changes to the built form, however, as the house tour illustrates, a series of clever edits and extrusions ultimately enhance the human experience of this compact house. GRT Architects straightened the corridor by reducing the size of the guest bedroom and adding built-in joinery along the southern elevation. The pleasing by-product of this change is a sense of fluidity and uninterrupted sightlines running the length of the New York apartment from the front door to the east-facing kitchen window. Forgoing some circulation space also allowed the architects to add a powder room and extra storage without compromising on the design - no small feat in a tight apartment condition, especially in NYC.
Secondly, relocating the kitchen from deep in the plan to the front and creating an open-plan living and dining area is a triumph in the New York apartment. Not only has it allowed for an intimate primary suite at the rear, but it’s resulted in a generous space for cooking, hosting and relaxing at the apartment’s eastern tip. Here, the decor and interior design come heavily into play, as the spaces are gently delineated by materials and architectural elements, resulting in an effortless flow depicted in the house tour. The decor is colourful yet easy on the eyes, and materials such as checkboard tiles, brass pendants and timber illustrate an intuitive response to interior design and a place for effortless living in the heart of the city.
The design of this New York apartment exudes an upbeat and colourful sensibility that is both fitting for its East Village locale and complementary to the building’s heritage. Punchy colours bring a playful edge to the home, and curved elements celebrate the building’s quirks. These materials and details converge in a house that is visually exciting but ultimately highly pragmatic, arguably the fundamentals of any great New York City abode.

As a NYC resident, I appreciate The Local Project choosing our location. I've seen hundreds of apartments in similar old, prewar buildings and they did a beautiful redecorating job that is pays homage to both prewar architecture (especially those floors" and midcentury design. Somehow it works well together.
i was born and raised in the lower east side and went to middle school literally a block away from this building - seeing a video like this was so cool and brought back so many memories. please make more content in NYC! 🫶🏼
Gorgeous, but would run a mile from those tiles as a kitchen surface - there is a reason people don't use them anymore - a nightmare to clean.
Exactly. Too many grout lines, specially in white, on the floor...
You can apply a transparent resine on grout lines to avoid food stains and difficulty on cleaning, swapping the floor, but still wouldn't be as smooth as if applied marble and bigger tiles.
Exactly. I call them salmonella tiles 🤣
@@MsChitterchat Do you eat off the floor!!??
i just love that red tiles island as it so unique as never seen a fully tiles island before and the architecture choose to do something unique as well in-tune with period of that building with handmade tiles on floor to backsplash to island . it’s so 1950-60 kitsch era
a lot of grout. hard to keep clean.

Sometimes beautiful things aren’t practical, and that’s ok. A remarkable number of people aspire to having marble countertops, despite the fact that it’s a soft, porous stone that can attract permanent stains.
I had seen the kitchen before on Instagram and I'm so happy to have finally seen the rest of the apartment!
i love the overall design, but tile countertops - especially surrounding the cooking surface - are a terrible idea for anyone that actually uses the kitchen and gets it dirty.
Actually tiles are easy to clean and they are quite hard-wearing.
For me, the best move is the floating credenza extension of the kitchen that functions like an obstacle on the route into that space from the entry door. Makes the place.
Such a stunning design, every detail is so thoughtfully considered. Noticing little things like him colour matching the power outlet cover plate to the island mosaic tiles. The spaces feel cohesive but each uniquely interesting. Also, Tal is very articulate but humble and not preachy. I am an architect and I wish I can speak like he does in an interview like this.
1:00 mark is a shot of san francisco, not nyc
thank you for sharing the history of the building and the culture of the place xo
Oh this is beautiful
Excellent. So well executed. With respect to the original building and design. And yes like below, at last no marble! Subtle and so liveable. The perfect NY home for a couple. Again thank you for bringing a 'proper' home.
Absolutely gorgeous. It warm and not to cluttered. Just my type of atmosphere.
That retail store "Plantshed" used to be a laundromat when I used to live around the corner from that building decades ago. 😂
Really unique, that's the best part! NYC reno's often look the same in that they keep too much to the period of the building and you end up with a nicely finished but blasé traditional space. This feels new, it's modern but they did things like honor the original flooring. Also, unexpected materials/patterns! ❤
So true!
that was gorgeous - would have loved to have seen a floorplan
What a stunning place. So elegant 😊
This house tour likely offers a glimpse into the intricate balance between preserving the past and embracing the future. ❤
Stunning !!
really really lovely
Stunning..
0:15 There better be a water filter underneath that pretty kitchen sink!
But for real, love the design work. Great job, especially the kitchen.
Fantastic.
I really appreciated the walk though of the layout. So many times the videos wrap and you have no idea what the residence floor plan is like, just 50 overly fancy words about the design that leave you confused. I thought the description of the work, background and design decisions were great as well
I love the island!
Sad to lose so many of these beautiful buildings.
I love that building. And the apartment is nicely designed, although I would have gone for warmer paint colors to harmonize with the kitchen colors.
The good thing about these old buildings is that the interior ceiling height is very tall giving a spacious feeling.
I love it
Great craftsmanship. It’s so refreshing to see tiles instead of the usual marble for the kitchen island. I think I’m going to steal that idea for our own kitchen
The island is gorgeous, but as someone who grew up in a home with a tile-topped island just know the downsides that come with it. Prep work is harder, cleaning is more involved, and unless you get the right tiles installed incredibly well then the surface can be uneven which makes sitting something on it or moving something across it more difficult. Not saying not to, just hoping to share my experiences of the reality of a tile countertop versus the aesthetics.
💯

I do not like the design transition from the kitchen to living room but the kitchen looks amazing
Very nice.
I like the remodel of this NYC apartment which I find very tastefully done, except the kitchen island covered in red tiles. It just seems out of place with the rest of the design. For me, it would have been better if the red tiles were used more as a decorative accent, rather than covering up the entire kitchen island which made it seem like a massive red block.
oh my godd,, so prettyyy
Looks like my buddy Johns apartment he moved to Tanzania now. Be safe John
The shot at 0:59 is of San Francisco, not New York. 😄
great
1:11 There is nothing in between Poland and Ukraine 😂.
I was thinking that same thing 🤣🤣
He meant the neighborhood, but yeah, I see how it can be funny. XD
i was about to comment, but you got it, they literally share a border! lmao
This kitchen is phenomenal! Both the apartment and the building look incredible too.
As smb from Europe I always wondered about how soundproof this type of historical New York buildings are; can anyone share?
Old buildings actually have thicker interior walls than modern buildings. But traffic noise is something else.
0:59 is San Francisco not nyc
It’s somewhere between Poland and Ukraine
This place is gorgeous but the island evokes the image of raw beef
Anyone know where the dining table and chairs are from?
Is the kitchen from the COLUMN collection by Reform CPH, designed by Inga Sempé?
I absolutely love the kitchen which I saw on Pinterest. But tile counter-top is just not practical.
Finally a realistic home. I love it!
Everything is beautiful but the tiles in the kitchen. Not a fan. The rest of the house is gorgeous. Love the honey wood everywhere. Very clean and warm.
Wish there was any serious discussion of furnishings, cabinetry, etc. The big picture is nice, but only so interesting for about 2-3 minutes of material.
Great kitchen - are the cabinets from Reform?
Yes, it is!
Tiles for kitchen island? Good luck cleaning all those grouts !!😂😂😂
The kitchen island loooks nice as a picture, but is a functional disaster.
From the small tile countertop that will age like spoiled milk, to the cooktop without any ventilation in a low rise prewar structure.
Its almost criminal how narcissistic some interior designers and architects are for going along with this just so they can add it to their portfolio instead of advising their clients against it.
yeah that kitchen island is peak "aesthetic" without any consideration for function. Tile countertops and unventilated cooking surfaces are asinine in a kitchen that will actually be used.
Would love to know the maker of the dining table and chairs.
Good design, better craftmanship.
Kitchen with mosaic tiles! Only good for ppl who doesn’t cook. 😅
I had tiled countertop in the tiny kitchen in my NYC apartment when I lived there. I cooked often enough (to save money) and it was no big deal - easy to use and clean.
I’ll never have a tiled countertop again or a tiny tile on a floor. Awful to keep the grout clean (unless you never cook)
Always love seeing a Dansk Ice bucket...
I agree with your opinion about woman's voices absolutely I believe the ladies are much wiser.
It is quite retro but the kitchen island is not for me
What is Architecture??
I tell my kids’ if you can draw ✍️ you will never starve. Your dad’ could break my back…take the house and bank account!! I will still be ok!! All I have to do’ sit in a wheel chair on Market Street Sydney and show off my designs.. people will come to me’ Not because I am in a wheel chair BUT because they genuinely like my designs!! Now I may have to modify my original designs based on clients budget BUT that’s ok!! Not everyone is a movie 🎥 star who can afford PRADA designed 100k dress BUT the fact remains “if the house of PRADA” wanted to design $1000 dollar dresses for the mass market “they are most welcome” BUT the house of PRADA” chooses NOT to play in that segment!!!!!!!!
This is wonderful…..but kitchen tiles on a bench are a huge NO for me. It is the equivalent of having carpet in a bathroom. That needs to go….. Not a fan of those tiles on the floor, the backsplash but particularly the bench. Way too busy and a nightmare to keep clean. Especially that kitchen tiled floor…….
Don't worry, you don't live there. It's not your problem. They're okay with it 🤦🏼♀
@@thelalanz73 🤣🤣🤣🤣
The only thing I like here is the kitchen
Can someone explain to me how it works when you renovate an “apartment” in someone else’s building? The word apartment assumes that the resident is leasing the space. What value is there in renovating something that you don’t own? Unless this is a condominium and the word apartment is being used incorrectly. Which would be the case for a lot of videos I see on the matter.
Apartments can be rentals, condos or co-ops - especially in New York City. Nothing wrong with the word.
@@MTMF.london By definition an apartment is a leased dwelling. In California we don’t call something an apartment that isn’t an apartment. So you can see my confusion.
@@fty-ys4ni An apartment is not necessarily a leased dwelling. It is defined as merely a self-contained unit part of a building. In NYC (as clearly said in the video) it can be a leased unit from a landlord (rental), or individually owned as a condo or shares in the building corporation as a co-op. .
Tile island is ehh
shame its in NYC
Millions would disagree with you. 😂
What an oddly surface-level video with an abrupt ending
I like the apt, but these are people that don’t cook and have a person com in to clean the apt. That is not realistic for a NYC apt. They can’t pay for take out all the time. The kitchen resembles something nicer that I would want to renovate. Those tiles are a nightmare.
Dude, not everyone in New York live the way you think they should live. Yes, some of them don't cook and some of them have people to clean the apartment and some of them can afford to take-out all the time and probably prefer it. The apartment is as realistic as anything else because that is how they want to live in NYC.
not my taste at all
