    As someone who has had to replace a roof, an HVAC system, and replacing a shower pan in a tiled shower, please let me emphasize that the mortgage payment is the minimum you’ll pay to live in your place. By contrast, rent is the maximum you’ll pay to live in your place!

      @@stephaniejsmes8991but you could get evicted at any time or priced out when you rent.

    Been a home owner for 15 years now. My tips would be have an emergency fund for your home. Problems happen and it is a comforting feeling knowing you're not taking away from your overall life to deal with the house.
    2nd be creative with spaces. So I know you said your daughter's room is small I would ask can her bed be put on a platform so storage can go below or lifted even higher and desk and storage go below.
    Finally give yourself grace! Nothing is ever perfect and you made the best decision at the time with the information you had available!

    As a recent homeowner (June 2023), I agree with your advice. When looking for a home it’s like you’re running off adrenaline full of desperation because if you don’t make a quick decision somebody else would purchase the home. So I totally get it!

      Listen...I've been attempting to buy a house for like 4 years. Every time I say I'm going to do it, I come across a video or article and I'm like nope.

    I am the same way...neighborhood aesthetics mean so much to me. During covid, when I used to go for walks, I would purposely drive to nice neighborhoods to walk and dream.

    We had a lot of the same problems. Our hot water heater burst, we had to replace about 5 feet of dry wall, our insurance covered the cost we only had to pay the deductible. However! Our insurance dropped us after. We had to replace one of our 2 ac units. $10,000 total cost. Our house is 3,000 sq feet. We’ve had roof leaks, clogged kitchen drains, dead trees that had to be removed, appliances dying and needing complete replacement. Remit Sehti said it best. Rent is the most you will pay for housing, the mortgage is the least you will pay. Meaning rent is the cap, the mortgage is the floor and it only goes up from there. He’s right.

    Something I’ve learned over the years is to save the excitement for last and have a poker face attitude when negotiating deals, contracts, or when large sums of money is involved. It allows you not to be taken advantage of and even keep yourself realistic about the situation.

    Oh - if I see a neighbor outside, I go and talk to them. No hesitancy what-so-ever! And they be spillin' the neighborhood tea for real!!

    My advice comes from learning a huge, costly lesson. Nothing in your toilet except what comes out your body naturally. Even if it says it’s flushable things clog up eventually. This goes for tampons, flushable wipes. Trust me😢❤

    New stubby here. I plan to buy my home in 2026 for my son and I. Can't wait to take on the. I'm just saving for a large down payment and to buy down my rate. Thanks for all the tips❤

    Recent homeowner I bought in May 2023 and you gave great takes especially about the route taken to get home. I went to visit our house so much during the process and I just loved everything about the drive. And it mattered so much.

    I just hit my 3yr homeowner anniversary so I can feel you on a lot of these learnings. I love that you share your homeowner experience because everyone has a different experience. I share my struggles and learnings as well. Sharing is caring! Someone will need this info! When you mentioned about location, I wish the same for mine. I’m near some mobile homes, which they are finally cleaning up, but I wish it was single family homes and not mobile homes.

Submitted my information for my budget and looked at a few homes ALL IN ONE WEEK…so I’m learning to breathe w/all of this and not be hard on myself or rush, I definitely will do my list of wants/h-no’s with what I’ve seen so far also I’m learning what questions need to be asked

    Hey girl! I appreciate that you shared this information. Super helpful for even those of us that already bought a home. Oh man! I didn’t realize there are states that don’t have to disclose home repairs…wait, I might live in one of them 😬 I based my list of things to update on what my inspector said. Trashville! Oh yea, I hear you. I want to move so bad. I missed a lot when I looked at this house 🤦🏾‍♀️

    I love this channel. I don’t feel so overwhelmed when things go wrong at my 4:57 4:58 I my house. I saw water 💧 stains on some ceiling tiles in my family room and almost had a heart attack. 😅😅😅. I immediately started investigating, The leak is from when the dishwasher wasn’t closed properly. But now looking to get an estimate on a new water heater ( found out I should have it cleaned out every year,,, my ex didn’t know:care, such is life) FYI, I read and heard more women are buying homes then men.,,,

      Hello, do not stop from buying a home cause that’s what other people are doing. If you can afford to & want to, do it. Don’t live your life by what others are doing. Live your life by what works for you.

    have you thought about transitioning your daughter to a twin XL (if that's not what she has already), versus a full-size? that is, if length is the issue more than width.

    Everyone has a starter house. Every homeowner has to start somewhere, right. You have a year equity in your homes as new homeowner. Yay!! You!! Know what you’re feeling now is only temporary. When you sell this house you are walking away with cash to put down on your new home in a better neighborhood. Look at it in that way.
    You are so funny.
    You are so lucky that you have equity in your home now.
    You are so lucky that you know better now. So now you can do better in your next home purchase.
    You are so lucky that you already know the layout of your next home. For example, you want a bigger rooms for your kids, you want a nice size backyard, you want a newer model home in clean and safe community, and the list goes on and on.. You get the gist right.😊
    You can stay there for one more year take the equity and get a better house in a neighborhood that your heart desires. Just remember this, when you learn the lesson, you get the blessing. My motto is NO REGARDS, JUST LESSONS LEARNED. THIS IS NOT YOUR FOREVER HOME. 😂😂😂😂🙌🏽🙌🏽👏🏽😊👍🏽
    SO STOP TRIPPING. YOU KNOW THIS ONLY TEMPORARY UNITY YOU FIND THE HOUSE OF YOUR DREAMS. Everything is going to be okay. Watch and see. Sending you some California love. Remember to just breathe.

    Don’t be so upset with all the issues. In 2020, I moved into a home to rent. And in my first month I needed the landlord to replace the water heater, ac, and refrigerator. All in the first 2 weeks. And then I had a huge water bill because the washer machine wasn’t screwed on all the way and it was leaking. That took me a whole year to pay off.

    I'm also an introvert and I see people suggest stuff like knocking on a condo neighbors door and asking them to play loud music?
    Huh, i'm not trying to bother these people any more than I have to lol.
