Do you guys mind sharing which apartments you were staying at near el Retiro? I absolutely loved that space and have been looking in that area. The price couldn’t be beat for that view but I can’t find a single listing!

I'm interested on invest in colombia and also planning to move there to live. If you do get the owners finance, what are you planning to offer as far as how many years, how much down and what will be the yearly interest that they might take or that you have in mind. I currently live in cancun and i build buildings here but i havent really focused on airbnb as much since rent it really expensive here. I want to see if its worth moving there to lower my expenses and upgrade more my lifestyle while investing there.

You mentioned the interest rates in the US, how are they in Colombia ? Why would a recession in the US not impact Colombia too?

It would probably impact tourism but Colombian real estate doesn't move much. The majority buy in cash here

7-8% for mortgages is expensive compared to what the rates were five years ago, but inexpensive compared to what they'll be from now on. The longer you wait, the higher those rates will go. Baby boomers retired last year (on average, meaning ~40% of them are still in the workforce), and they're pulling all of their capital out of the market and putting it into safer instruments like bonds and stocks with dividends. A recession might or might not happen, but if it does, it will be unrelated to the property market. It seems unlikely, but hey-- only time will tell. The point is, if you're planning to buy property in the US, waiting is the worst thing you can do. Besides, if rates go down (they won't-- just being completely hypothetical here), you can always refinance in the future.

when QE happens they will go back down....thats what always happens. They have already paused rate hikes, pivot is next.

You have to also the look at the risk placing illiquid capital in country with a openly socialist government. Really any emerging economy/nation is higher risk. Its fine today, tomorrow may be another story.....risk capital only.

"Openly socialist" is laughable. Petro can't do anything because the country is right wing and the Congress is completely against him at every turn. The only people who would think this place is openly socialist are people who have NO IDEA how this country runs. It's like if Bernie got elected in America. Congress isn't socialist so he wouldn't be able to do much of anything.

@@leondejuda5353 I agree 100%, but the fact remains socialism is a risk to investment.
