    Wow this was great. I was in Medellin this spring for a brief stay, didn't have enough time to explore so this was quite enjoyable. Way out of my budget though. Would like to find something in the $50K purchase or $400-500/mo rental price range.

    Beautiful. I'm in Medellin as we speak and I could certainly live here. I prefer Ecuador for personal reasons, but it's a generally safe town, beautiful and will stay on my list.

    Really nice work; gives a good perspective on the overall market, ie neighborhoods, pricing, designs, etc. On a critical note, there was no shot of the den/living room of the first unit (Sabaneta).

    Love the area and apartment. I want to avoid over priced sales like USA. This is why I want to move to colombia but things are getting bad there as well.

    Why are there nets over all the windows and the balconies? I lived in Columbia about eight years ago or seven years ago and I never remember seeing those.

      They are becoming popular to prevent cats from jumping out 😅 also for children safety. You can just remove them if you don't like them or need them :)
      Edit. Someone mentioned that they also help prevent birds from coming inside.

    That netting is actually to keep out birds during the day and Bats at night. You don’t want to remove it if you don’t have air conditioning 🤷🏼‍♀️.

    I've seen places in Mexico where you can get a 4000 sqft house for as little as $350,000, but this isn't bad, especially considering how well it's constructed.

    Thanks for covering different countries! I like that you cover the HOA and price/ft. I liked #3; if that was is a larger US city, it would be $1.5mil...if in San Francisco it would be $5.5 mil....

    $350k for that last house is insane. I live in the Baltimore metro, and Casa Blanca would be at least a million in most of the suburbs.

    I cannot believe the prices in Medellin Columbia. It is affordable. The spacious Condo . But that house is a deal . Wonder what it would take to get a long term visa in Columbia. Is Medellin safe.

    Nice properties! Medellin is a great city. Just think, those prices are I always thought the netting outside of the windows or on the balconies were to keep birds from flying in rather than kids or animals from jumping out. One point to think about, particularly for retirees looking to buy property, is that a maid's room could be re-purposed for a room for a live-in care giver if the time comes that you need one. Did any of the buildings offer amenities like a gym, pool, etc? Oh, and speaking of strange (or not so strange, lol) fetishes, I LOVE tankless water heaters! We have one in our apartment now and I don't think I could ever go back to a hot water heater tank again. I love not having to worry about running out of hot water ☺

    Colombia does not have any tax treaty with the US. Residing in Colombia for longer than 180 days will subject you to Colombia taxation. There can be some off sets for taxes paid in the US, however you are in a uphill battle. All of your SS income is considered taxable in Colombia if your total income is above certain levels, so get qualified tax planning if you don't want to be shocked by dual tax burdens.

      I believe the rule regarding foreign retirement income was recently changed. They're attempting to attract foreign investors.

      Hello Alex. apartmetn in Colombia are usually sold unfurnished, even appliances not hooked up are not included as Refrigerator, washer and dryer. There furnished aparments coming slowly into the inventory.

    It's nice to see this beautiful couple describe places in Medellin and we really appreciate your comments, but since many foreigners make very positive comments and with time and routine everything seems wrong to them, I understand why it happened to me when I immigrated to the United States, my first year I was amazed by everything, but with time I wanted to return to my country because I missed a lot of things,I realized that the Americans had a very poor and mediocre knowledge and concept of what we had in Colombia, better, malls, impressive cities, delicious food, more humane and gentle people, and their comments are based on Netflix series, they misconceptualized us

    Very interesting, I would be concerned with safety though as the US travel advisory is reconsider travel to that country. I know we all have to use common sense but there are quite a few videos about the potential dangers in Colombia. Glad you found it fine and safe but I would not invest that level of money in such a country and I would rather rent.

      Colombia is a country recovering from a drug war and mass trauma. It has all the issues that go along with that. But it os not uniformly dangerous. The Colombian expression "no dar papaya" is a very applicable one. It basically means don't give someone an opportunity to take advantage of you. However, Colombia is a beautiful place with really wonderful people.

      The safety warnings are a bit bogus, and are dictated by a few very unsafe areas. Don't go to those areas and you won't be putting your life at risk. Bogota's crime rate is lower than several US cities. However as I said in other comments, Colombia is also not uniformly a paradise with no problems.

    Becareful with the delincuency they are kidnapping Americans in Colombia . kidnappings increased by 93% from January through June, according to the Anti-Kidnapping Unit (Grupos de Acción Unificada por la Libertad Personal - Gaula) of the Colombian Police. There were 173 cases this year, compared to the 80 carried out during the same period in 2022.

    I am trapped in America for now. I have been homeless 3 times in my life and when I was not homeless I was living in poverty. All because of the high prices here and low pay. I plan on escaping to Cuenta as well. Once I get a job and save up at least 12 thousand dollars. Maybe a little more.

    Medellin has great weather. Apparently, Pereira and Bucaramanga have similar weather, but they are Columbian cities that are more affordable. It seems like they could be Medellin alternatives, all the benefits of Medellin without the price. I’m curious to learn if that is true or not.

      @@GBU61 Colombian here, yes Bucaramanga, Manizales, Pereira, Armenia, Popayan are great cities whit great wheater and people, also keep in mind that close to these cities there is lots of little towns that could work too. Cali is not an expensive cities, probably the chepeaest of the big ones, also have a look at Barranquilla, great city whit great realstate options is up north on the caribean coast and the only issue is the humidity that is reaaaaaly high. Anyway you need to come and have a look, I recomend rent a car and have a look at the towns newar the cities

      It was way overpriced for what it is and where it is. $150-175k asking price is about what it should have been. No Colombian would ever pay nearly 250k for that place. You see these wild fluctuations in real estate prices in colombia because there are so many foreigners now. Additionally, it takes about $180k to get a resident visa if you purchase real estate in Colombia, so a lot of places are priced at that 175-190 range when they may otherwise sell for 150k.

    Casa Blanca was gross. It had great "bones" but was clearly not ready to be put on the market in its cluttered condition.

      Actually, the number of expat retirees settling in Colombia (esp Medallin) is increasing exponentially in recent years. The majority are from the US.

    I'd be loathe to purchase a depreciating asset like a house abroad. You really don't know about how the government policies will shift. Or regimes may change. I'd rather park my assets in something more liquid. Plus, real estate in developing countries quickly gets run down and outmoded. I'd rather pay a premium for a nice place. Commit to a year or so. And then just skedaddle when the vibe begins to suck.

    You do not know the great damage that you do to Colombians
    It's easy for you because you earn in dollars, but not for us because our cost of living has increased horribly since the Americans arrived in the country.

      Medellín is a cool, spring-like climate - no real need for AC.

      The netting is to keep the kids and pets from falling over the edge. We didn’t say you can’t use AC. We said it’s not common in Medellin because the temps are mild year round. 60s at night; 70s during the day.
