Thank you very much Graham... I connect more to your way of doing real estate. I am just starting and door knocking is not something i am comfortable with... I will do open houses instead. Best wishes..
great video, I understand how to get leads now. But as someone who knows nothing about buying or selling houses, is there a video to explain the basics?
Excellent Video! Apologies for the intrusion, I would appreciate your initial thoughts. Have you researched - Siyamilla Financial Bigshot (Sure I saw it on Google)? It is a good one of a kind product for getting financial success without the hard work. Ive heard some decent things about it and my m8 at last got excellent results with it.
I'm here in JULY, 2020 because Graham Stephan has inspired me to grind more. I always like to come back and see where famous UA-camrs started, and also to learn a thing or two about real estate!
Hey, Stephan! I've been watching your videos for quite some time. I'm 20 years old living in Atlanta and Real Estate is something I've always been interested in ever since I was 16. Growing up in an Asian household I've been pushed toward into the medical field (currently a medical student) and yesterday I finally put my foot down and decided to enroll myself into getting my license. I was going to apply for classes for my major this summer but instead, I'm going to be starting my Real Estate classes this summer and WILL get my license July. I will continue watching you for tips and advice to accomplish my goals and finally make my dreams into a reality; thank you so much.
Great advice. And to tie in into your recent video, referral business and repeat clients comes from working hard for your clients and going above and beyond for them. They won't forget!
Absolutely true. Sometimes a small upfront sacrifice - like even giving away some commission - will pay huge returns in the form of future, ongoing business. Short term anyone can make a quick sale, but the long term value of each client is worth significantly more.
I wish you made more videos like this now. After all the years and experience since this video. Tips and tricks to be more successful. Without paying for a course. Just because you want to help other people.
+DapperGorilla Thanks so much, really glad you enjoy it! The videos will also get slowly better with time, still figuring out editing, camera angles/filming, etc...lots of tinkering right now!
Really re assuring advice Graham! I literally just got my license 6 days ago. I'm 27, just now getting into the business and really appreciate the help! Looking forward to more videos. Do you have Instagram?
I’ve been licensed since 2016, and am constantly told from a broker or someone about all these gurus to listen to...I can’t stand 90% of the people sharing information in this space. Very thankful to have stumbled upon your account. I really relate to and enjoy your approach.
Great video! I started real estate in New York 2016 December and already got 2 rentals in but I want to start working with buyers! Would definitely like to see a video on that soon!
Your rentals will turn in to buyers, 100% Keep in touch with them...if they don't buy, re-lease them something. Also make sure you have renewal commission agreements if they end up staying longer on their lease.
one of the most creative Ideas I ever heard of in generating sales leads, was from Shark Tank's Barbara Corcoran. When she was first starting out, she took a part-time job in Manhattan delivering packages (but only to upscale neighborhoods), when she dropped off packages she would just small talk with people and then leave her real estate business card. While you might not get away with something like that today (as many of those places have security, the point is sometimes you have to get creative. Another example of getting creative was Joey Diaz the Comedian, when he was first starting out as a stand up comedian, before you would be given a chance by the Club, you had to work in 'sales' handing out flyers (and you would write your name on the back of the flyer to get credit). Well in a city like Los Angeles that would be a grind, so Joey took the bus to Universal Studios and handed out the flyers too all the tourists (saving him time, aggravation and he had a high rate of people coming to the Comedy Club because he was targetting tourists.
Definitely some good info, thanks for sharing this! it actually helps out knowing these kinds of things, especially for beginners, but still, pros could try these methods of advertising that they haven't tried before, these videos are so entertaining yet so educational and well made, great content Graham.
Thanks, dude! I really appreciate it! Definitely try out craigslist leasing - it works REALLY well for me as a totally free way to pick up business. It takes awhile for you to start seeing sales from it, but it worked really well long term!
I'm watching all your videos at once, and I just love your honesty, its what made me subscribe and like every video, will continue to support you as long as you don't loose that. side note, I'm 18 years old I moved to NYC from Florida for Real Estate, been doing it for 8 months absolutely love it but am thinking of moving to LA soon. hopefully I get to meet you someday!
+Ethan Duran Thank you so much Ethan! I hope my earlier videos aren't to cringey, I look back at them and think "oh shit the lighting sucks, the audio sucks, lol." Definitely hit me up if you're in LA!
Loved your video, Graham! As someone who is just starting the process, I appreciate you sharing what you have learned. You now have a new subscriber and student.
Great video! I'm struggling in school. Not because I can not do the work, mainly because I am bored of the work. I love watching your videos and love your topics. I am 19 and want to become a real estate agent in Kansas. I am actually obsessed with your life style and your videos. I am writing a book as well right now about investing and starting a path for success. It is everything I have learned from you, Ricky G., Minority Mindset and other people ad my own experiences. I have x10 my net worth this year, and I hate paying 10g a semester in college when I am on the path to make decent money this year on just my investments. I much rather sell real estate and do something I enjoy but there are so many people just messing with my path including parents and grandparents and friends concerned. I must be doing something right if all my time in the day is being spent learning how to invest from people actually good at it. I feel stuck.
I do not door knock much, personally here in Portland, Oregon 2023. Unless you’re holding an open house in that neighborhood, near your listed property. It usually ends up with no solicitation, trespassing signs. Plus, the rise in hone invasions. Many are not opening their doors for anyone.
Hi Graham. I don't know how I ended up in Real Estate. Anyhow, I'm with C21 in Europe and we're currently training. It would be great if you could bring this kind of content now and then. You're a wonderful encouragment, I still remember your first videos! (I hope you keep swearing a bit) And I see now how good you are for it being so easy to trust. Thanks for everything. A
Currently bingeing Graham’s RE agent videos because I just got my CA salesperson license! I have a meeting with a broker at coldwell banker soon. very excited to get started :)
Hey Graham, I just wanted to say thanks because I've really needed something like this. I'm 19 years old and I've never been nearly as excited or determined to do something like I am with this. I've been subscribed for a while now and I'm a huge fan. I'm working on getting my license as well. So yeah, I'm just really excited for what the future holds if I put the work in and continue to follow the proper guidance. Huge car fanatic as well so I really enjoyed the review on your car. Please continue to make awesome videos.
Hey Graham, great video! Quick question: You mentioned lease listings through Craigslist. It all makes sense, but exactly how do you get these listings? Do you go up to landlords and ask for a commission if you bring them a tenant? How does that work exactly?
The more and more I watch these videos, the more I wonder if any real estate agents in my area do leasing contracts.... I wonder how you get paid from those!
Fantastic content - #5 to me is still the most underutilized/understood strategy. (Though in Canada you'll want to focus on Kijiji more likely than Craigslist - but exact same principals). Also posting your most enticing listing (or even get permission from other agents and post theirs) on an internet classified website can be a great funnel for attracting specific demographics of buyers as well.
Thanks so much, Matt! You're totally right, Kijiji is the Canadian equivalent to our Craigslist and works so well. When I started, I also got other agent's permission to advertise their listing on Craigslist since they didn't want to do the work, didn't want to field the calls, etc. So essentially it was free marketing, I didn't have to get a listing, and can get all the clients from it. More people should be doing it!
Hey Graham I love your videos. Could you make a follow up video or an updated video around lead generations. I'm a new agent and have issues with getting clients.
Greetings Graham! 21 year old entrepreneur here. I must say that you have inspired me to acquire a License and get started on this business. For that, I thank you. Stay Blessed. your friend, 7rupae
Hey Graham, thank you for all the awesome content! Keep it up! I have a few questions though, You were saying specifically not to put license number/brokerage on your Craigslist ads. Could you possibly show or send and example of what you write that has received a lot of attention? I'm in the Houston Texas market and there's a lot of chatter that Craigslist is dead? What are your thoughts? Thanks man!
For sure. I'll just copy/paste what I post, minus the information. Craigslist is alive and well in LA! Make sure to upload all 24 pictures to craigslist: (TITLE IN ALL CAPS) ------- IF THIS LISTING DOES NOT MEET YOUR NEEDS, PLEASE EMAIL OR CALL ME WITH YOUR SEARCH CRITERIA AND I MAY HAVE OTHER HOMES TO PASS BY YOU. CONTACT GRAHAM xxxxx xxxx@xxxxxxx.com ADDRESS HERE LOS ANGELES, CA 90069 PRICE: $25,000 PER MONTH 3 BED 5 BATH 4500 SQUARE FEET (INSERT HOME DESCRIPTION HERE)
What exactly does he mean by "Craigslist leasing"? I dont see any section for that on craigslist and he doesn't really explain what to do on craigslist.
Wow, that's awesome - I'm glad you had a chance to watch them all! Definitely let me know if you have any future video suggestions, things I should do better, etc. Open to suggestion. Here are a few books that I'd recommend - not really real estate related per se, but they've helped for me: -Your money or your life -The millionaire next door -How to win friends and influence people -Think and grow rich -Anything Tony Robbins (Awaken the Giant Within is good) -Rich dad, poor dad (seems to get some hate online, but the concept behind it is good) -The 4 hour work week (a bit dated now, but again - the concept behind it is solid) Thanks again for watching!
Hi Graham, during your first couple of years as an agent I can see that you did open houses every weekend. But what did you spend all day Monday through Friday mainly doing since you didnt cold call and door knock much. Thanks
Hey Graham nice and short informative video again! I have a question, you said in your previous videos that you set minimum requirements on the house price to go on your listing. I'm curious, what if a friend or even a family member request to look at a property that is lower than what you normally sell. Do you look for other agents to help you out or do you just let the deal go?
+adrian chia I let them go. Sometimes I'll give them off to other agents, but in the lower price points it's more advantageous for them to look on their own and not involve an agent. I still help and advise them as needed, but I won't work the deal if that makes sense. I'll always make myself available for a call or something though to keep the relationship going.
GrahamStephan It is a sellers market, and it is Hot! The city I am working in is blowing up. Apartment complexes and new homes literally everywhere, but more importantly, how is it up there??
+Chester Green Sounds very similar to LA! It's still a seller's market, although I'm seeing a LOT of new construction/remodels coming on the market. It's a little worrying because I imagine all of these will be hitting the market around the same time in the next 6-12 months. So I think later this year there will be a lot more choices for buyers and sellers will need to compete for a buyer. As of now it's still very very strong though!
GrahamStephan Uh-oh! Sounds to me like I need to be licensed up there with you as well! lol. But hey man, quick question, is there anyway you could throw me some advice on that Craigslist business you do? It really intrigued me and I am going to dive right in on that, but some advice and tips would be stellar!
Definitely. Do a catchy title in ALL CAPS. Keep the ad simple. "If this listing doesn't meet your requirements, let me know what you're looking for and I may have a few others to pass by you" CONTACT XXXX PHONE: XXXX EMAIL: XXXX 3 BED 2BATH PROPERTY DESCRIPTION ETC ETC I keep it very simple and re-post them every other day! I do not renew the ads, just repost more. That way I have a few hovering around at the same time!
Hey Graham got any updates to this, Can you also explain more of the difference in your tone and demenor throughout the course of your youtube channel?
Do you have your brokers license or how do you sell without a team, maybe I'm mistaken or confused, just wondering if when you started if you worked for a brokerage or not
I worked for Coldwell Banker when I started! I've always been under a brokerage, I don't want the liability or the hassle of running my own business, office, etc. Maybe one day though.
Problem is due to some stupid "human trafficking" law, CL and many other listing sites have clamped down and begun charging for posts. So CL now costs money, and if you just starting out, you may not be able to cover it.
Hey Graham, Loved the video as usual. I was wondering, when you first started out with your leases by taking pictures of your fellow agent's listings, did you use an actual camera or just you phone?
I used a pretty good quality Canon camera, wide angle lens, photoshop and light room. I'd spend a few hours photographing and photoshopping each place!
+Arsham Doosti Look into getting your real estate license! AlliedSchool or premierschools.com are great places to start. You'll need to be 18 before you can be licensed, however.
Love your videos Graham! Curious....How many contacts do you have in your database now and how many did you have when you first started? I am taking my classes and just soaking up all info & training I can find before I get going! Your videos are so helpful! Thank you!
Thanks so much! I had 0 when I started, now I have a few thousands...and maybe a solid 50 clients that consistently use and refer me the majority of my business. Good luck on your classes!
whats a good way to find out about good deals ? Always been told "real estate agents find out about the good deals before they hit the market and buy them for themselves to sell and profit" is this true? how would an outsider like me get involved in this? looking to buy flip and sell property but need that inside guy, if thats even how it works..
I laugh at the friends and family part lol. Only because my husband who is an attorney and real estate agent had his very own family back stab him for no reason AT ALL.
Yes, my husband had his own cousin who of course lives a few miles from us, because we live in NJ. He has a tight family until his cousin just went right behind his back for absolutely no reason and used a new random agent, but there must be an underlining issue with those people. I’m from Atlanta I tell it how it is. Straight up and no lies.
Not understanding what you mean by the Craigslist leasing postings. Are you the sellers leasing agent and your posting on Craigslist or are you just posting places that are looking for tenants to lease and whoever sees it calls you and boom your their buying agent?
And with the open houses method do you mean you just go to random open houses and promote yourself like you wait for people to come in to try to be their potential buying agent?
+Ruben Gamez Never done Facebook advertising, I actually rarely use Facebook besides an occasional post or commenting on other's posts every now and then. As for realtor posts, I don't use a second page - just my personal account.
GrahamStephan, thanks for the prompt reply. I do have a separate account but I think it might be counterproductive, since most of my friends might not really care about checking my business page. Keep up the good content.
He guys i didnt get the craigslist part. How do you get lease clients are they people who are looking to rent a place? I`m from Canada things work slightly different down here then in States. Please explane
It’s my first time here, and i am already learning a lot of things, i have a question. I’m from the Philippines and I am only 22 years old, how do i get leads if Craigslist is not a platform here in PH. Other than family and friends
Mr. Stephan, we need more people like you. I accidentally came across your channel, very educational and I am very interested in this. Turns out procrastination can have some benefit once in a while. Also remember to select this comment for real estate coaching. I need it. lol Have a wonderful day!
Graham Stephan ok, that’s cool. Is it really that big of a responsibility though? Just having a team under you that makes you money. Wouldn’t your team members working under you giving you a piece of their commission go straight to the Broker for help and advice? I’m new so sorry if my questions seem too forward. I’m just trying to do the best I can.

Hey Graham, great video! Quick question: You mentioned lease listings through Craigslist. It all makes sense, but exactly how do you get these listings? Do you go up to landlords and ask for a commission if you bring them a tenant? How does that work exactly?
your broker has list of leasing clients ask em
The more and more I watch these videos, the more I wonder if any real estate agents in my area do leasing contracts.... I wonder how you get paid from those!
Typically the property owners pay rental leasing agents for showing their properties. This is typically a separate job from real estate salespeople
he's videos are amazing it really helps especially when your trying to learn at a young age

Wow, that's awesome - I'm glad you had a chance to watch them all! Definitely let me know if you have any future video suggestions, things I should do better, etc. Open to suggestion.
Here are a few books that I'd recommend - not really real estate related per se, but they've helped for me:
-Your money or your life
-The millionaire next door
-How to win friends and influence people
-Think and grow rich
-Anything Tony Robbins (Awaken the Giant Within is good)
-Rich dad, poor dad (seems to get some hate online, but the concept behind it is good)
-The 4 hour work week (a bit dated now, but again - the concept behind it is solid)
Thanks again for watching!
I always get advice to Door knock and cold call - I know you said you dont enjoy doing it but, did you get any results from it? Thanks !
Hey man, love this video! Your amazing!!
Graham your amazing dude
Thank you so much man!! Thanks for watching!
You’re*
Hi Graham, during your first couple of years as an agent I can see that you did open houses every weekend. But what did you spend all day Monday through Friday mainly doing since you didnt cold call and door knock much. Thanks
He did it but he didn't like it much so he didn't do it much.
Make a video of the first thing to do when you start and have zero listings zero leases and zero leads please.
Sure!
Graham Stephan does this video suggestion exist?
When you say go to open houses, do you mean hold an open house as the agent? Or just attend the open house as a random person?
Hi Graham, can you make a video on how to generate leads during covid?
Hey man, you're funny and know how to keep it professional. Great videos. Keep it up, from your friendly Texas realtor!
+Chester Green Hey thank you so much, really appreciate the comment and feedback! How's the market doing in Texas?
"If this listing doesn't meet your requirements, let me know what you're looking for and I may have a few others to pass by you"

I keep it very simple and re-post them every other day!
How do you find lease listings to input onto Craiglist?? Do you have to ask the landlords if they need assistance with marketing? Sos
Yeah but how do you get the lease under contract maaan. I just started real estate and have 0 clients.
Ethan Martin I’m a Realtor so maybe I can help. Have you tried doing open houses every weekend and door knock the area the day before?
Awww graham was such a baby
Problem is due to some stupid "human trafficking" law, CL and many other listing sites have clamped down and begun charging for posts. So CL now costs money, and if you just starting out, you may not be able to cover it.
I've not paid a dime for craigslist to post on the housing section, even now. It's still free. Job posts might be $ though.
Best way is to automate your marketing and generate leads 24 hours a day, 365 days per year
Great advice!
What would you recommend for someone that wants to do craigslist leases but live in a state where agents don’t get paid on putting leases together?
Hey Graham,
Loved the video as usual. I was wondering, when you first started out with your leases by taking pictures of your fellow agent's listings, did you use an actual camera or just you phone?
I used a pretty good quality Canon camera, wide angle lens, photoshop and light room. I'd spend a few hours photographing and photoshopping each place!
im 16, and i want to do real estate, really like the idea, how do i start?
+Arsham Doosti Look into getting your real estate license! AlliedSchool or premierschools.com are great places to start. You'll need to be 18 before you can be licensed, however.
Arsham Doosti graduate high school, turn 18, take your state’s course, take a state exam, hook up with a Broker. Good luck!
Now that you're 18 how's real estate?
Arsham Doosti how was it being able to get your real estate license?
I am 18 in the business just like you were, what exactly is a craigslist lease I want to try that out
How do you acquire lease listings?
PLz make an other video of these same theem in 2020
Is there a video of how you got the lease listings?
Thank you!
Graham Stephan Awesome! Thank you.
Hey I know this is old, but still useful, I got a question, how do you get clients to accept your service of listing and selling the houses?
Great channel, keep it coming
Thanks so much Victor!
Great advice for door knocking .
+Nigbill Adventures Im glad you enjoyed it!
I appreciate insight and advice. Your background made it really hard to stay with you. You're good man but please dip the background tunes.
sorry man I've improved since the old videos!
whats a good way to find out about good deals ? Always been told "real estate agents find out about the good deals before they hit the market and buy them for themselves to sell and profit" is this true? how would an outsider like me get involved in this? looking to buy flip and sell property but need that inside guy, if thats even how it works..
the sitting on the couch bit...i died.hahaha
What do you do if you have a lot of acquaintances or family that don’t like you?
I laugh at the friends and family part lol. Only because my husband who is an attorney and real estate agent had his very own family back stab him for no reason AT ALL.
Yikes sorry to hear
Yes, my husband had his own cousin who of course lives a few miles from us, because we live in NJ. He has a tight family until his cousin just went right behind his back
for absolutely no reason and used a new random agent, but there must be an underlining issue with those people. I’m from Atlanta I tell it how it is. Straight up and no lies.
Anyway, I’ll sub and watch you. Thanks
Love the jacket where’d you get it at
Not understanding what you mean by the Craigslist leasing postings.
Graham, do you keep a separate facebook page for your realtor posts? do you ever use facebook advertising? If so, has it worked for you?
+Ruben Gamez Never done Facebook advertising, I actually rarely use Facebook besides an occasional post or commenting on other's posts every now and then. As for realtor posts, I don't use a second page - just my personal account.
GrahamStephan, thanks for the prompt reply. I do have a separate account but I think it might be counterproductive, since most of my friends might not really care about checking my business page. Keep up the good content.
He guys i didnt get the craigslist part. How do you get lease clients are they people who are looking to rent a place? I`m from Canada things work slightly different down here then in States. Please explane
Similar to Kajiji. Post a rental listing and people reach out to you from that!
It’s my first time here, and i am already learning a lot of things, i have a question. I’m from the Philippines and I am only 22 years old, how do i get leads if Craigslist is not a platform here in PH. Other than family and friends
Mr. Stephan,
we need more people like you. I accidentally came across your channel, very educational and I am very interested in this. Turns out procrastination can have some benefit once in a while. Also remember to select this comment for real estate coaching. I need it. lol
Have a wonderful day!
+Perry Hey Perry, thanks so much for watching! Really glad you enjoy it, have a great weekend!
How do you get lease listings?
Great info! Thanks but turn the background music a bit. You don’t have a team after 9 years? Start one.
No desire to start a team or take on more responsibility.
Open houses both days or just Sundays?
