Everything from how I made my money, how and why I saved it, why I wanted to invest in real estate, what type of home I wanted to buy, what area I bought in...everything. I hope you enjoy it, thanks for watching! Feel free to add me on Snap/Instagram: GPStephan

If you’re the TL;DR type:
-Started working as a Realtor in 2008
-Saved the majority of my income from 2008 until 2011/2012
-I noticed real estate become very cheap and I wanted a stable source of income
-I bought the first property for almost $60,000
-Renovated it - and rented it out
-Continued saving as much as I could
-Continued buying more rental properties in 2012
-Continued working as a Realtor
-Bought another property in Summer 2016
-Continued working as a Realtor
Enjoy :)
I remember watching this video two years ago at 19 with $2,000 in my bank account and now here I am two years later with $30,000 ready to buy my first property to househack in and eventually turn into a full rental. Without the motivation from these videos I’m not sure I would’ve had the discipline to get here. I know $30k isn’t much but coming from poverty it’s more than I could’ve ever imagined.
That's amazing!! Well done man, you've come such a long way!!
Graham Stephan I’ve got $3800 in my account right now at 21. I’ll be back a year from now with my new and improved number. Added to my favorites so i don’t forget!
Arturo Lopez How did you do it?
Aisha Jones I created a strict budget that consisted of $50 of spending money (used on anything that wasn’t a bill) a week and stuck to it while having a roommate to rent out half of my apartment. I also looked for any way I could save money, for example: I only gave myself a 2g data plan for my phone instead of picking a more expensive unlimited plan. I even avoid using the AC/Heater unless it’s truly unbearable. I also flipped a few vehicles to add on top. Now that I’m 21 and I have my desired amount I still have a strict budget but I also have more spending money to maintain my sanity. However, I just bought a beater so I can begin Uberinf/Lyft on my free time and I intend to change my budget to where I only use that money for spending money and my normal income strictly for bills and saving.
You got more money than most believe it or not. Most people just live pay check to pay check regardless of income.
In summary your story is: Lived below your means -> saved as much -> Buy when the market was going down -> remodel the property -> get return!

That's crazy...here is much, much different. Especially in LA, you can sell 2-3 homes in a year and do $100k.
Same here, in Finland. Its way different.

I love how you're so open and clear with your career. You're not selling a product or using tactics to draw people in to purchase it. You also engage with your viewers which is amazing. Keep it up man, not a lot of people will share their success secrets for free. You're inspiring to me and I bet to so much others.
+Victor L Thanks so much! I'm SO tired of people trying to sell their "systems" and crap programs to profit off of...they usually make more money selling programs than they ever did off of doing what they teach. I have been pretending I’m broke just so I can save and live in financial freedom. I can’t wait to get my rental properties
Smart move
I’m 16 and I have 1k from reselling sneakers. I’m going to get a part time job and hope to have at least 10k by the time I graduate high school (2 years). I’ll live with my mom and work full time (and live frugally) until I’m 20. Then I’ll be ready to buy a property.
How are you reselling?!

@@nestfindr7357 eh, he could have worked all he wanted or not, theres no denying that the recession gave him a unique once in a generation opportunity. I knew someone who was poor and still managed to benefit from the recession. Hard work only takes you so far
Dude, you were able to do this because you made a lot of money. It's as simple as that. $30k is a HUGE starting salary and within two years you were making over 100k. Buying a house is simple at that point. How you increase your income so rapidly is what you should be making a video about.
Much of it was working in a high price point - I started making a considerable amount by selling really any house in Beverly Hills. Even the least desirable areas were $1,200,000 or more....so that translated to a high commission for anything I sold. Definitely makes a difference!
GrahamStephan Yeah, I totally get that and that's possible around where I live now as well. Maybe something I'll look into. What about the back end? How were you able to live in such a high priced area to make this happen? Did you live with your parents? How did you keep your costs down? That's been my issue is that I'm able to get an ok paying job here but my living costs are very high too.
how does a 19-20 year old sell a 1.2 million dollar home though? How do buyers take you seriously?
30K is a huge starting salary?
Zachary Nickerson 30k at 18 yrs old with no college degree/loans is good money. He probably lived with his parents and contributed 0 to them. This enables him to live like a hermit.

He probably had parents who already had the knowledge and know-how, in combination of living in a place where everything costs a massive amount of money.
I'm on track to make maybe 90K a year by working a full time job and licensing software. In LA I would probably need to make a solid 160k for a similar life style due to higher expenses of living and the increased tax rate.

I’m so glad I came across this video! I am 21 and have the same mentality where I save everything and have more enjoyment saving and investing than spending. I am saving up now to buy my first property, can’t wait! Hopefully I get lucky too and by the time I am done saving the prices collapse hahah

I’m in college and investing in real estate is what I plan to do once I graduate and start working. I was just goofing off with friends and didn’t take it serious, but now I’m going full speed, this is my first year back in school and I’m about to finish my third semester for the year with A’s and B’s. I can’t wait to graduate and start making and saving money to invest, I plan to retire by at least 45 with at least 10 properties or more, that’s my goal

I am 20 years old! I can't wait to enter the workforce after I graduate from university and follow your advice:) You're a real inspiration for me, thank you so much for posting these videos.
Your videos are so helpful. I'm hoping to reach these successes by the age of 21 :)
I'm seriously really glad you enjoy them, that means a lot to hear...I'm also hoping a common takeaway from my videos is that saving a large % of your income is essential, or at least spend it on areas worthwhile. Had I not saved religiously, I definitely wouldn't have been able to do any of the investments i've done.
GrahamStephan Do you think it would have still been worth just enjoying a good night out every now and then? To get a good balance in life, I feel like you always need to be doing something fun otherwise everything is just too boring in life.
Probably. I lived way too extreme in terms of frugality when I was younger - thankfully it all worked out in the end and I don't feel like I missed out on anything since the career was my focus, but looking back I could've let loose a lot more and still been just fine. Even today, I'm just a little more cautious where I spend money and make sure it's in areas that I know I'll really value. Like dropping $55,000 on a Lotus was fine, but that $5 starbucks? Nah, the one at home is just fine...if that makes sense?
I'm 21 and I'm halfway done with my pre licenses course. Hopefully I can make my first stack by the end of October
I think you did it right. You need from time to time something that you really desire that keeps you pushing, but these expensive nights, where you party all day makes you only feel drained and you lose one day after that to recover from these days and at the end it doesn't bring you further. I always try to take action on things, that can have a ripple effect on my life and compound over time.

I have been wanting to do real estate for a long time but opened another business instead and now I want to really get serious about real estate. one word of caution , it only works if the auction property is at least 50% off the market value. anything less is good for obvious reasons. but anything more will cause you to bleed more money . fixing up the place will be in thousands normally.

Congrats on one million subs
Stephen, for all of the instructive points of this video, the thing that stands out to me the most is your willingness to admit that luck played any role in this scenario.
Most people insist on taking sole credit for their own success. I don't think it diminishes your effort or success in any way. Good luck comes and goes - as does bad luck. The key to dealing with either is to be prepared for both. It sounds like you did everything you could to prepare yourself for the worst, which made it easier ["easier", not necessarily "easy"] to take advantage of the situation when it improved.
Not accounting for good luck is foolish, because it cannot necessarily be replicated in the next deal. I'd rather be prepared than lucky. Thank you for your honesty, and for the amazing wealth of detail you provide in all of your videos.
When he said one of his criteria was a property newer than 1978 i knew or at least think it has something to do with the 1978 lead paint disclosure ;) I know this because Graham inspired me to get my real estate licence and I just finished my law of contracts class hehe

Thanks for sharing Graham, great story. I agree with you 100% that saving & investing money is more rewarding than spending it. I'm a commercial real estate agent & investor in Miami. I completely agree! I'm in the process now of looking for another place to buy, it's hard to find a good deal and there's a lot of competition, but it just takes time to find the right deal where it makes sense.

Wow! You're very inspirational! I am 26, husband's 25 and we bought our first home at 22 & 23. The house we bought was previously flipped and remodeled by an investor. We've lived here for 3 years and have done very very little to nothing to the house. We thought about making it into a rental but because the market is so high right now, we're putting it up for sale pretty soon and expecting to make at least 30k in profit. We still have a loan on it so we've decided that's our best option. Do you ever sell your rental properties? What helps you determine whether to sell or rent? Really enjoy watching your videos!
+Ca_tee Thanks so much, I'm glad you enjoy them! I've never sold any of my rental properties but partially it's because I've never really needed to, so I just keep them going. If the values shoot up so high that I know I could make a significantly higher rent elsewhere, I'd sell but it'll take a lot to get me there. Where you moving to once you sell?

lol...sometimes I say something meaning something else, like, when you compare it to $100k+, $3k seems like a lot less in perspective...I know, you have a good point though, probably the douchiest thing I said in the video.
No, it was not douchey at ALL. Living in California is expensive and while trying to save money, pay taxes, pay rents and utilities, three grand is nothing in the grand scheme of things. If he makes 3k a month lets say for a whole year, that adds up to 36k a year. That is around 10k in taxes and that does not even include the property tax. If you added all of that, that is barely a liveable income in California. Him saying that was extremely important in the context of this video.

It was a very similar environment here in the SF Bay Area (at least in most parts) back then! I bought the townhouse I live in for $61,760 in 2012 (short sale, of course), and another property as a rental for $43,000. Pre-crash they were worth hundreds of thousands. In the years following that, I started buying properties in the Cleveland area... same basic idea... properties in decent condition, and in decent areas, selling for 25-50% of their previous peak values. All my rental properties (6 SFRs, 1 duplex, 1 condo) are fully occupied and are going back up in value nicely. I’ve managed to increase my net worth and my cash flow considerably as a result as well!
So the secret is get a really really well paid job, who knew. At least he's honest.
Yeah absolutely not going to hide the fact that the first few years paid pretty well.
@@GrahamStephan pretty well? what was it 13k a month? thats almost a year worth of salary for most. im saving most of my money and im not even close to buying a estate. Im at 25k after 3 years of saving. maybe i get enough in the end of the next year but then im 28. ill still do it because there is next to no downside on it since it pays itself off but getting there is hard
@@Cope_93 People love to complain.
@@Cope_93 Anyone making $13k a year is failing at life. Working full time at the federal minimum wage would make at least $15k a year. The national average yearly income is $30k.

It’s sad that more people don’t take advantage of the opportunities in this country. Myself being a first generation Jamaican American saw the opportunities and read books and asked questions of people that were already landlords. All I did was work and save, bought everything with credit cards and pay it off immediately to build up my credit score. So today I have over $700 k in properties and net $3000per month and have a good chunk of capital in the credit union waiting for the next opportunity. I love what I do. Hard work pays off
That's awesome!! Well done man!
In a nutshell:
Long run equilibrium: Housing value= replacement Cost
This kind of profit advantage and escapes the interest of so many people and it alleviates so much stress... I wish I started over 10 years ago to focus on financial growth.. Love this information!!
Young millionaire 👏👏👏
right now at 16 i got $382 in my bank account. Will continue saving to see where im at in a few years
20 years old making 100k???? Lmao I'm 20 barely making 20k at most :/
Do Valet at a nice Hotel. With Tips make 30k a year. Get promoted to Supervisor, closer to 40k. Get promoted to Assistant Manager, well over 40k a year
@@drgjengdahl2709 nice advice man, but the goal is to reach that pay at 20 years old, not when I'm 50:) this guy is full of it. ( not you the youtuber )
@@Xecutioner62 my friend is an assistant manager and he's barely 21...
The Senior Manager just turned 26 and he's payed around 80k a year
@@Xecutioner62 why full of it? What do you expecting, that you can invest in real estate without making money beforehand?
I’m turning 20 this November I’ve been sheltered nd still trying to get my license I hope these next few years will be a complete turn around.
Thanks to this video I was able to buy my condo at age 19. $0.00 out of pocket expense.

But if you are in a relationship you got to waste money obligated
