  • We are going to buy a resale HDB flat in Singapore! We've been actively looking for flats online and already did some viewings. Today, Wendy, a viewer of mine, asked me if I was interested in viewing her flat in Northern Singapore, Sembawang. Sembawang is only a few MRT stops to Yishun, one of my favorite neighborhoods.     A quick tip will be in Singapore, never ever view those empty plots of land as a "view" because in a few years' time those land will be repurposed for something. That's Singapore right there, always developing. There are a lot of places in Singapore for you to view if you want cheap and potential future development you have Choa Chu Kang and Jurong East. If you want something near the seaside you'll have Woodlands to Yishun and Marine Parade or basically anything along the ECP. Take your time, because it will most likely be somewhere where you'll be staying for a long time.

    For whichever area or flat you were viewing, you should also return to the area during the night to see how is the environment at night. You don't have to disturb the home owner, it's just to make sure that even at night you are comfortable with it. No harm doing it a few time too, (day and night) cos its going to be a place you will stay for along while. This is just a little advice.

      Some places felt too quiet at night. You are right about viewing at night as well.

      Look for North South facing and it will be cool all year round.

    For $400,000 to $500,000 you could get a newer 4 room HDB flat (5-10 years) in Hougang or near Buangkok MRT. They are building a shopping mall/condo/bus interchange/hawker centre/community centre all in one building beside Buangkok MRT to be completed in around 2022-2023.

      Unless it's a few bus stops away from the MRT. Most of the units (for buangkok) within walking distance are at least 500k. Closer to 550k.

      Doesnt have to be near to buangkok mrt. It's convenient to stay near to any LRT stations. And I'm amazed that it took me approximately 15mins from sengkang to national stadium via KPE 👍
      And I love the Park connector which links Hougang ,sengkang and punggol back and forth .

    - Oso try to turn on the tap, or flush the toilet, see how is the water pressure .
    - this kitchen has weird corner, which alot of buyers dun like, difficult to put things, will be difficult to sell next time
    - see the walls if there is any water marks (leakage)
    - make sure the corridors flooring are clean of no paint stain , could be a sign of A-Long disturbing before
    However , most impt is location, is the surroundings convenient for u

    Hi Ghib... 4 room flat in Sembawang can go as low as $320k... The living room has small windows, hence little sunlight.. When buying resale, please take your time.. Don't rush. I got a decent Sembawang flat without the need for renovation.. Just keep looking... All the best!

    Wouldn’t say it’s a good deal, the interior looks very dated especially the toilet which is the old style, the bedroom with the 2 single beds didn’t also look very good and it’s quite small, and you’ll probably have to do quite a bit of renovation so take it to ~$500k. Keep looking, I’m sure there’s better options out there.

    Be careful that you don’t get a unit surrounded by neighbours who are smokers. The cigarette smoke can drift in through your bedroom windows or main door from upstairs, downstairs or next door neighbours....

    Ghib-san, let me tell you this. In Singapore, the Govt will sooner or later make use of every damn green space. Now it's green opp from the bedroom, soon that plot of green will be sold to a private developer or for BTO development and it's green no more. Also the kitchen has odd layout, not rectangular or squarish, and with only 2 windows, it doesn't allow much sunlight to come through. That's for your consideration.

    If u are considering a resale flat, other than the day & night environment, views, one important factor to look out for is to observe the ceiling and walls around windows for any sign of water seepages / leakages. The upper unit may have damaged the waterproofing when doing renovations to their toilets & kitchen. Also some owners replaced their windows & also there may be water seepages around the windows as the building aged. Hope u find your ideal home. Cheers.

      Seepage around the window occurs in original windows as it ages as well, it happened to me but can be somehow resolved by Town Council (my experience from Sembawang as well ;) )

    Definitely need quite a bit of renovation! The flat actually looks a little old! But it's a spacious flat, much bigger than the new ones!

      But if am not wrong, they mentioned it is 90 square metre, which is very typical 4 room flats these days though.

      True it is 90sqm but the layout is unlike the current 4-room BTOs in that the bedrooms face the living/dining area instead of a hallway. This contributes to a much more spacious-feeling living/dining area than what you get in a typical 4-room BTO. Also notice how there is no distinct yard area either - which explains why the kitchen area also feels spacious.

    There is probably not much point in asking the owner if they have bad neighbours, cause even if there are, they will probably say no. Just try to look out for signs yourself: do your neighbours keep their corridor area clean, do they have a lot of plants (potential dengue source), does it seem like they block up the corridor with their stuff and eat into your space, are there weird smells and noises etc.
    And yes, if you are really keen on a unit, visit back at a few different timing to see if the sun is bad, the noises at night etc. Don't tell the owner as well, so you can observe the authenticity. It may seem like a lot of work, but this is how you can be more confident in your purchase.

      Also go up to the unit above and walk outside a while esp night to check if they are a noisy bunch. if they are, most likely you get "dragging" noises from them at night too.

    Sembawang is far from most places in singapore. It takes about 1.5 hours to raffles and Sentosa ..

    Do not rush. Take your time. Choose carefully and wisely. View a flat you commit morning afternoon and night before you confirm. Move in condition and reno pros cons crucial. View with your wife or in laws before commit too

    GHIB - As buying a flat involves a huge amount , first check how much loan u can take & estimated total amount U can afford to pay to buy flat . From there onwards which location u want , than whether u want flats that are walking distance to MRT , Malls , Supermarkets , Hawker Centre etc. , how much u willing to pay for your Renovations , Facings of flat - greenery , unblocked , environment around - quiet , noisy roads , U prefer high or Low floors & start to narrow down from there ...... It’ll make your search more effective ..... BEST of LUCK to your search .

    A bit pricey for a 4 room without renovation and at sembawang. It's big but I think not worth this much. Also do check valuation websites that can provide you with rough estimate of unit price.

    Agree with the comments here, look around for more choices and there are many other factors to consider, like corner unit more privacy, wind direction, no west facing etc. You can consider BTO, less renovation to do.

    First thing I noticed was the laundry drying in the living room & I knew why when I saw the kitchen. The kitchen was slanted!! No space to hang clothes. Would suggest to move on!

    The open field may eventually be built up on. Better to check on what is planned for the field as your view may be blocked.

    There are still Sale of Balance BTO flats in Yishun or even Canberra (also Sembawang). These are fairly new with no prior owners. Just that they didn't get chosen during the flat choosing phase or due to oversupply. More info here: blog.moneysmart.sg/property/hdb-sales-of-balance-flats/

    I lived in Sembawang for 10 years before moving to nearer to the east south area.
    Sembawang is good if you want quiet place where it is near to sembawang park (beach). You will love it if you like nature. Got some amenities like coffee shops around the estate. And also a small mall (Sun Plaza) with retail shops. There's also a HDB office there.
    Overall I feel the transport is quite limited. Mrt station and few buses.

    I refer to the future development online ,there will be LRT in yishun and Canberra, Not sure about sembawang.
    Sembawang is suitable for those who like to have a quiet environment .

    Remember Sembawang from long ago. Was stationed in Nee Soon Camp. Love seeing your vids, been back to Singapore a few times. It's always changing.

    Consider Bukit Panjang. Many flats are 5 years old and not too expensive.

    Ghib is pro. He knows to ask how are the neighbours too which I think is also very important as you never know if the neighbours are crazy people who like to sing karaoke loudly whole day or invite friends over frequently past 12am to drink, smoke and talk loudly along the corridor.

    Too far fm CBD! Why don’t you look for HDB in Toa Payoh area? Close to the city by MRT, bus and even taxi!
    Also, Western part is cheaper than Eastern part with lots of HDBs.

    If u are going back to Japan in the future, do get a flat that is "attractive" to sell in the future. Else u will have a problem reselling and make a loss. Low floor, far from MRT and older flats is a bad idea.
    And if u are using the resale flat "grant" for staying near your inlaws, do take note that next time when u resell your flat (to return Japan), u will need to "return" the grant back to HDB from the sale of the flat.

    You can check out Fernvale estate. Near your MIL's place, but price will be higher than Sembawang.

    I like how big and open the flat is, and how the bedrooms are kind of hidden away. If one is creative enough, there are huge opportunities to make the place look awesome, without too much renovation. A smart paint job and tasteful furniture and furnishings will easily do the job. I do not think 15 years is old for a flat. So what if it is a 99 year lease. There's still 84 years left. Assuming you are 25 years old, that would make you 109 years old in the 99th year. Sorry bud, but I don't think you'll live to or even want to live till 109 years old. The location seems good with direct connections to Orchard road and downtown Sg, and the vicinity quiet and very green. As some of your viewers have commented, pay a few more visits yourself to the place and observe whether there's noise and disturbance throughout the day and in the night in that area. Because it is on the 5th floor, you can easily see whether the neigbours are up to no good.

    If u really want to know if the neighbourhood is quiet, you’ll have to visit it at night. During the day, it’s definitely quiet as everyone is at work.

    Canberra is better. It has a new shopping mall with Daiso beside the new MRT station. It’s nearer Yishun too.

    Try checking out 5 room resale units in Bukit Panjang, bro. Especially those Point Blocks. 120+ Square Meter. Near JB, direct buses to Orchard, Bugis, downtown. Forests n parks nearby makes this place very windy n cooling. 4 big bedrooms, living room, super huge kitchen, balcony n really nice neighbours. 😁
    I'm not selling but I can show you my flat if you wanna. 😁

    IMHO, based on location and renovation condition, price should be negotiated if you are really interested.
    Also prices are unlikely to go up during these 2 years, so take some time to check out more options.

    Ghib this flat you viewed feels more spacious than most 4-room BTOs because it has a different layout, despite also being 90sqm. For example, the bedrooms face the living room instead of a “hallway” and the kitchen is squarish with no distinct service yard. You will not find a 5-10 year old 4-Room flat this spacious. And only 4-room flats around 20ish years old will be larger (at about 104sqm).
    There doesn’t seem to be any built in carpentry except for the kitchen - this can be advantageous because you save on hacking costs and you have complete flexibility regarding where you want your carpentry to be at.

    Continue to look around more housing units before making the final decision. After all, you are going to part a huge chunk of your money for it and really, it must be one that both you and your wife like.

    Sembawang is quite a distance to city even travelling in mrt especially if you need to take shuttle service.

    The Punggol 4 room HDB also around 90 square metre, except some flats in Punggol have narrow balcony to wash and hang clothing outside within the balcony area.

      @@Iendleasereit Yeah, they have nice flats and some have newer designs. Mine have the balcony (if you can call it that) where you hang clothing in that area and there isn't a need to hang inside the flat which I find super useful.
      Personally, I like the area (was previously living in MP area) but now too many flats but still good.

      Mocha eh nice. My partner and I just viewed a flat at waterway ridges and thking of buying that. 500k 4 room with balcony. U got any thoughts for that area and price? Our first home

      @@Iendleasereit I bought mine on BTO. The price you mentioned seem decent. I went to property guru site to do quick check last night, 4 room in Punggol average about 600k? That expensive? I don't follow the price trend.
      It's a very subjective thing but when viewing an apartment (I did few house hunting previously) it's when you walked in to an apartment it is the feeling... You either like it or you don't.
      I say go with your gut feel.

    All the new flats are very small, maybe you would want to consider Woodlands drive 14 area.. blk 512-516, they are around 20yrs , a four room is about 107sqm. Amenities are definitely better than sembwang area.

    Since you are looking at Sembawang, consider Yishun. It has a lot of amenities and flat prices are about the same as Sembawang. A couple of MRT stops lesser to travel too.
    Punggol flats can be affordable too, especially those that are not near the Punggol MRT Station. And you can capitalise on the major developments in the area like Digital District, New Sports Hub etc.
    Hougang is worth considering. The affordable ones may be older but good price.
    But I think also consider sale of Balance units for flats that are completed. There is more upside for you when sell the flat later. :)

    Well I think once you have lived in a flat for more than 3yrs, you will get used to it. Initially when I moved to a new flat, I always tend to compare it with my previous one, like how the new flat is small compared to the old one, and how there is so few makan places, no cinema, less convenient compared to the old one etc. On the other hand, there are also pros to the new one. Not everything is bad. And the surroundings change. Like how I dislike my neighburhood flats are so old and dirty. Then after that, HDB repainted those flats and they look just as new as my flat. I also lament the lack of sheltered walkways previously. But now our neighourhood has it. Seriously unless you work in the city or CBD area, you should not consider proximity to city as an important factor for choosing your flat. And your job changes. So if your workplace is near your flat now, it may be far when you change you job. Ya I agree you should look at more flats and take your time to choose. Price is an important factor for most of us so choose oneyou are satisfied with and it meets your budget and value.

    シンガポールのHDBはジブおじの動画で外観はよく見ても内部はあんまり見たことがなかったので、何か新鮮でした(^ω^)

    When buying a house, outside environment is very importantant compare with inside, u can change the interior but u cant change outside. Sembawang is quite n limited choices of Primary school. Think abt your exit point as when u sell your house, u have to know why ppl want to buy your house. My two cents. 😊

    Don't get a 5 yo flat. It's way to overpriced and the depreciation will hurt. The advantage of a resale flat is getting one that you love!

    That's a really old design / flat for a 15 year old flat. My flat is 25 years old but way newer than this..
    It's really inconvenient travelling to most places too, unless you are driving

    Always have an agent and don't buy low floor hdb flats. Any public nuisance (noise or smell) on the ground floor becomes your problem as well.

      One can always renovate a bit and make it look awesome. The unit is only 15 years, so it's not that old. A lot of times, adding colours to the walls and placing tasteful furniture smartly in the place will make a huge difference....it looks dated partly because there isn't much furniture in the flat and it doesn't look like the walls have been repainted.

    The furnishing need to take a pinch of salt. Like aircon, even working, going to maintain more when get older just like human. U should see more kitchen with rectangle or square structure. Much better.

    Hi Ghib, if u want something that is centralise and much convenient in all ways. I can suggest u SIN MING AVENUE. But i not sure if they have avaliable flats for sale. U can take into consideration. Have many buses that goes to central areas and tree top walk and macritchie nearby.

    一般的なHDBの中ってこんな感じなんですね。
    自分はHDBを初めて見たときにベランダなしで窓から物干し竿を突き出してるのには衝撃を受けました。あとデング熱流行ってるのに網戸ないのが不思議だなと思いました。

    Too many odd angles in the flat if you ask me... also floor level is a little low... expect significant noise if there are any public processions in the void deck...

    Sembawang is not convenient at all. But you can buy cheap flats there.

    What’s the property tax out there? It’s not so expensive as I thought. Same size apartment of my hometown in China costs 1/3 of its price and no tax, but only 75 years lease. But if it’s in Shanghai, it’s another story.
