- Welcome to Pinnacle@Duxton, the most impressive, tallest and probably the most expensive public housing in the world. The resale price of one 3 bedroom flat usually starts from 1 million Singapore dollars (800,000USD). There are reasons why this public housing (HDB) costs so much money, and today we are here to find out. Join Desmond and I as we take a tour around Pinnacle.
Special thanks to Desmond and Alvin.

Hi Ghib San, Pinnacles @ Duxton idea was mooted by our founding PM Mr Lee Kuan Yew. A design competition was called and was won by 2 local architects who put their minds together and came up with this spectacular concept. This show case to the world that subsidized housing in Sg not the typical low costs housing in many other countries throughout the globe. Cheers.
This is such a pretty and relaxing video to watch. Thank you for giving us an inside look at Singapore's housing!
I have observed that now a days, the newly launched HDB are just amazing, go take a look at those at QueensTown, I thought they were condos, it just wowed me!
🇸🇬Singapore , I don't have the right words to describe about the beauty that it holds..... I think only one word comes to my mind "Heaven".....it's truly a heaven on earth. Not just the buildings or the world class infrastructure that it has but in all aspects..... Wether it's climate, the atmosphere, people the aroma in the air the cleanliness.... I can keep going on an on. For asians who wants to see japan, korea, thailand, china, india, bangladesh, mayanmar, philippines, srilanka.....or for that matter the one who wants to see europe, America. It's all stuffed in this tinny island city state. I was blessed to live hear for 8yrs. From 2001 May to 2008 August.... Can't forget my entire life.
The skybridge is insane! Whoa! Very cool 😍
Best part is Shake shack just next door

Omg just found your channel, awesome content and love it ! Didn’t know you still in Singapore
06:37 Those dockyards (Tanjong Pajar, Keppel, Brani, Pasir Panjang) will move out by 2040 as part of Singapore's next mega project. Under the URA Master Plan, this so-called Greater Southern Waterfront (2x longer than East Coast Park, 6x bigger than Marina Bay) will become primarily residential (with 6 HDB estates planned according to an introductory video). The govt has promised to build affordable & diverse flat types there, although everyone is expecting more Pinnacle@Duxton buildings given the uber-prime location, a deep-harbour shoreline, & the posh Marina@Keppel Bay condo precinct already built in the 2000s & 2010s.
The food court is called "Essen" literally "Food/eating" in German
Thanks for sharing 👍🏻 it actually looks more like a condo 😃 nice place
Yay! I stay here! I love this place. Better than a condo for sure.
You can walk to dondonki (100am) and there is a 24/7 Fairprice. Also a great bakery (keong siak) is nearby. Actually, burger buddies at Essen is probably my favourite in Singapore too.
Location is A*
I could feel my anxiety level went up the moment you were on the 50th floor
Chinatown and tanjong pagar is only 5 - 10 minutes walk, I parked my motorcycle here often to go these places (to avoid erp)
ohaiyu...when u reached the 50th floor deck @ 11:00,the view, with your japanese subtitle, seriously confused me to perceive it was like Osaka industrial/seaport view...gr8 tour!
Getting a bto high floor unit on the estate is like striking TOTO

Interesting video. Perhaps you should explore other types of HDB housing too, ranging from 1 room to 5 rooms flats. Our Executive Condo (EC) is also our government housing too for our "sandwich" class. 😊

Damn, loving these million dollar views.

I stay at pinnacle duxton and that day I actually saw Ghib downstairs outside Essen and his crew and walked past them. I think the date was 6th Jan. Pleasantly surprised to see this video.
He has a crew?
We, Singaporeans have to thank and appreciate our government for the public housing schemes ..... it is a long journey to achieve since the 50s till the presence days.

Next time can you visit kampung admiralty and sky @ Dawson 😃 plz thanks
I believe back in the BTO days, it cost about, if not mistaken about $600,000, for Pinnacle@Duxton, which considered as very expensive back then. I remember my BTO (4 room flat) in Punggol, which had similar release date was less than $170,000.
Much lesser, I saw some viewers comment that it’s about 300k (16th floor from a resident ) and about 400k
When it launched first time in 2004 around 370-400k for 4R, 5R was 450k+. But after that was toward last batch should be ard 600k
You should visit Duxton Heights. There is a huge roof garden on the top floor which is 47th floor.
This why I laugh when people try to compare SG with HK. HK let’s the real estate billionaires run the place; they put out junk for the people; squat on land waiting for the max price. SG truly cares about quality of life.
Yes, it was lack of foresight of HK government. They let tycoon control the property market at exorbitant price and beyond the reach of the majority and that partly contribute to the violent demo.
@@44jwong Easy money for them. Why will they care for a place they were returning?
This HDB is really Beautiful.
Public housing with Crazy prices; amazing
Lol u here also
yeah i don't get it. Why would people praise government housing, so pricey for something so meh.
For 1mil i would except way better. The only good thing about there i suppose is the location.
you should check out skyville!! same area! HDB as well
And the best thing is about 15mins to 18mins walk to tg pagar.
All the food and drink establishments are at the convenience.. ☺
You are right. For that price, you can get a condo with better view and even at lower price.
First time I saw that building I cannot believe it’s an hdb!!!!!
Should try exploring sky villa at dawson ! Has a great view at 48 storey plus is free to explore before 10pm.
Saw he explored the skyville at dawson. There's a video in stacked home channel about 8 mnths ago. the time period should be after your comment made
do a video of the highest office building in sg next!
Very interesting public housing. I've never seen any tall and gigantic ionic housing.

Very nice public housing in SG

Ken san, I remember you showing this hdb to your Tekong friend Yosuke in a previous video and he could not believe this is a hdb.
Which video was it?
I think the title of the video is 'Does he regret being half Japanese, half Singaporean? '
Would buy if its worth! (It is)
Theres foodstore nearby, nice sky view, instagrammable, near to mrt!!!

Cool, perhaps I should take a look for a job in singapore
This piece of land they could have passed it to the developer to built condos. But instead they built a HDB estate in this prime area. There must be a significance to it. At the time when govt announce they will built a HDB here, is there a lot of hype surrounding it?
There's plenty of hype because it's the tallest public housing in the world and the location is prime, but it wasn't considered cheap when it first launched, however prices have since risen exceeding S$1.2 million, definitely one of the most unique HDB ever built, it's actually built as a signification to LKY as Tanjong Pagar was his constituency.
Huge hype I recall. But I think Govt always leave space to build hdb near mrt. Recently got Bartley and woodleigh also
Nice vlog
I've personally visited a unit there and didn't like it. The entire architecture gave me a sense of heaviness . Corridor wasn't nice ,very strange feeling .
Which of the 7 units is this?
Duxton's first batch BTO was actually pretty affordable, and those who bought it when it BTO-ed - be it in the first round or in later rounds - are really in the money right now. It doesn't get any better than HDB in tanjong pagar!
Back then it was the most expensive BTO, IIRC it was around $400K+ which nowadays people can only buy non-mature flat with that price tag. Those who bought it as BTO and held it till now will definitely make the highest profit margins.
@@contrarian2496 I don't disagree they definitely make quite a profit but I wonder though about the demand. Sure, there will be some that will purchase because of convenience. But if the price is $1M+, it is out of many young couple's budget. For the rich and wealthy, do they not prefer condo than HDB (again, the status thingy). So, I wonder, which category of people that would be attracted Pinnacle?
@@44jwong Yeah I agree. As of now the price tag is due to the fact that all the owners don't want to let it go so the supply is so low that it creates this price tag. I am quite sure the actual demand for these are not very high. Who actually wants to pay 1M for HDB? A handful only
@@44jwong It's definitely out of young people's reach. In terms of pricing, the million dollar HDB competes with condo in OCR but these HDB can be more unaffordable because of lower TDSR compared to private properties. I guess it boils down to the location, if people need to stay in central but condo in central are out of their reach then usually they'll settle for these million dollar HDB especially when they don't need the condo facilities. Centrality of property can change people's way of life, for example people living in Pasir Ris can still work in Jurong but I don't expect it to be a common scenario whereas people living in Pinnacle feel like they're in the center of everything, travelling to Pasir Ris, Jurong or Woodlands for work doesn't feel like a hassle so that opens up more job opportunities islandwide although buyers of million dollar HDB tends to have stable jobs anyway. Which is why a 4 room Pinnacle costs double or even triple the price of 4 rooms in OCR, the market determines the worth of these million dollar HDB, there's buyers out there who can justify these price tags.
At first i thought the most expensive building to live in was the Marina Bay Sands but now i know which is most expensive building here in Singapore but also the Marina Bay Sands hotel is the most famous hotel
I have friends living in the Pinnacle. Although the views are super, they don't really look at them after the initial excitement. In fact, their windows are mostly closed or half closed to prevent dust carried into their home by the strong wind. It's the same as buying a condo for its facilities, but hardly use them after awhile.
So I won't be willing to pay above $1m for a hdb no matter how good the views are or its location.
That's wild
What’s the different public housing and condo om Singapore?
Public housing: Built by the government. Usually less fancy finishings and no private facilities. No security and not fenced up. Usually highly subsidised for citizens who qualify to buy.
Private housing: Build by private companies. Usually gated communities with private facilities and security. Usually fancier finishings and some condos also have fully furnished units. Prices are set by the developer and determined by the open market.
No comments on Man Man, while passing by?
I wouldn’t pay this crazy price for a pathetically small size 3 room flat. That said, I am more than willing to queue up for a BTO flat in the prime location! Lol
Whats the piano music called ah
Yes, the most expensive public housing in SG. Must as well be a condo. LOL. But I have to say, it's kinda my dream to wanna get a unit there someday. Who knows. :P
Oh yeah, the view is awesome! Thanks for making this video bro!
I mean...if I strike a windfall, or if I happen to make an invention that makes me rich, I might get an apartment there. And for the Pinnacle (probably like regular condos, the higher the apartment, the more expensive (I assume).
If you want to buy that, consider buying a big house in the US with that money. That public housing is not kinda worth the price you can get a far better apartment room with 800,000 USD in US. To be honest, you can live in luxury in another country with that money.
Congratulations
Pinncale is 高い in all sense of the word!
Could I say HDB is similar to the UR concept in Japan?
Yes you can,it actually true
Not me not knowing it’s public housing!!!
you missed out on the carpark.
omg.... the price !

Need to mention HDB is not a landed property. There is a time limit to ownership
Unless this one is different because of the high price
They probably not going to tear the building down. Good chance they will renew
What's the difference between a Public Housing and a Condo?
The most is the additional facilities, such as, swimming pool, gym, BBQ area and of course, security. That being said, they pay higher maintenance fee.
Currently this place, but Queenstown is actually should be most expensive and for good reason.
When u buy brand new flat as Singaporean, can get 30k housing grant for first time buyer, it probably cost only 300k to 400k for Pinnacles. . If u buy in open market for this 10 yrs old flat, it can easily fetch one million or more based on the centralised location, modern infrastructure, amenities and surrounding views.
ya i had a chance to buy sales of balance for pinnacle 4 rm for 600k lol i choose not to lol dumb me
Your pinnacles flat can easily fetch more than a million when u plan to downgrade to a smaller flat in the future. Even a low height flat in Tiong Bantu with less than 57 yrs lease fetch 1.2 million.
maybe if my diamond hands rocket to the moon i can buy this hdb too
I like the stock.
Ghib, in this case, who owns the land the development sits on? I'm getting the idea it the Singapore government. In the USA, most condo unit owners jointly own the land the development sits on through a homeowners association as well as their individual units. Even if the condo buildings are destroyed in a earthquake, the owners would still have some value because the land itself have value.
Definitely the government.
Isn't that no different from most condos around the world, including in Singapore? There is no point comparing public with private housing. The price point is entirely different.
The govt owns the land of all leasehold properties in SG whether it's public housing or private housing, the only land which the govt don't own is freehold property lands. The govt can still acquire freehold property lands if they want to build infrastructure on it which has happened before, for example acquiring several freehold properties knock them down to widen the roads, but the govt will have to pay the owners of those freehold properties the market value, unlike an En-Bloc the owners can't reject the offer.
Love listening to Japanese.
This place is wasted on me cos I’m afraid of height.
Crazy to pay so much.
why is it called public housing? is there private housing or something too?
Pinnacle@Duxton is located at a very prime area in Singapore. It is also located very near to the future Greater Southern Waterfront city.
However, with that money, I would rather buy a bigger unit that is very near to any MRT station further away from the city.
how much is the house at duxton . 1mil ? at least ?
Now 1m plus already 😅
When new it was around 400k. Not more than 1 million.
👍👍👍👍👍👍
Its hot in Singapore not because of the sun but more of the air. No matter how cool the building is, the air isn't that good as its somehow hot and humid. It's never been comfortable hanging out outside in SG, you'll need to be indoor and turn ur AC on to get comfy. Singapore focuses on building but theyre not that sensitive to changes they make to the nature that results in hot air. Too many AC creates heat in the air, also the concrete that reflects heat. The ocean water isn't even that clean, its not blue but green and somehow dirty. SG government should be more sensitive to changes they make to nature.
