While the lot rent may be low, it has to be noted that a $10,000-$30,000 key payment is required to lease a lot here, depending on where the lot is located. I believe that the payment was $6K when they moved in but has since increased. The payment is non-refundable and isn't applied to rent or anything else. The lessee gives the money to ITH for the right to lease a lot. I bring this up because many viewers of this channel are interested in what people are paying in rent in tiny home communities, and I think that it's important to present the full picture of the cost.
To each his own..This lifestyle is not for everyone..Spot on
Yes, that money is obviously used as up front money to develop the land and keep payments low. Good to know that the payments have gone up (hasn't everything... sigh), and good to point this out to people who are unaware of how it works at Incredible Tiny Homes.
And people there get the privilege of not having their leases renewed on a whim (with a 30 day notice to move their home) so that new key money can be collected from new tenants.
@@Maria-In-MotionOh my goodness, that would be unscrupulous. What a world! 🤦♀️
@@janinafisher101 It just happened less than 2 months ago.
Getting older is more challenging to get up the loft. If going to a tiny house, it is smart to consider not having a bedroom in the loft. Health and mobility are things to consider when getting a tiny house, especially if it will be a “forever home.”
And why not put in a railing??
Yeah agree, absolutely something to consider while looking for a builder n plans. Knees can start becoming problems, balance can start becoming a problem, and slipping on the stairs, railing or not becomes a risk. Your just not as nibble as you age and we all don’t think any of that could easily become a problem when we’re still very mobile. 🍻
@kevindesai7227 those stairs look very dangerous for her
Consider having crawl aroud on your hnees in you bedroom
@@kevindesai7227
Exactly my thoughts, as you age your not going to climb those stairs.
Before I moved here, Twila gave me a tour last June of 2022. Now, I'm proud to say I'm an official resident here on the Grove. She also let me see her home as part of the tour. Thank Twila. 😊
Sucker!
GRACIAS POR COMPARTIR ❤
Too expensive.
How much was the lot upfront? May I ask?
It’s great when a person enjoys living in a tiny house.
They all look so happy, and kind. 👍😏
Yesss 🙌🏾
Videos from developed, Tiny home communities really help spotlight how successful these communities are and that these are regular folks living in real, comfortable, affordable and functional homes. And that Tiny Home communities should be praised for their contribution to the housing issues. Not scrutinized and ridiculed by folks that just want McMansions.
The only thing that stops me from doing this is the yearly lease renewal as the renewal is at the owner’s discretion, rent will go up & what if the owner desires to sell out. I wonder why this couple did not look to buy a lot instead of putting so much time & money into land they do not own. To each their own I know it’s just if someone has the means why not?
@@CatherineLeighe Possibly because it is really harder than people realize to find land that the city or county you’re dealing with, will allow such small singular dwellings. The irony being there are plenty of cities with VERY small apartments. I myself found land, but I had to increase my tiny from 250sq/ft to 410 to get approval and had to pour a slab foundation. Not to mention land is one thing, but then, as in my case and so many others I’ve seen, getting water, septic and electrical cost me $50k. Solar is not an option where I’m at, unless you’re on the grid. 🤷🏻♀️I still think Randy is doing something pretty great for the community. Some other community videos I’ve seen, the space rents are quite ridiculous.
@@howarddogg1163 But those other places don't have exorbitant upfront key payments, and they have amenities that this place will never have. And Randy's' recent treatment of owners and renters has been appalling. And of course, it's in Tennessee, one of the most reactionary states in the country. Many people wouldn't live there even if it was free.
@howarddogg1163 I don’t understand what you mean by Randy’s treatment of his renters. It sounds like he bends over backwards to accommodate them. It’s amazing what he has done. Have I missed something?
@@dennisredmond9395 No. I didn’t say anything about him it is just that this is akin to living in a mobile home park & things happen. I have looked at land value in this area & it is affordable & in the long run less expensive than leasing.
When a friend and I visited ITH over a year ago, Twilia and David took us on a wonderful tour of the properties and their tiny home. They are the nicest couple you could meet. It was great getting a tour by a fellow Texan!
My husband and I met Twila when we looked at ITH. She is such a sweet lady! Thank you for your tour!
We met Twilia too! She's just fantastic.
Love that you are featuring Twilia from ITH! She and the people at Incredible Tiny Villages are very welcoming. We loved our tour of ITH and the beautiful Smoky Mountains nearby. We are counting the weeks until we move to Newport, TN. Thank you for highlighting Twilia and ITH!!!😊
Well wishes 🎉 🎊 ❤😊
I dig this place... It just drives me crazy though because it is so easy to change the hinge side of the refrigerator and freezer door..it would then open into the kitchen instead of the stairs... just saying..😊
I agree. I worked in a factory where we did this for customers. Changing the hinges for the fridge.
Your home blends in so well with the environment, as do your extra teeny-tiny sheds! Plus, I like the look of your decking, as well! You certainly did score a very nice lot. 👍😊
Beautiful home, lovely lady. The Wood & Copper bring such warmth & charm to the home. The outside sheds/structures coordinate, nice flow!
This channel should do a video about ITH and their customers complaining on the ITH YT Channel saying over 200 customers paid in full for both their homes and lot deposits in the two new developments across the highway, and now are wondering if the lots or homes will ever be finished.
The ITH YT channel is actively removing/blocking and hiding comments that are unfavorable to them, stifling the voices of those who are out the money, and the voices of anyone who supports them. They're hiding a lot of what is going on at ITH.
Thak you for posting the truth about ITH. It's what people need to hear.
@@jamesmorris8572 Shat they did to that one woman ( I don’t want to give out her name here) has forever changed how I view ITH. Just took everything from her.
Truth!
From what I understand, there is a class action lawsuit in the works.
What a beautiful home! I love her out door kitchens. How clever is that?!?
I have a Tiny Cabin that is 8×6 ft of space on 2 wheels.
I built it in 2 wks.
I love living tiny...
Absolutely love the space they have created for themselves. ❤
What kind and who was the builder?interested for myself
@@shannoncrook4712 I built it myself. I tore down an old 2 wheeled pop up trailer and put a floor on it and built up my cabin on it.
I plan on helping others do the same.
8x6? That's 1 1/2 pieces of plywood. How is that livable?
I would call this ‘tiny house-plus’ with the 3 sheds to accommodate additional stuff.
I love tiny homes and I love your show. However you can get a single wide trailer for half or less of what she spend and she could have gotten a full stand up bedroom with all the rooms. You get full central air and heating. You can add features to make the trailer look the same or close to the same for less money. I saw a home tiny that was built for almost $200,000 but you can get same home as a trailer for half or less with everything you need to leave and be tiny. I just feel that I would buy a trailer that gets me everything and tiny.
We looked at new single wide trailers and most of them were around $100,000. We ended up with an older one for $48,000, but it's 800 sq/ft. We need more space than a tiny house to retire in, but I love seeing how others are doing it.
Very nice! As an RN in my 50s I always think having a bedroom and bathroom available on the first floor is wise. In a regular home or otherwise. In the event that someone has surgery or becomes ill, it seems like it would be difficult to live in a lofted space. I am curious how retirees in tiny homes work around this if the need arises.
You can haves bedroom downstairs
They don’t. They move out. You don’t see many ladders to the bedrooms of senior living apartments for a reason.
“I want to live in a tiny home…” then builds a deck, a shed to store shit, wants a kitchen extension.. yeah they want more space already
If they are still there by 2026 i would be shocked
Delightful tour of their lovely home. My hubby and I approached our transition to tiny backwards, but it worked out great. We found our builder and chose our design with a downstairs bedroom knowing our intent was to be in it forever and to accommodate simplicity in moving around. We started our tiny home build before finding a location, which is not normally advised. We contacted ITH asking about a site for when our home was complete, but we were told “nope, we only allow our own builds in our community.” We found that same problem in a few other communities, so, beware of that possibility, but we stayed our course because we loved our home design and our money was already in on our build. That can be a small difficulty trying to make the leap and get exactly what you want. We would not accept anyone telling us we had to buy their product in order to join their community. We’re extremely happy with our tiny home and the community we found. Guess we felt the build and builder were most important when we began. Folks just spend the time and effort on research and you can make it work as you need and want.
From PHILIPPINES here...i LOVE your tiny home.
What a beautiful home and lot they have!! My only concern would be having to climb stairs for access to our bed. That would be a real struggle for my husband who's in his 70's.
The company that built this also has some main floor master bedroom homes (with or without a loft for guests). I'll be buying one of those to save my knees. 😊
Yeah, this isn't really going to be her "forever home" with that loft bedroom.
Very nice. Love your attitude. Love the house. Love the life you’ve built for yourself.
This is a perfect retirement option
I really enjoyed this :-)
I have lived here for going on 3 years. I LOVE ITH COMMUNITY!
Nice setup however i would have just invested in a bigger tiny house. For me personally the multiple sheds is a bit much. Cute space tho 👍
Twilia was so kind to give us a tour this past July of her neighborhood & the entire Incredible Tiny Homes community. We saw the exterior of her tiny home & now thanks to this video we got to see the inside, too. So cute & cozy!
Wow, that’s a super affordable tiny home, and such a sweet tour!
This tiny home is near perfect!
This lady was so sweet! She has teacher vibes. 🥰
You might regret the upstairs bedroom and staircase as you get older and possibly physically compromised. This is a serious consideration for a retirement home.
Love it! The only thing I’d change is the way the fridge swings open! I’d have it open on the other side….open to the kitchen.
ITH Randy and Amanda are the best!! Love that she and her hubby lives in the forest community
That's your opinion. A lot of people think that Randy and Amanda are the worst, for good reason.
@anonymous-ir3tf I'm curious, do you live there? Have you been treated badly by them? If so, that would be so disappointing.
@@tjme I used to live there. The persona they portray on their videos is completely different from how they are in real life. Not nice people like you think they are.
Love their home and setup, especially the ability to add a smaller outside kitchen and storage. Yes, a double dormer would make this even more perfect. As I get older, the fewer stairs, the better, but a hand rail opposite the wall would make me feel safer in this design. Overall, I love what they've created for themselves. Bravo!
As always Jenna, a great video
The fridge door swings the wrong way. It saves steps to be able to load it from the sink side. It's a bit of work but worth the effort in the long run. It's easier than adding a dormer and an equal kind of benefit for free.🎉
@gregpendrey6711 I thought the same. I'm wondering if the doors don't open wide enough with the stairs there.
Twila-you're a treasure-I'd love to have you over for coffee/tea. You just live too far away. Great job on your home. Beautiful & I love how you chose to finish the outside. Love the roof, siding, dormer, kitchen, etc! I love the tiny fireplace. You should start a blog-how to bake cookies, cakes, pies, & bread!
I realize it may be an invasion of privacy, but it would have been cool to see inside her tiny kitchen storage shed...
Twilia has a wonderful video presence, she could have a cooking channel, a lovely spokesperson for Tiny Homes as well! I love what she and her husband have done. She would be worth a consulting fee if I ever decided to have a tiny home! Great video!
Thank you for sharing. I've been watching tiny homes for years. Your home is wonderful. I love everything you've done. I hope you & your family have a blessed holiday season. ❤
I live this tiny home. I love that the shed matches the house. I think it’s very nice for just her and her husband. That’s you need for two people is a tiny home. I love how they made it their home.
I just love her energy. Their home is adorable and I love the spacious outdoor area. God bless your home.
I really like her house, and i like the lot it's on with all the trees, if it were me, i would plant a garden for healthy food !
The timber used is just beautiful and I like how the small storage buildings match the tiny home. The stained glass hanging near the storage building is pretty too!
I absolutely love your home. It is so thought out and well designed. Incredible. Tiny homes is an amazing company. If I could locate a home here in my local Wisconsin city. I would have one right now.
I love her outdoor kitchen! That's what I keep imagining I would need if I lived in a tiny house!
Hi Twila and David! We've always loved your home and the outdoor living you created. Best design for the size. The rear staircase is a must, so it is not in the middle of your living space. Thank you for sharing. Bill and Carmen ❤
I love that you have a large, private lot with trees around you, but don’t think I could handle the humidity and bugs in Tennessee! 😅
I must say this is what I would want if I were lucky enough to join the Tiny Home movement. Have been addicted to watching several UA-cam channels for several years, with Jenna’s being one of two that are my favorites. Everything about Twila’s home exudes coziness, comfort and good planning. Plus their location & choice of where to place their forever home couldn’t be better, in my mind. Love the yard design & the tiny outbuildings, also. I wish them the best 💕. (and, her Pecan Tassies immediately brought back Christmas memories of my mom & my aunt from long, long ago 🥹).
I'll be Rich with money but live small❤ in love and light, amen.😊
Hi Twila! Love all the upgrades you and Dave have made 🎉! Love the hair ❤ and your home is as beautiful as ever.
She is lovely and I really like her home and space. Another wonderful vlog! Thank you for sharing her with us! ❤
How wonderful is Twyla!?! I just looooove this home. Adding this to my list of design inspiration links.
These communities may be the wave of the future. Their monthly expenses are so much less than most.
I hope you are right and that state and town regulations adapt allowing them to be built in more places.
Totally agree ❤🧚🏾♀️🙋🏾♂️💃🏾
Lovely home! Tx for letting me peek in, Twila!
So precious & cozy !!!! Absolutely all you need !!! Twila thank you for sharing. Merry Christmas & Happy New Year 👏🏻👏🏻🙏🏻🇺🇸❤️🏠🤗
Truly lovely
Delightful lady Twila thank you for sharing your home and lifestyle
Twila is a sweet lady. God bless her tiny home.
This home is beautiful and so perfect. It says "I am home". Love it. And Twila is giving a great tour of their place. It is obvious how much she loves it there. I would too. 🙂 What a great feature, the movable steps - nice. the lot is beautiful.
She is adorable! I love her home
I love how the little sheds add so much functionality. Pretty house!
Twila you are adorable and your house is fabulous!
Beautiful space and Kudos to you and your husband for downsizing and making an effort to a minimal lifestyle!!! :)- GREAT!!
I love all that WOOD! 😍 She seems so HAPPY! 🙂
Cute home! And Twila is such a sweetheart.
Great to see a tiny home community with trees!
I have a 8x18 tiny house the DogStar. It was nice to see what the extra 2 feet width makes possible. Love all the out buildings too. Great job designing this home. I love it!
I LOVE all the wood! Beautiful!
Love where you live, the cost, the layout, the tiny sheds and more specifically, the stairs. My knees would love the ease. Getting older in a tiny space is always a large criteria when I look at these. Thinking of my mother's and others as they get older too. Excellent solution for a tiny space 👍🏻
Kudos on the woodstove. So cozy! Great place for the laundry, too!
Loved this tiny home tour. Very nice inside and their extra 'buildings' outside!
Nice. i like the additional out buildings and yard kitchen options, fire pit and indoor fireplace.
Sweet little home ❤!
Thank you for sharing it with us! 🫠🙂
if your utilities and park rent stay the same you got a great place to live and a beautiful home !
Thank you for sharing your home Twyla
Beautiful tiny home ... thanks for sharing this with us.
Thanks for Sharing this Video. God bless. ❤❤
This is a great house inside and out!! Jenna you always share the best homes!!
Thank you!
I just love Twila's attitude. It's so rare to see someone who is not just happy but also contented and I don't blame her one bit. Her tiny home and the lot are beautiful! I have mobility issues which would mean no upstairs sleeping loft for me, but other than that, the house is just wonderful and you can see that everything was really well thought-out! May you and your husband enjoy your home for many decades to come. Oh, and those pecan tassis looks amazing too! :-) 😋
I did enjoy this, Thank you! Great little place.
Thumbs up 👍
Great little stove and thank you for buying from Quebec Canada.
This is an adorable home. I'm impressed by the moving stairs and her two out buildings as well. I would've loved to seen a peak into those. I love her, too! She's adorable and was so prepared with her talking points. Excellent work, Twilia! :)
Thank you
One thing you could change is raise the fridge up on a pedestal and use pedestal for storage. I'm plan to do that. You have a very nice tiny home.
Love Randy n what he has done with tiny homes . Beautiful home
They stopped making this style home several years ago. They're now in a race to the bottom.
They don't make these kinds of homes anymore.
Howdy from The Woodlands Texas! This gives me hope ,Thanks ! For sharing .
Hello from Tennessee.
I like it! Twyla, your home is cozy and inviting. Thanks for the tour!
God Bless this lovely woman and channel .
Wonderful home and setup for the outbuildings.
I Love your tiny homestead. It's lovely!😍
Very cool and cozy. That’s perfect honestly. Very nice tiny home.
Your home looks nice. You were lucky to join ITH before they started the $10-30K initiation fee/key money rule to be able to rent a lot there. When you moved in and paid $6K in prepaid rent that made sense since you got your investment back, but not getting anything back on the "key money" (other than the honor to rent a lot) doesn't make sense today plus there is no guarantee the lease will be renewed (as some residents in the Forest discovered.)
So you don't live quit trying to start problems .
@@sherrynorth1293 There are no untruths there, just the facts. Unfortunately with tiny home communities being in high demand, they currently have the upper hand until they become more plentiful and can charge their initiation fee/key money.
@@pcthayer This is so true. They are under no obligation to renew a lease & now the $200 monthly fee has gone up $25. This is private land & leasing appears to be “at will”
@@CatherineLeighe Yes I noticed the increase in price. It isn't too much but deviates from his $200 price that he seemed to insinuate would be "forever". (I was a big fan of ITH since I'm retired and had considered this as my "Plan B" as my current expenses here rise. Everything seemed perfect there until the "key money" came into being and I had thought if folks were investing into this, it should become a co-op and they got a "share" they could later sell and get their investment back.)
@@pcthayer No. It is all for the owners. Hmmm they had a mass exodus out of there when several of the original buyers found out the money they paid upfront was not for purchasing the land. For as many as were unaware of this means something was not spelled out right. In one of his videos he referenced all this by saying no one will ever own the land the house sits on. I just think all of this could turn on a dime.
loved the community, had a great tour by twila
Love the propane holder -- makes a nice addition.
