    I did house hacking as a VRBO in my home because I live close to the airport & am near a transit center(previously before COVID). I was making $20K/year- so paying for my mortgage PLUS having savings. This is why I have such a well padded Roth IRA! One thing: you have to be friendly, CLEAN ALL THE TIME, and have really good bedding!

    We stumbled across your channel a few weeks ago and we are HOOKED. Thank you for sharing all of your tips, strategies and ideas. You have inspired us to set up an RV glamping AirBNB site on our 2.5 acres which is just outside of Yosemite's main entrance. We want to put in a septic, run water and electrical from our house and get up and running in 6-8 weeks. Would you be willing to post a video detailing tips on how to position our concept with the county to get a "green" light? I've made a few calls already and ""Bob" at the county's planning office is difficult. I am convinced his mind is made up to say "no" even before he listens to my questions. PS Your "Someone set my A Frame on fire" video had us in stitches. I see an HGTV show in your future.

      I'm not familiar at all with the specific codes in your area but you want to review the codes yourself to see if the usage is allowed and if there is a process for approval. Unfortunately, there is a chance that it is not an allowed use and it won't matter what questions you ask but hopefully there is something in the code that provides you a path to discuss with them, good luck!

    Hey Rob, can you share any advice on doing cash out refi’s on untraditional rentals? I’m building a couple shipping container tiny houses in Florida and the plan was to build them with cash, get the rental income flowing, then get a cash out refi and repeat the process. Now I’m seeing that banks are hesitant to lend on untraditional properties, like a shipping container house, even if it’s inspected by the county and built to code like a normal house. Any info on loans for untraditional builds would be most appreciated!

    Unfortunately a lot of these are just not legal in many areas.
    Even in the places that you regularly reference; e.g. Joshua Tree (in San Bernardino County) does not allow STR permits for alternative shelters (glapming) e.g. yurts, tents, RVs...
    How do you get STR permits for these structures? or do you do so with no permit?
    Subletting apartments is against the terms of most all leases. Even is a landlord allows it, they often would not allow you to charge more than the rent you pay prorated for the portion of the apartment sub-letted.

      Glamping specifically is certainly in it's early stages of development and regulations are highly location specific. For example, we're starting a glamping business in northern arizona and you need a conditional use permit which is certainly a process but not impossible as we've already received it. Most people who are doing it currently are not running it permitted but we've been hearing that our county is actively shutting these down. In JT, I've heard it's even more strict and that they are giving sizeable fines to illegal operators!

      @@TheAdVentureists Sounds about right. Just surprised by Rob implying Glamping is legit because he often discusses hit set up in JT where Glamping is strictly not allowed. I wonder if he has gotten caught and not mentioned it on the channel or if he simply has not gotten caught yet. Also subletting for profit is not allowed on any halfway decent lease doc. You can get away with it more often than not, but it is a violation of most all leases. Most leases do not even allow guests for more than 72 hours without landlord permission.

      @@TheAdVentureists Understood and total agree that most are not permitted. I am a bit uncomfortable buying property with the intent to capture some of the cost with STRs for glamping or otherwise when it is not legal.
      It seems a bit misleading that Rob suggests these strategies (with or without the "i am not lawyer" caveat) when the things he is doing are not legal and likely not permitted. He clearly knows that he is breaking the law or if he is not breaking the law he got a difficult to obtain special use permit. If he did get the permit he should mention that as a critical hurdle for being legal and compliant. He might not be a lawyer, but he knows that he is breaking the law.

    Hey Rob - Why do you prefer owning the property instead of arbitrage? What do you not like about arb? Im sure you've run the #s and you probably agree that rental arb has higher roi and is "better" in many ways? Would love to hear your thoughts.

      Arbitrage is for pure cashflow which is great but in the end owning properties will build long term wealth.
      Could do arbitrage to save some capital up and eventually buy to actually have something to your name but all depends on the person and their goals.

    Hey Rob, what do you think about purchasing luxury homes in exotic places as an Airbnb business? My thoughts are you make profit on these homes while also having a place to vacation in yourself. I guess my ultimate question is: are profits more or less with luxury homes? Any stats on this would be fantastic!

    So how did you go about finding the land for your Gatlinburg glamping site? I am looking for land currently to make this happen, but worry that I wont be able to use what I find due to permitting and restrictions. This has had me running around in circles! (love you insight you give)

      Simply call the community development number for your county and ask what is required to run Short Term rentals glamping wise. This is one of the first things I advise people to do before buying a property for Bnb

    Dang Rob you nailed it! Im totally in! So.. fixing up things now to hopefully get my 1st home soon w FHA loan and have enough extra to put down on more property. Trying to get a home I can house hack and hoping to buy property overseas to airbnb. But maybe I should look into a small piece of land to do some glamping. Oh and I'm a fellow Texan, lol So many opportunities not sure what to do 1st.

W geodomes guess you’d have to set up septic right? What about tent on land w no potty? People would actually rent it anyway?

    Hi Rob,new to your channel, see pretty amazing opportunity in short term rental/glamping. Question re. rental arbitrage. Most leases in my experience have a not sub-lease clauses, how difficult is it to get a landlord to agree to waive that clause. And is arbitrage even more difficult if you are renting in a large apt building. Any info is greatly appreciated, thk you

    The rental arbitrage model may not be allowed by the complex, make sure you read your lease. If it prohibits subletting and you're caught doing this, you could be evicted.

    For geodesic domes, yurts and other temporary structures, who do you recommend for the liability insurance (ie. guest slips, gets hurt, damages your property, etc)? Normally a commercial business insurance would cover this type of liability, but none want to insure since structure is temporary. We are having hard time finding insurance coverage.

      Check into property managers that will triple net lease( they pay for RE taxes, insurance and interior maintenance) your STVR property. They pay for all furnishings . Your lease income should exceed 20% per year cash on cash return.
      This model of leasing and STVRs is for the passive investor who wants to collect checks with no management or tenant responsibility. Ideal for people who have Solo 401ks wanting tax free income for life.

    To collect income from somebody else’s property from co hosting don’t you need to have a real estate license since that is technically property management on behalf of somebody else?

      If you are receiving the money and then dispersing it to your clients yes as you are technically fully managing their property.
      If you are simply a co host for their property instead of being the admin of the account I don’t believe you do. Check with your state on property management guidelines though

    Whats the best way around 1400sf min building size. I own 40 acres near Atlanta I would like to build something maybe tree house or on stilts. I do have water, but last time I wanted to run electrical they told me I had to have a building permit before they could run power to my property. What are my options ? I was thinking solar and compost toilet. But if they have 1400sf min will I have problems with the city down the road if they do find out about my tiny house in the woods? How about listing the property? Dose AirnB require the property to be on record?

      Could you maybe have two 750 sq ft tiny houses connected by a breezeway/hallway so it counts as one structure? One that you could “lockoff” and have the option to Airbnb both units to one guest or two different guests at the same time?

    Isn't setting up a glamping site on your property illegal?
    I was looking at some county regulations for my county (Placer County in CA) and it seems like you can only camp there for no more than 30 days out of 180 days. I think this type of regulation might be present in other counties in CA and other states too but I don't know.

      Yes, there can certainly be restrictions. We're in Arizona and we had to purchase land with very specific zoning and secure a conditional use permit.

    Wish we had condos and apartments in South Florida that allow short term rentals and landlords would allow to sublease...😑😑😑....but unfortunately we don't.

    Hey Rob love your videos and your personality. Been wanting to get started with a tiny home or glamping. We live in a 250 acre farm, that is 30 mins from The Lake of the Ozarks which is a big tourist attraction, and wondered if you think that is too rural for anyone to want to come out. Also not sure if I want a bunch of strangers on family farm or should I try to buy a property closer to the lake? Just curious what your thoughts are?

      Sounds like an awesome property, I actually lived in southwest Missouri for a bit growing up! Sorry to say that I have no input on glamping specifically in the area as we've been fully focused on our development in AZ but I'm definitely curious if you decided to move forward!

    Hi Rob, we live in Orange County, Ca and own an investment rental in the Disneyland Resort area. We currently have it under LTR and trying to figure out how to convert it to STR. Anaheim banned STR in 2016, so I’m now thinking about monthly rental ie 30+ days and setting up on AirBnB. What are your thoughts on that model in the Anaheim Disneyland Resort area?

      What I tell people is it cant hurt to try!
      If you have some finances saved up try it for a month or two but thinking of 30+ nears Disneyland could be questionable.
      Just have to put yourself in a guests view asking yourself what other attractions would be come here for 30+ days. Hospitals nearby? Traveling Nurses? Business people?

I would love to see a video about the process you go through to verify land use/zoning for new properties that buy and develop.       Generally, you will want to take a look at your planning and zoning code to see what land uses allow what you are looking to do and give a call to your planning and zoning department to discuss! Are you looking to do something specific at this point or just brainstorming cool ideas?

    Im looking to start form scratch LOCALLY as I only have 20k to use and work fulltime on cars.
    My question is this;
    Being a handy man capable of using rain catch/solar/wall tent stuff, whats the shortcut process to finding out if a County allows this type of camp site on a wooded piece of "unusable" land posted for sale?
    Im thinking you just have to start making phone calls?

      You're going to want to either review your planning and zoning codes to see what usages are allowed with different land zoning and give a call to your local planning and zoning department to see if they can help tell you determine what the process is. Hopefully that helps!

    If I was to get an FHA loan at 3.5% or less down, can't I not air b and b that property because of the rules regarding the FHA loan?

      It HAS to be your primary residence. Meaning, it's where you live. You can't just buy the property and turn it into a business. The one big stipulation is that for it to be permitted as a rental, you have to have lived in the property for at least a year.

      What location are you looking at? We are in a similar situation and have been in development of a property for about a year in northern AZ, it's certainly a process but we think it will be well worth it!     Is anybody familiar with renting their house on an fha loan? This March I will have lived in my house for a year and from what I’ve read I believe you’re in the clear to rent your house out as long as you’ve lived there for a year? (FHA)

    Ok I’m sorry...this video is great, but I do have one question: how in the HECK are you building TWO geo-domes for only $63,000??? Unless that’s the price for EACH dome. The frame package alone is like 15-22k. So you’re only paying 15k for the full build out for ONLY ONE??? The numbers aren’t adding up brother. Please clarify. Thank you!

      Also, does that 63k for 2 domes include the site prep, foundation, deck, amenities, utility connections, furnishing, and permits? I mean...again, for one dome, that makes sense. But for two? The numbers just aren’t adding up bro. Hope to hear back. 🙏🏼

      Pacific domes run about $7-12k a pop.

      @@Robuilt the smaller models, yes. You’re right. But the build out is still the costliest (is that a word?) part of it all. Is your 63k for both including deck, foundation, permits, furnishing, utility connections, etc? Again, just trying to get clarity because I’m working on a project now and we want to add domes as well.

    FYI the last option of renting out a rental is definitely against landlord tenant code in many cities. Be careful with that one.
