As someone who is just renting out a small one bedroom apartment above my garage close to a college campus it’s pretty easy to make $1500 to $2000 a month and I block off dates pretty regularly when I am out of town or don’t want to deal with it. When there are big events in town I have had $3500 months
House Hacking and Glamping/Camping are where I'm at. Great place to start IMO. It has taught me how to host and how to create experiences that guests desire. Big thanks to Rob and his channel for constantly encouraging me to grow.

I got my first condo in FL 2 years ago. My first month (July 2019) I made $3800 net revenue and in 2020 I made $12,300 gross revenue but I felt like I could have made a lot more because my property manager didn't even have me listed 6 months of the year. I terminated their contract and bounced around till I found a good property manager. So in Feb 2021 I bought a second condo in the same building, spent $40k renovating it (I know, crazy/stupid) but now I have two condos in the same building, I got that second condo renting by June 3rd and now (Aug 10th 2021) I've made $38k with both condos just since April 2021. A lot of lessons to be learned here. I've learned a lot too! My PM manages both of my properties and they exclusively use AirBnB where other PMs were not using AirBnB for various reasons and I saw that as a red flag. One of the benefits of using AirBnB is that AirBnB sends the state tax to the state so now I don't have to manage that income and pay it to the state later. One less thing to worry about.

Left LTR completely for STR! Closed on my first Gatlinburg cabin in June and after booking ~$10K in our first month we're under contract for our second! Airbnb can be life changing income.

I’m an OG. Watching your journey. Congrats!! I have a large lot in Williams. Views are 360, and state trust on 2 sides. Lots of land space. Views of the GC, red butte and San Fran peaks. Nice location for GC, havasupai, flagstaff, Sedona, Oak Creek and so on. I want to offer glamping there. I’m still undecided what to put there. I know you have one not too far off from my spot. I’d love to hear more of your thoughts on that location.

Thank you for this one! I needed to hear this. I have a question: How do you know if a particular area is over saturated with short-term rentals? I’m 2 hours west of Joshua Tree. I work remotely as a RE appraisal reviewer, so, I feel like I can self manage. I also feel like it’s too late. I just reviewed an appraisal out of Yucca Valley today with an SFR, an A-frame, studios, and glamping tents. The monthly rental for this place was $6k a month. It inspired me to consider this again.

Hi Rob, great content. How do you deal with Debt to Income ratio limits when trying to buy new units and faced with the fact that most (if not all) lenders don't consider STR income when calculating DTI ratio? Thanks!
Loan officer here- just as long as the income has been consistent for two years you should be okay. I’ve done a couple of purchases and was able to use STR income. Key note is that it has to have been consistent for two years.
Right but how do you get around it when you are just starting because you don't have two years of income yet? Like if you want to scale up and buy more properties but the old properties haven't been listed for a year yet then how do you navigate that?
He got money from his folks to get started. He explains that in one video. You can't usually get a loan at all if your broke. I can't get a loan but owner finance options helped me out but you really have to look
Always love watching your videos! We are building a large 850 sq foot ADU in our backyard and are halfway done. We have been going back and forth between long term vs Airbnb. Not really in a destination setting but in LA suburbs and close to a couple colleges. Rent is on the higher side here. Any advice would be great! :)

Where did you get your initial money for the down payment on your first property? Were you saving up to it? I know you mentioned having financed units several different ways at this point. As someone in my late 20s with little savings and 30k in student debt, do I just do my best to put together a business plan and market analysis for the area I want the property and then cross my fingers walking into a bank
Don't forget about the Taxes hosts pay when Airbnb'ing. Like Occupancy Tax, Lodgers State Tax, Business Tax, and potentially Self-employment Tax. Thankfully you can still make more than long-term rentals. 😍

When you say maintenance does that include what you budget for future repairs as you would in traditional rental investments? Or just regular required maintenance and immediate repairs?
@@Robuilt it is, but it also shows the power of the str investment for wealth building. He only started like 2 years ago, so with a ton hard work and teeny bit of luck we can get there. Just bought our first investment property in @&@e, €$. At the moment it is only land, but working with builders now. Should be ready in a year. You and Tony helped us get the push we needed to start our journey. Thank you!

Do long-term on Airbnb! Rent your place out for 28 days at a time. Best of both worlds. That's what I do in LA!
