One thing I did while trying to buy in ibeju lekki was get a lawyer. This is something people ignore when trying to buy land/properties especially in lekki Ajah area. My lawyer did due diligence from the state all the way to the corporate affairs commission and I paid the required charges for that. I don’t trust real estate agents or real estate companies!! Get a lawyer that will confirm the authenticity of the land from the surveyor general office and every government agency that deals with land and properties

My dear, you're wrong there, not all lawyers will carry out that duty, as well as a real estate agent or a realtor as you said you don't trust us, some of these lawyers, they'll take your money, give boys at the gate some small change, and the boys will produce some documents that looks like government documents and bring to you, and for your mind you'll think they lawyer have done heaven and earth job for you, if the lawyer you used treated you well, doesn't mean all lawyers are as good as him, not all lawyers have integrity or shame. We've dealt with lots of lawyers in our 8years of service in this real estate sector and i can tell a good lawyer when i see one. Many of them, don't know anything about land documentation and the documents. I know some, i had to teach them what some of them know today in real estate. There are Real Estate Agents/Realtors like us that do a better job than some of these lawyers. Some lawyers don't even know how a genuine government land documents looks like. Many of us Realtors have handled these documents more than the lawyers and can really tell fake from original. Even Surveyors will collect money from you and give you a provisional survey copy without you knowing it, and you'll think they gave you the original copy. But you need a realtor that's genujne with integrity, that have had long time experience in this business like us, to help you differentiate between an original copy to a provisional copy. With provisional copy, you can't apply for C of O with your DOA. Try to know these things and don't misinform others on not using a Real Estate Agent/Realtor when buying their properties, they right Realtors, like us, will guide you properly and let you know when you're making mistakes with your lawyers or surveyors. PS: Corpaotate Affairs Commissions only oversee registration of business names and companies in Nigeria, nothing concern them with land documentation, that's not their jurisdiction. I bought a 450 SQM in Karsana Abuja from Kairos Hof in 2022 for #7.5M naira with no survey plan, physical allocation, no R of O or C of O for it aside from a letter of intent from a previous owner. After pestering them for so long I ask for refund and finally got my money back. I could care less about the depreciation of my money but glad to get it back. I think one of the solutions is , if you can afford it, is to buy a ready made property, if possible , minimum of 4 years old with good track records, documentation . Then employ a good lawyer, a good surveyor. Never never trust an agent. 90% of them are dishonest, untrustworthy people.

Yes it is the government's fault. This is why you have government's in case you don't know. In Nigeria, the people in government either don't know what their jobs are or they set up these things so that they themselves can take advantage of the lacuna in the law. I believe both the government and so-called celebrities are contributing to the problems we face in the real estate sector in Nigeria. I recall purchasing land in one of the popular estates in Lekki, one of the top estates in Lagos. We were allocated the land and shown where to build, both physically and on paper. However, when we were ready to build after a few years, issues arose. We were asked to pay an additional sum of up to 10 million Naira and also yearly maintenance fees for the land after few years ,which were not previously discussed. When we attempted to sell one of the properties to cover these new costs, we were told we couldn't sell it ourselves; they would sell it on their terms. These issues have persisted for years, often targeting those living abroad.

Never buying a single property in Nigeria. Bought Properties in Rwanda even without being there before. With a property owners UPI, you can check every details of the land owner online. The agents were surprised I was involving a lawyer to assist me. Heaps of people are sincere and when you're not, jail time await you. We don't have system(s) in Nigeria where people can login to see what's happening with a property or even with other services. #Shame

They practically fight with realtors for commission instead of doing verification. Three things are important: due diligence through a surveyor and a lawyer, a physical inspection of the property and a background check on the real estate firm. I’m in real estate. I can tell you that that many prospects/clients don’t like to follow due process. Companies like ours are avoided by the clients when we begin the due processes. We always tell them to get their lawyers involved but you’ll hear things like, I don’t like lawyers and they just want to make money.
This is why i never had any interest in land in this country. Land problems predate the present crop of criminals called estate developers; youll be arguing property case in court for 30 years. Is not true, if you've to engage a lawyer, engage a property lawyer, also there are lots of these lawyers without integrity, only after their money. Now, the same way a buyer will pay lawyers to do due diligence for them, these same buyers fail to pay realtors to help them get the right genuine properties to buy into, they will tell you, they want to buy a property, and they want you to search for it for them without paying you for that, because they met you online, but when they go to some of these big real estate marketing companies or lawyers office, the pay for consultation just like doctors charge for consultation nowadays. Until buyers begin yo get it right, some of them will keep making mistakes

If you are in diaspora and wish to invest in Nigeria kindly involve your lawyer and a surveyor too for them to carry out due diligence for you. There are so many real estate agents and companies that are still genuine in Nigeria.

They return the original document to its original place and give the copies to an accomplice in the Lands Registry office. 3. The accomplice in Lands Registry verifies the documents and obtains blank original documents for the plot. 4. The information from the copies is transferred exactly to the new original documents, resulting in two originals with the same information-one with the real owner and one with the fake owner. 5. When they find an interested buyer, they gain access to the property through the help of their informant and show it to the buyer for viewing. 6. They insist that all transactions go through their lawyers for due diligence, transparency and authenticity of the transaction. 7. The buyer's lawyer is asked to contact the fake seller's lawyer to receive copies of the property documents for verification. 8. Copies of the documents are provided to the buyer's lawyer, who verifies the information with Lands Registration. 9. The buyer's lawyer confirms to the client that all checks are complete. At this point, perpetrators have struck gold because the entire scheme relies on the trust the client has in their lawyer. 10. Once the buyer's lawyer confirms the documents are exactly what the records are at Lands and authentic, money is transferred to the buyer's lawyer from the buyer in trust, and the deal is finalized with the fake owner's lawyer. After this, the money in trust is transferred to fake owner’s lawyer. (In trust) 11. Once the transaction is completed, the perpetrators vanish, leaving the real owner unaware that their property has been sold elsewhere. I am a realtor in Lagos. This issue is deeper than you think. Even some Lawyers are self-centred. They are more interested in the commission on the property than the safety of the property. They practically fight with realtors for commission instead of doing verification. Three things are important: due diligence through a surveyor and a lawyer, a physical inspection of the property and a background check on the real estate firm. I’m in real estate. I can tell you that that many prospects/clients don’t like to follow due process. Companies like ours are avoided by the clients when we begin the due processes. We always tell them to get their lawyers involved but you’ll hear things like, I don’t like lawyers and they just want to make money.

I live in USA and with all I have heard and seen l will not invest my hard earn money in the big cities in Nigeria or Ghana, I will keep my money in usa and invest in real estate here as I am presently doing. If the government care about this they will go into this and straighting thing up.

Is not true, if you've to engage a lawyer, engage a property lawyer, also there are lots of these lawyers without integrity, only after their money. Now, the same way a buyer will pay lawyers to do due diligence for them, these same buyers fail to pay realtors to help them get the right genuine properties to buy into, they will tell you, they want to buy a property, and they want you to search for it for them without paying you for that, because they met you online, but when they go to some of these big real estate marketing companies or lawyers office, the pay for consultation just like doctors charge for consultation nowadays. Until buyers begin yo get it right, some of them will keep making mistakes
Banks, Telecoms, Real Estate, Oil Firm, etc are guilty of corporate fra,d in one way or the other 😅

Even with due diligence, you can be scammed. I know of a scam that thrives on “due diligence”

1. The perpetrators, working in pairs, acquire an original document related to a property or house through an informant and make a photocopy of it.
2. They return the original document to its original place and give the copies to an accomplice in the Lands Registry office.
3. The accomplice in Lands Registry verifies the documents and obtains blank original documents for the plot.
4. The information from the copies is transferred exactly to the new original documents, resulting in two originals with the same information-one with the real owner and one with the fake owner.
5. When they find an interested buyer, they gain access to the property through the help of their informant and show it to the buyer for viewing.
6. They insist that all transactions go through their lawyers for due diligence, transparency and authenticity of the transaction.
7. The buyer's lawyer is asked to contact the fake seller's lawyer to receive copies of the property documents for verification.
8. Copies of the documents are provided to the buyer's lawyer, who verifies the information with Lands Registration.
9. The buyer's lawyer confirms to the client that all checks are complete. At this point, perpetrators have struck gold because the entire scheme relies on the trust the client has in their lawyer.
10. Once the buyer's lawyer confirms the documents are exactly what the records are at Lands and authentic, money is transferred to the buyer's lawyer from the buyer in trust, and the deal is finalized with the fake owner's lawyer. After this, the money in trust is transferred to fake owner’s lawyer. (In trust)
11. Once the transaction is completed, the perpetrators vanish, leaving the real owner unaware that their property has been sold elsewhere.
I know of those who ran this scheme amongst many others indistinguishable schemes successfully in Nigeria and outside of it.

As usual we like to run B4 we can walk. Govt/states need to put in place basic requirements for land registration, doc management & verification, regulation, standards, grievance/complaints procedures etc. Haven't tried buying but I remember from my father's experiences it's a mess. Seems like nothing had changed, same scams same issues

Additionally to the advices i see here, even after all verification, try to place the agent or persons in charge on surveillance to know where they stay, before and after payment, just in case.

Bought a plot of land@Oba Anambra state for 2m just 2weeks after payments sm1 was building on the same land, the seller claims he was not away his dead brother has sold d land b4,i asked his for refund he said he has used the. money and took me to a different land and asked me to add another 1.5 cos he thinks the new place is more valuable after months of battle with some help i recovered just 2mill ,lost 250k i paid for agents fee nd traditional rites😢

As a realtor, I advice next time buy from a well known and genuine real estate company, also involve your lawyer and a surveyor when doing so.
