@@MrNncon ya it's a working town and use to be cheap...cheaper. I guess though we have to save the worlds refugee's and pay Trudeau to change the weather for us. We just moved to the Old Strathcona neighborhood a year ago and it's GREAT! 20 min walk to the U of A And a quick 4 min drive to the hospital. 3 blocks walk to Whyte Ave!
*Only complaint is that Edmonton in general has a growing homeless population and that truly needs to be dealt with humanely. And quickly.

i love Edmonton i hate that i look around and cant fathom raising a family here. Fix the drugs, never had to step over a body once in ontario on my way to work. Now its everyday here.
Old Strathcona has a problem because it's Edmonton's most politically left-leaning district due to the proximity of the university and because of its gentrified neighbourhoods and wealthy residents full of guilt for their higher standard of living. Leftist policies actively enable street bums to be high on drugs and unruly in conduct; to stay out of jail and dodge mental health treatment. Leftist policies allow our public parks be overtaken by encampments controlled by gangs that work as open-air drug markets and crime hubs. To make change, vote accordingly.
I almost ended up on the street during covid due to mandates. People will figure out the west is being scammed on many fronts. The longer it takes however the more people dropping out you will notice.
Sherwood Park has a huge number of trails through the whole place and even a walking/bike bridge which crosses the North Saskatchewan Rive and ends up in Rundle park in Edmonton. So there is a way to either walk a sidewalk or take beautiful trails all the way from east to west and into Edmonton. There is even a ski hill.

I am 15, and i have lived in edmonton my whole life. As a teenager, i can say that its a good city there's a lot to do, it has culture, there are many events throughout the city. But it can also be 40°c and -40°c in the same year

Edmonton is pretty good, just don't take the bus, go out at night, don't go north,south,east,west, or central, pretty much stay in your house and get the best security possible. Then it's not so bad

I dont know where this is going as i just clicked on it but all i gotta say is stay away from a lot of the new development, im specifically referencing my experience with the west side. Lots of issues on the rushed projects not to even mention the minimal yards, fences, space etc. Houses/duplexes there may look pretty but the engineering and construction just screams cash grab.
Furthering that while there is benefits for those new development areas there is the negatives in having a level of exclusivity and privacy by typically being a subsect of housing with a main entrance and possibly one or two other ways out of the labyrinthian layout. Seems cool to have this big welcome sign in your neighborhood and typically keeps through traffic off the streets there. However driving them in peak traffic times is a chore i wish on nobody. Prepare to leave extra early as more than likely your job is on the other side of city and there is a potential of unavoidable contruction since you are all funneling in and out the same direction.
Being on the grid based, in the modest living homes of old development the benefits well exceed the negatives. There are small steps you can do to protect your home rather effectively, as the potential for homeless straglers and random through traffic is at a higher potential. The properties were built back in the day when space and freedom were valued by builders as well as typically more structurally sound homes. There is more of a blank canvas that you can create the property you desire and transform the home as you progress through life. There is the chance you might need to make some vast changes to plumbing or electrical depending on whether or not it has been renovated in the last decade or two but cost to comfort i feel it is the way to go.

I appreciate your information but you might want to check the Acheson area. There’s a whole new development going there called Kingslet with a number of builders building single-family homes. It is a huge new development.

Move from Toronto to the so called "north side" in Delton, not bad at all, very quiet neighborhood even a little boring tbh. The more problematic areas are closer to the 118th and the quadrant East of Gretzky drive and south of Yellowhead (in my opinion that quadrant is the one that gives a bad rep to all of the northside). Similar to Delton are Athlone, Calder, Kensington and Rosslyn, lots of houses that give you good value for your money and the neighborhoods are not bad in their most parts. The farther you live from the 97st the more quiet it gets. What people called "north side" is really a mix bag with several okay neighborhoods, specially for first time home buyers (and living close to the Yellowhead makes the commute to the industrial areas easier). My two cents as someone who moved to the northside.
You said right. I live in a mature neighborhood in Londonderry called Kilkenny. Absolutely a beautiful neighborhood with very nice houses. Live in my house since 1972. Renovated many times, and it's better than new. This city has been my home for 66 years. Love it.
I have two homes in the “ghetto;” they’re actually pretty decent neighborhoods.
I think many people in edmonton don’t really understand what bad neighborhoods are..
The junkies in Chinatown are pretty bad; but other than that edmonton is a hidden gem. I feel their winters aren’t even that bad either.
@@modestacattaruzza7400yup. I live in Clareview. When I moved here 20yrs ago it was nice and quiet lol. Now the traffic is horrendous. I live in a townhouse. Only issue is the smoke and pot that is constantly in the air here. Condo board couldn’t care less.

The crime we are experiencing in Edmonton has spiked over the past few years. Gangs of kids in the middle of the night vandalizing cars, property without fear of consequences.
Lots and lots of drugs and homeless now. We have grown up to be. Real city now lol.
And taking the bus and LRT are like playing Russian roulette lol.
Theres homeless drug addicts in a bunch of areas you didnt mention. Its a total dump. Bars on the windows, crack heads, very frightening to be in and around these areas. Mostly in the downtown area like 95th street mccauley, boyle street. Even alberta avenue area is bad. If you dont believe me go walk around after 8 or 9 at night a few times and see for yourself
They are everywhere in the city

I’ve lived in Millwoods for 6 years and never had an issue. I used to live in St. Albert and I really prefer Millwoods! It’s very multicultural here and there are many young families but I’ve never had a sketchy or weird vibe roaming around my neighbourhood. It’s affordable and like you have mentioned it has more of an authentic, real people live here feel it’s a great option. All of my neighbours are very sweet and kind and people. I also appreciate that the homes have much more character and variety. I find the new aesthetic of the modern build houses to be quite bland and cramped together. Plus no one really cares how you choose to decorate your exterior and even walking around the area you will see so much personality in the homes.

Ive always said millwoods is only “millhood” if you yourself are part of the “problem”. Ive really only had one particularly sketchy experience in the 10 years i lived in that community! Would recommend. Drivers are terrible though but thats edmonton for you 🤷🏻♀️. The new LRT is great for transit too!
Millwoods was "bad" about 15-20 years ago and the reputation has carried on but it hasn't been even close to one of the worst neighbourhoods in a long time. It's just full of Indians.

No way homes directly around the university area are 400K! The older homes sell for at least 1M and infill homes start at 1.2M

As someone who just moved to this area. Don't live inside the city unless you have a job in downtown where you want to be close. It's worth living outside.
Sherwood park is my fav but is more expensive for houses there. I would hit a St. Alberta or Fort Sask. Beaumont seemed solid when I looked too.
Do any of your videos touch on rental areas for singles and couples? Are those two groups of interest to Alberta immigration?
We only want Conservative voters to move to Alberta, I do hope they triple the amount of rural MLAs so that we will remain a Conservative province for ever. Remeber, EVERY benefit you moved here for only exists because of our Conservative government history.

Idioms like that do not suffice when discussing a city 30 to 40 km across where wheels of some kind are an absolute necessity.
Also the people who live in Beaumont, Leduc, Spruce Grove, Stony Plain etc do so because they can get a house with land for as much as an apartment in Edmonton and because they have cars to make the massive distances navigable. There is no way to live around Edmonton but work in Edmonton without your own transportation period.

I'd like to see a video on strategies that people with good income (~$80,000/yr), but less than $10,000 in savings due to paying down student loan debt can buy into single family homes in good or upcoming neighbourhoods. Are people just pooling extended family resources to buy a houses, or do I simply have an outdated concept of a "good income"?

Just north of the Yellowhead. Kensington, Calder, Rosslyn are all good, quiet neighborhoods with quiet rentals. They get better the further you get away from 97th street, but the actual residential areas are quiet and have bus routes direct to NAIT.
My guess is the neighborhood is the south end of McCauley neighborhood closest to the LRT tracks. The only problem with that neighborhood is how many homeless people live in more than one area of Edmonton year round. Most of them come here hoping to get hired on in the trades. Edmonton for the longest time has been a blue collar city. That is beginnning to change.
In leduc because of highway you also get a lot of drugs.
So where is this wrong neighborhood?

There are homeless EVERYWHERE. Live near a park or the river valley? HOMELESS EVERYWHERE. They have more rights then those of us who pay foir their existence. Edmonton has 2 justice systems one for the homeless and one for those with jobs they can tax/fine to fund the homeless.

There is literally no gap between nisku leduc and Edmonton.
Resons to move to Shrewood Park:-
1 A lots to parks.
2 You can judge city by knowing that there transit centre has open public washroom. Also clean one. Also they have double decker buses.
3 A lots of roundabouth insted of shitty trafic light.
4 Most importantly people, I was a wallmart employee there for whlie and people would come and great me or nod, I can not imagin at that scacle in Edmonton. I also used to check store's sale figures which was a lot compare to other stores and there where ocaicanally shoplifting but not like clearview where they need a security gurd or kingsway where they need peaceofficer.
5 Not to forget low property tax and amazly traditionaly looking libary not like modren art garbage design of edmonton libarary
6 You get small town vibe where all people know each other well and you are also next to city.

You didn’t touch on just east of Downtown. I’ve read McCauley and Cromdale have a lot of crime, but are there pockets where it’s not so bad? Say between 97 St NW and Beverly Heights and closer to the river valley?
Cromdale (the infamous Coliseum area) and east of Gretzky drive are difficult areas in general, however, you may be able to find some gems there. My advice: if you are looking at a house in those areas pay attention to the whole block and see if the neighbors take care of their homes, if most houses (and people) look clean, neat and well maintained then it is a good sign, otherwise look somewhere else. Avoid blocks with boarded houses, houses with siding or roof very deteriorated and houses with scraps and garbage all over the yards. One bad neighbor may be a total headache for the whole block. I live just east of downtown, right in Boyle Street, which the city has been trying to "clean up" since the 1960s. I've loved it from the moment I moved in (except for all of the shitty Impark lots which have been the result of past attempts to "clean up"). It's widely perceived as a scary neighbourhood, and 20 years ago it would've hosted some of our most infamous stabby bars (corewards, our crime severity indexes and violent crime rates peaked back in the 1990s). My experience living here has been that it's actually the quietest place I've lived in the city, which is probably partly because the suburbanites so vigorously wring their hands about it.
TBH, pretty much all of the perceptions of crime in this city are largely overblown (with a tendency to invoke selective perception to highlight particular incidents and extrapolate them as the norm). What is around is overwhelmingly petty or drunks fighting each other. It just intends upon if you're comfortable with seeing homeless people, because some folks perceive that as crime.
Rather than it being a matter of pockets being okay, it's more of a case that pockets are bad. You can even find nice places in the Alberta Ave neighbourhood if you get away from the terrible stroads, where you will face most of your peril, and mostly in the form of aggressively shitty drivers.
North close in too - 107ave is basically drug / hooker alley. That’s why it’s so hard to sell Blatchford, it borders slums.

I am a on call security guard in two security companies and I seen a lot of areas of edmonton , first thing is avoid downtown because of a lot of homeless stays in resident bulding stairs also many downtown buildings are old and having lift breakdown is common and then avoid any 10 min walk distance near to any lrt station excpt millwoods, gray nun millbourn and davis, aviod any transit bus center in north also Leduce is worst city. I recommed first Shrewood park one of best places in canada to live, secondly summer side and if you like big house on affordable budget I would say Beumout.
