I would only change two things: I’d move the grill so it’s not as far of a walk (probably off the edge of the lanai), and I’d splurge for $20 and put those LED light strips on the pop-up vanity mirror in proper aluminum channels with frosted lenses so it actually looks like that job is finished ;)

Nobody on Oahu, but I am looking at expanding. As for the solar, a lot of these properties at the higher end are part time residences (like this one) so the investment does not pan out.

We generally have 2 property tax rates. Owner occupant and investor. Owner occupant is currently $6.15 per $1,000 assessed value, and the investor rate is about 11.10 per $1,000 assessed value. There are also deductions for owner occupant. Also, we under-assess by a lot. On this house the tax was the investor rate and came in at 32,042.46
If I recall, they were not using the property much. They did not live here so they were not really moving, just not keeping this property in their portfolio.

Mike, if I could give you a little advice, if you're showing a video of a house, show the best thing first. Not a guest bathroom, not a 6 burner stove, or a countertop, show the very best thing about the house first. In this case, walk straight through to the view of the ocean and back yard.
I semi disagree. I’m a videographer and I think leaving a bit of anticipation for the “best part” that is the outside/view is best. Shortly showing it with glee then saying we will get back to that is a good tease technique. However I do think Mike does stay on the small details a little to much. Just pointing it out and tapping the item then quickly moving on will do. For being a one man show though, Mike your doing pretty great.

But you can get a guest bathroom or a garage or a 6 burner gas range in Omaha. I'd give them the money shot first, and then, if they're still interested, show them the inside of the house. Hi Mike, not sure were this house is located. Last time I asked you about the lave flow and never got an answer. The big island is made up of 9 zones and in 1 and 2 and maybe 3 you should Never build or buy homes in those areas because they can be burned down when the volcanos are active. I live in Florida and no zero about Hawaii and the big island. Let be know or I will stop watching all of your houses.
This one is up in kohala in LZ 9. I'd have to disagree with your analysis on LZ 3. There are a lot of misconceptions about what the different lava zones mean. For example, LZ 3 means "1-5% chance it has been covered by lava since 1800 and 15-75% it has been covered in the past 750 years" according to the USGS. Are you a serious buyer?

I'm not sure about the water softener- those are pretty rare out here. Humidity is pretty low up there compared to the rest of the island.
