One other thing. If your real estate agent recommends a certain home inspector, get a different one, because the recommended one was getting a kickback from the realtor in a set commission fee. Probably about 3-5% range. Plus the fee you pay him, so they are double dipping, serving nobody but himself!!!

I was gonna leave a similar comment. If your realtor recommends a home inspector that's a big red flag!! 🇨🇳 Thank them for their time then turn around don't walk but run away!! They're giving kickbacks to the inspector to overlook any problems that will affect the sale.

“It is difficult to get a man to understand something, when his salary depends upon his not understanding it!”
That said, it's hard to tell who the competent guys are, and real estate agents will know who are the people who find flaws that mess up their deals.

Also, do everything you can to be an educated home buyer.
Watch this show and others like it.
Go online and get the building codes for your country/state/province/oblast/etc. (You can ignore everything commercial, which makes for a lot less studying).
Use your knowledge to ask questions, to point out defects, to ask why an inspector did not mention something you noticed.
Everything you can get in an inspector report is something you can use to negotiate the price of the house down or require be corrected before you buy.
AFTER the sale is too expensive a time to find out what was missed.

I have been a fan of the Holmes' for years. I also enjoy watching other home renovation shows. I have to admit, after watching Mike for so long, I am always seeing mistakes in my other shows, lol. To be fair, I see Mike critique things in his later shows that he himself did in his earliest shows. I just wish we had someone like Mike where we live. I've had shoddy work from almost every contractor I've hired.

Before buying that house this family apparently would have needed a roof inspection, an HVAC & insulation inspection, a structural inspection, an asbestos inspection and an electrical and a plumbing inspection, as apparently "home inspectors" don't need to go on the roof, in the attic, or open the electrical panel or actually check the heating system or look at anything below the surface. - Glad this sweet family actually got everything fixed in their modest home.

    • @TheWabbit
      @TheWabbit 6 місяців тому +3

When My Daughter bought her house, I was lucky enough to have a friend who was a high rated home general contractor, always busy, so I asked him if you were buying a house who would you hire to do your Home inspection? He gave us a name, he charged about $100 US more than other home inspectors but spent 3.5 - 4 hours going through the house. He wrote everything down and took a picture to accompany any issues he found. She was able to renegotiate the price based on those findings, giving her the money to fix the issues and also a heads up on a few items that could use improvement.
He went into the attic and onto the roof also pulled the floor and wall duct outlets to look for possible asbestos, He explained if he had found anything that looked like it He would've recommended for those specific areas and that he always recommends getting an asbestos company to check the plaster on any home built in the 70s or before? I believe it was.
The good news is there was no asbestos tiles, or duct coverings that needed special attention.
She's been in her house 12+ years and his inspection was 100%, she ( and now they ) have had no issues that weren't pointed out and have made improvements based on his recommendations such as adding more insulation and upgrading windows and doors.
If you want a home inspector find a highly rated contractor that's been in buisness for 5+ years and ask if they do inspections or if they would recommend an inspector. You'll also then have a good contractor if you need improvements.

I just love Mike Holmes reaction to bad things done to a home by Contractor's that have sometimes even put the home at risk for fires, etc. etc. etc. It's also a shame that there was not a House Inspector that came through the purchase of this home requested by the homeowner. It's frustrating for sure for the new homeowners for sure.

The average person does not understand all the nuances about home construction or inspection. Unfortunately neither do most of the home inspectors. While it is great that some of these come from the trades they may be great in their field but not great in all the fields. The best inspectors are Architectural or Engineering Technicians. They have a good understanding of ALL trades work, thus are better qualified.

Maybe the moral of the story seems to be to pre-research home inspectors BEFORE going house hunting, interview them, and have your own already picked out, and DO NOT EVER use one suggested or recommended by the realtor. I suspect there is a conflict of interest there. The realtor just wants the house sold so they can get their commission, and the "inspector" may well be willing to overlook issues...possibly for a kickback???
Wondering why it seems 90% of these kinds of shows are filmed in winter & snow!?

  • @gusmueller4413

the pattern seems to be: the realtor finds you an inspector who has an interest in not skuttling the sale, so the inspector doesn't find much wrong. i've seen this over and over, and yet this key point is never really made by Mr. Holmes.

Home Inspectors while often Licensed, should be Required to be Insured and Bonded. It would then become rather obvious, the Insuring Companies would Require them to have Specific Minimum Training to help ensure the Company will not be paying out claims. Of course States, Provinces, or Municipalities Could Require Qualifications, and Specific Minimum Insurance, Prior to Issuing Licenses. Either possibility requires the ability to File Complaints and a System of Recourse. Insurance Companies would certainly be able to push it Faster. After all, they Exist to make money for Stockholders. Politicians can draw issues out until everyone gets disgusted and goes home.

Mike, im begging you. Please send help my way. I just bought a house 2 years ago with cash and stipulations from the seller that its as is. Problem is i was nieve and didnt know what to look for. House was old and i knew it needed work but wasnt expecting the amount of work it needed. The seller put lipstick on a pig and called it beautiful. The floors have a paper thin sticker on them. The floors are like a trampoline. My kitchen floor slopes to the outside wall, my floor joists in the bedroom gave way and i had a big hole in the floor. The nails rusted out and 4 joists fell. The toilet floor bounces everytime i sit on toilet and my toilet stack has a big crack in it. No insulation in the walls or attic, windows look newer but there is no trim around them or insulation. 3 old wall propane units in the house that give me headaches. Electrical problems. The lights in all the rooms dim when i use microwave. No ground port in sockets. When it rains i have to mop the bedroom floor. Outside i have a detached garage that has all rotted sill plates, rotted studs, garage door doesnt seal up, breezeway thats sinking down, insolation is espestos, ceiling is bowed down in the middle and no insulation. Right now im working on my yard drainage. The septic runoff goes directly into the tile, yard floods and my property smells like septic. Sidewalks, garage floor and patio cement is only an inch thick and is broken/cracked everywhere. Electrical in Garage is ceramic fuses and old wiring with no ground. My trees are all dying because of the flooding. County wont fix the town storm water drains so everyones storm water ends up in my yard. Roof needs redone, soffits have holes and i get critters in the attic. No window trim on the outside. Gutters hold water. My cistern is under the kitchen which makes my joists wet. No joist hangers and subfloor is inadequate. Crawl space is narrow so i cant even get down there to fix anything. I cant afford to fix things but i cant even sell the house in this condition. Im begging you please send me some help. I cry everynight because my house is a mess and i should have never bought it. I dont know wherelse to turn. Im sick all the time now. My dogs bring the mud into the house and it turns into dust. Dust that smells like septic and im breathing it in. Please, i beg you to help me. john2willis@yahoo.com

Never use the home inspector recommended by your realtor. That realtor gets paid when the deal closes. Their priority is getting the deal closed. What happens after that doesn't matter to the realtor. Your house can collapse, as long as it happens after they get paid. Cynical? Yes! But, you need to take control when you are making a purchase of this size. Hire a home inspector that works for you, and make sure they understand that they are working for you, and for you alone.

As usual, Mike Holmes personal touch matters. I feel sorry that he is accused of deficiencies in a subdivision that his company trusted yet he was not allowed to inspect or repair after he heard of the contracted company did not meet his standards. I personally, and I can be wrong, is that I think if he was given the chance he would make it right.

Well not only that, but part of his deal with whomever Mike Holmes lended his name to, was that he was going to get money from the homeowners for his inspections, but most if not all of the homeowners opted to forego the inspections and I'm wondering if Mike even got anything out of that deal besides having his name tarnished by these real-estate vultures.

They won't see things, if they don't know what to look for. In many States, home inspectors are not 'certified'. In Michigan, they don't have to be...just because they claimed to be qualified doesn't mean that they've been trained. Also, home inspectors do not inspect building code. That's not their job at all.
You hired an inspector - not from the realtor - with a certification from a institution (a national one is best) with 5 years minimum of time under their belt.
