On the rental control, it seems limited in most cases to 12 months, or going back to the latest rent increase date. So do not get overexcited on full rental period retrospective payment if you’re in an apertment >12 months. Thanks for the nice content!
Rents in Denmark are much cheaper compared here in Daly City, California. A one Bedroom here in Daly City is $3,000 a month plus utilities. This is only for a Single Person. So Expensive.
That is so Cheap. For a 2 bedroom apartment in Denmark for. $757. Unbelievable. Here in Daly City, California if it is 2 Bedroom unfurnished it is $3,500 a month.
Mario, thanks so much for all your videos, they`re life saving ;-). I`m moving to CPH in 2 months and am in search of apartments now. Would you say it`s better to first find some furnished short term accommodation and find a long(er) term home while being there? I`ll arrive not sooner then some 10, 14 days prior to my first working day. Also, my work is in the center (Amerika Pl.) so I wonder if there`s any area you would specifically recommend (or the opposite). I have a dog and wouldn`t like to live too far, leaving him home alone for a very long time. Grateful in advance for any useful feedback!
Lots of expats live in Amerika Plads, so you could even consider living there as well. I had a furnished rental for a while before buying, that's good - but also, in the end, IKEA is cheap so don't pay too much for that option.
Mario, great content! Why are move-in deposits so expensive now? I am looking at a 3-room furnished apartment, and the move-in price is 95150 DKK. I noticed on your video that the property you were looking at in 2023 was ~30.000 DKK. That's 3x.
No expert here, but think it should be illegal to have more than 3 monthly rate as deposit, might be that they are also asking for 3 months of anticipated rent
@@MarioScianHQ From your experience, are landlord honest about the deposit? Like in Germany I have friends who got back only half of their deposit for the most stupid reasons, like because the pans were "unusable" now...
We're moving from Japan to Denmark. We own in Japan but have to rent in Denmark. We don't have much time to do research as the company accommodation is very short term. There's a lot that we don't know. We actually don't know what we don't know. Would it be unusual to visit a lawyer or real estate professional to ask if our rental contract is fair? We'll be in a smaller area so we'd have time to do this without the property being taken, but I don't know if this follows proper etiquette. Thanks!
You can always check in with a lawyer if it helps you. But if the property is built after 1993 there is no rent control i.e., no "unfair rent". What I noticed is that for many people the first rental is not great but after a few months they can find a better deal.
@@MarioScianHQ Thank you so much for the response! Unfortunately for us, the company that hired my husband isn't paying for our move so everything is out of pocket. So whatever property we pick, we're stuck there until we build our safety net back up. The property is definitely older than 1993, likely 1940s or earlier. We're mostly worried about the landlords ability to increase our rent and put us in a bad place financially. Anyway, I really appreciate your response. We really just don't even know what questions to ask but trying to learn everything we can in the next few days.
Hey Mario, thanks for the video! You mentioned, that cpr number is required for the contract. This is the first time I'm hearing it and I got a little scared. I'm moving to DK as a freelancer ( as an EU citizen), and I'm probably not going to have a local project for a while. Does it mean I can not rent an apartment?
Hey mario thanks for the videos. Is it a viable strategy to obtain a rental contract at a market rate and then try to get the rent suppressed by rent control? Do you know of anyone who did this successfully? Can the landlord kick you out after you’ve done this…? I’m in a short term let at the moment and want to find a more permanent place!
Such a great video! What happens if you do not have a CPR number yet? I'm a EU citizen and if I was trying to get a place as someone who wants to move and get an apartment as soon as I move, what can I do about it? CPR numbers can take some time correct?
Great videos, Mario. I'm not sure how to put this in a nice way, but I see you're using the 'youtube facial expression thumbnail' a lot, I don't think that it's working for your target audience. Looks a bit silly :)
Hello, is it possible to live in Denmark with 14000 dkk in hand,; 4200 dkk per month, no deposit, fully furnished, cleaning products and toilet paper and all utilities included in the rental price., more 800dkk per month danish classes? this is fixed costs i know. Thank you!
Toilet paper and cleaning products will never be included. Utilities can at times be included (but usually there will be an annual adjustment, so just because it is included don't let your tap run 24/7 and think you're covered, you WILL be slapped with a massive water bill for the excess use), same goes for electricity, and heating, if you use less, you get a refund of course, someplaces will have one utility included but not the others, so you can get all possible mixes from all to none included. But you can ask how much to expect for non-included utilities.
I would change the title into "Renting in Copenhagen" or Aarhus.. this dont apply for all of Denmark at all. You can find cheap renting in all of Denmark, just dont be in the 2 big cities, and ur fine.

Moving to Denmark in February! Really good information in your videos!
I agree it might be exceptional but all 3 of my apartment shifts in the last 5 years has been via FB marketplace and I’m therefore a big believer 😀
Nice! Good job!
Great video, as always Mario. Especially for expats, who are dealing with this as we speak. Keep up the good job

Are you sure of that?
What about outside Copenhagen? Such as in areas like ringsted??
Prices for buying and renting are much cheaper once you go out of the big cities

Some places in the US are insanely expensive now indeed
That's just insane. I'm paying $757 a month for my two bedroom apartment here in Denmark.

$757 is actually kind of expensive in the city I live in. You can get bigger ones for less.
That means I can afford to retired in Denmark since you told me the rent of a two bedroom apartment is $757.

It's a lot of cash indeed, but I think the norm is up to 3x deposit, 3x pre paid rent - it's wild
Hey Mario, are you planning any video about insurance companies in Denmark?
No, I just use Undo - link in the video description
Thank you for the video, very useful! Just a question. Do you need the resident permit or the CPR in order to find a rent? Thanks
Many places will ask you for one, yes
@@MarioScianHQ And how can I get my CPR without having a rental contract? Thanks
It would be my dream to live in a perfect country.
Do you recommend to use agency to find an apartment for rent? Do you recommend any particular? I am moving to Copenhagen from Canada very soon
If you move with a company ask for an agency to help, but I hear from friends that it's better to look yourself
What is the "Move-in price"? Is bey bey money? Or like a deposit?
Prepaid rent and deposit

Yes you can do that but landlords are aware of this so don’t think it would be too easy.
Long process. Prepare for lots of paperwork. And the chanse of success is very low.
There are civil org. Who does things like this. So the market regulated.
