The landing strip is your hidden gem. Former private pilot here…you can host fly-ins with tie downs and honestly you will want to consider marketing to private aircraft owners. Bonus if you can provide a cheap car so pilot and guests can drive into town to your restaurant. Check maps tho since close to border, make sure there isn’t restricted airspace too close by. Keep most of the hangar usable as a hangar. And do what needs to be done for the strip to be usable. If you make it a lodge, a lot of hunters and campers fly and have planes. They may not always have a STOL plane for back country but it would appeal to them to be able to fly in and spend the week there. They would want to park their aircraft in the hangar. So keep it so 2-3 planes can fit in the hangar at a time. A group of a few hunters and pilot friends can fly in. Or even if they are not hunters they can fly in as a just a get away with a few friends and pilots. You would appeal to not only hunters or outdoors people but pilots as well. So keep the hangar USABLE AS A HANGAR.

Tires sunk into ground are most likely 'tie-downs' for planes that overflow the hanger. Potentially anyways. If you want to make runway safer, try and put the power lines at the end of runway, underground, that would eliminate any potential wire strikes from pilots unfamiliar with that strip.
I used to seal up individual screws at a storage facility with a clear sealant ..it was a pain for sure lol ..I can't imagine how many screws are on the hangar and if each overlap is going to need those foam insert things..excited to see the progress and what's in store for the property ..good buy and content ..keep up the good work!

if the foundation is settling, check the depth and width of the perimeter building footing. A Engineer can easily calk. a fix for that if needed. You want to check that before you do more work.
I have been looking for a place like that my whole life to make a home out of. Biggest problem is water and backup power to run the place. In the summer the heat in the hangar will be unbearable. Easiest way to cool the hangar is with the Reifers out of 18 wheelers. BTDT. Not that expensive. I wish I would have seen it first I would have bought it right away. Water is an issue and 2000 gallons is not enough you need 4 times that with filtration systems. Airplane Survival Hangar. I would love to live there. You could fix it up on a $250,000 budget. You should get a solar system , so you're off the grid. And you can bring in water. Just conserve it. It was also thinking you could have a Cement. patio or something like that.

I would buy the Shark Aero and park it there. Build RV stops with small bungalows on site. This hangar could serve as would serve as an emergency RV fixing shop, and order some 10kwh+ wind generators to give free power to campers for less. ❤ It would bring great memories to outdoor lovers. And, or open a flying school and build an airport with only gravel roads. All to help dismantle this industrial mindset, history forced us into giving up all our rights to live and be free and be happy. I mean, you already have the next town, so building small AirBnbs next to it or RV campsites and an airport would attract some outdoor people. Buy few used old mobile homes and rent it out to youths and pensioners who cannot afford to live in the cities. So, many things to be done there.

Could be a spray septic field. A fly in and out air B&B would be cool. The hoses in your building are easily fixed. Just like metal roofing you may need to just re screw the panels, the screws have a rubber or silicon washer that prevents water from getting thru.
Lots of ideas coming your way, I don't have any idea as t to zoning and environmental laws, but water and septic is always job one.The first baby step is to rent the hangar for RV parking, out of the sun and wind,use that money and time under those circumstances to see where things lead you, good luck!

Invest in a little bit of money and insulate it, but use some good stuff. Not that crummy stuff. You will be happy you did that. And if it's still too hot, get a swamp cooler. I bought a 4 way which is for the roof and I put it in the patio. And put some legs on it and 38 inch tubes through the window. Because my original air conditioner unit on the roof is expensive to run on. My electricity bill. And I cut it in half. Swamp coolers are great. They really do work. And because mine's in the patio, it's in the shade and that makes it even better. But anyways, nice piece of property. God bless.

Set up a rain collection/filtration system off the hanger to reduce need to have someone fill the tanks.

Border Patrol station is just a few miles down. They scan the desert non stop and patrol these areas HEAVILY to include TX Highway Patrol as well.
