We have 20 acres out in the desert and there are so many ppl who just want to rent out part of the property for the weekend. There’s no water and no electricity and that doesn’t keep ppl from wanting to move or spend time out there.

The good thing is that, from the county’s standpoint, the permit is a two page document written in simple English. $75 dollars an acre?! You DID NOT get scammed. This is done with a survey... Buyers will buy the land with a legal description and approximate location based on google earth/gis work. If they want exact corners, they hire the surveyor themselves and he comes out to stake their legal description

It’s cheap comparatively to other markets but it is essentially wasteland. These individuals may or may not be making a informed decision. Easy financing through a owner financing deals, this type of land really is not financeable through traditional bank financing. If it is, the risk of default is much higher none the less…raw land always is… wasteland is off the chart and first thing to default on when people struggle. Most will never even visit their parcels. It makes me wonder if the effort and work you put into some of these deals really justifies a 10x gain. You are entitled profit, just don’t turn into a guy that profit takes precedence over ethics. You describe this as a good deal for you, I have to wonder if your buyers have any remorse and would say the same thing.

Your not going to commute from them, even if you could no jobs are in readily available in the county. This is rough rough rough terrain.
