Sometimes, Nick, I think that these fixer uppers are much more interesting than the "ready to serve" models, because they allow for the imagination to run wild! I can see a lot of things happening with this property. I think the ground floor would make an amazing master suite, and the tower would be an incredible office space (once you said spiral staircase, I imagined bookshelves lining the walls all the way up the tower!). The kitchen doesn't need much help at all with that fireplace , but knocking out that front wall and adding a balcony for al fresco would be incredible.. The barn could have a pool table upstairs, and a pool room downstairs, and with all that land and those views, the possibilities are endless! Yes, you could move in for 25 grand, but for me, this place would be so much more.. Thanks for another dream, Nick! Neil
There's usually no room for knocking down outer walls and adding balconies on old buildings in these areas, the rools are comparatively strict as far as exteriors go (hence the comment about potential permit for a pool). But I do agree with you, this house could be an amazing home with a little help from an architect and dependable builders.
@@hellosheila you may be right, if submitting plans working with a regional architect. In italy the architects know their regional restrictions and council contacts. It makes a huge difference to partner with local companies. But generally speaking, many regions are very restrictive when it comes to any exterior changes. Even putting in a window in an older facade needs planning permission (and each such application is costly).

I could move in tomorrow and start the kitchen .... The barn floor is scary ..... The tiles in the bathroom will stay , they are to cute .... The floor tiles will look great with a little work ... And it's a perfect place to keep goats and chickens , a part of the cantina can be used for that . The view with the Oak trees is stunning , even in winter . And the price , indeed , is a steal !

Perfectly livable upstairs area to live in after minimal work and you could get cracking on the rest... orientation and views are perfect, good amount of land, reasonable price. Beautiful house with great potential. You could dig the ground floors deeper in the "cantinas" to get a higher ceiling, these old houses often have a sunken foundation. We did this with ours.

I love it! The potential in this property is exciting. Not too much land for those who want to just relax and enjoy their Italian dream but enough to garden and have a pool. I can see the room off the little patio as a wine room already and the patio dressed up for lounging or Al fresco dinners. Beautiful was the perfect word for this tour.

What a wonderful property with so many possibilities! Add the Umbrian countryside and sunsets... Oh my goodness! I saw an art studio in an outbuilding and love the idea of animals.
I can see what potential this property has Nick! For a really rural location in complete peace and quiet, this place could be amazing. It would be costly to get the while house fully renovated, but that's really where the potential is, unless someone's looking for a cheap solution for a small retirement farm to fix up and enjoy with a handfull of animals, and want to focus on the land, the simple lifestyle, which could be lovely too. For a full reno I see multiple possibilities here. The entire downstairs for a remote business, plenty of storage spaces, office, workshop space. Or a great artists residence with huge studio. A family home with more bedrooms could be configured, and the small building turned into a studio for guests or work, or stable for a couple of horses or some sheep to graze the land and a garage. The open landscape, views and absence of visible neighbors is amazing only a halfhours drive to Cortona! VERY cool project, I'd love to see in a couple years how it's been transformed! It's really fun to see these types of properties that are alot more affordable, have interesting potential , yet can be made livable without massive contracting and waiting for years. The luxury houses you show are great to see too, but this stuff is every bit as inspiring. I do love your rummages in old historic homes full of stuff though, nobody shows those places where time just stopped 100 years ago except you! This is a marvelous project, I winder who's the lucky people to embark on this journey? Thanks Nick! ❤

Love the old Oak tree! and great possibilities for studio/accomd. for artist in old barn! 2 floors. spooky down there, don't fall thru the floor! 516 sq ft is a little bigger than my apt at the moment! hand made stone walls - awesome! I love that this is all on one floor on the main or lst floor! Awesome fireplace and tiles would come up beautifully! Double glazed windows (needs a boiler but central heating poss.) What even internet!!! Nope I want the larder!! Could be so great for storing fooood! Love the little blue tiles! Love that terra cotta floor in the bedroom. Yay Full Moon leading us into the age of Aquarius - beautiful. Watch out for those brambles! Purified Water!!! I love this area down below. I can see this as an accommodation for sure! Very totally unique! ACTUALLY most of the lower floor would make a really cool apartment. (all except for the tobacco tower - unless it doesn't smell - I have COPD no tobacco any more!) Tower could be beautiful, install a bell at the top! I want a new bed! Tee Hee. yes i adore the oak trees - we have these here in B.C. lower mainland too! Watch out for those brambles, I love that wood too. beautiful! Maybe I could stable the horse in the garage~! Beautiful stone rooms, possible mini galleries! It is a diamond on the rough. You always know a good time to show us property with the sunlight filtering through. A lot of the heavy work has been done on this property. Needs polishing like the floors, but I can see the potential. At that price, just living a small beautiful life would be easy or a full on big restoration on the secondary building and a complete small farm. What an ideal life for a small family, a place to raise children. I love the enthusiasm you bring, it makes me laugh a bit about “patina” when the wood is falling to pieces outside. I miss seeing your beautiful dog these last episodes but the brambles would have made a big mess in his hair for sure. Thank you for showing another dream property. I think this one will sell quickly and I know the. Ew owners will be thrilled.

its a nice project for someone thats younger then me.. its a little over priced, should be closer to around 150 maybe 200 and I would love to hear the real reason they are selling. if someones got and extra 150k laying around they can spend it on this project and stay busy for the next year.. to much work at any price unless your living there full time. don't make the mistake the last owner did.

A bit of sweat equity and it could be a stunning property, especially for a gardener. The smaller rooms underneath would make a nice root cellar and garden tool storage. Lots of nice little nooks and crannies and interesting features to be included in the overall architectural design. Such little bits of interest. Glad the snakes are hibernating, that could have been awful. This will make a lovely home for someone.
Smart move not walking around in there but you can see the amazing potential I would turn the barn into a guest house and this property is a perfect opportunity to restore and live in home with amazing views

Hi Nick- First time commenting, my wife Carol,myself and our dog Lucca (yes, our favorite town), settle in each Saturday with lunch and a glass of Primitivo to watch your explorations. Italy is our default country to visit overthe past 24 years. The fantasy of owning a place there has morfed into a rental experience so as to explore the entirety of the country. We generally find a country house and invite a group of friends to share the time. We will be in Umbria this May for 3 weeks near Monticastelli with family and friends. I often am exploring my grandfather talking about his uncles Umbria farm and how my grandfather would pay the workers while leaving money on a stone wall my maternal grandfathers lineage. My two Italian cousins are are too young to know historical details as the older generation is no longer with us. I recall he told me about paying the Umbria farm people by leaving money on a stone wall. Wonder how I can dig deeper to find out where this property’s is.

Beautiful house with great potential. You could dig the ground floors deeper in the "cantinas" to get a higher ceiling, these old houses often have a sunken foundation. We did this with ours.

I love it! The potential in this property is exciting. Not too much land for those who want to just relax and enjoy their Italian dream but enough to garden and have a pool. I can see the room off the little patio as a wine room already and the patio dressed up for lounging or Al fresco dinners. Beautiful was the perfect word for this tour.

What a wonderful property with so many possibilities! Add the Umbrian countryside and sunsets... Oh my goodness! I saw an art studio in an outbuilding and love the idea of animals.

For a really rural location in complete peace and quiet, this place could be amazing. It would be costly to get the while house fully renovated, but that's really where the potential is, unless someone's looking for a cheap solution for a small retirement farm to fix up and enjoy with a handfull of animals, and want to focus on the land, the simple lifestyle, which could be lovely too.
For a full reno I see multiple possibilities here. The entire downstairs for a remote business, plenty of storage spaces, office, workshop space. Or a great artists residence with huge studio. A family home with more bedrooms could be configured, and the small building turned into a studio for guests or work, or stable for a couple of horses or some sheep to graze the land and a garage.
The open landscape, views and absence of visible neighbors is amazing only a halfhours drive to Cortona!
VERY cool project, I'd love to see in a couple years how it's been transformed!
It's really fun to see these types of properties that are alot more affordable, have interesting potential , yet can be made livable without massive contracting and waiting for years.
The luxury houses you show are great to see too, but this stuff is every bit as inspiring.
I do love your rummages in old historic homes full of stuff though, nobody shows those places where time just stopped 100 years ago except you!

Love the old Oak tree! and great possibilities for studio/accomd. for artist in old barn! 2 floors. spooky down there, don't fall thru the floor! 516 sq ft is a little bigger than my apt at the moment! hand made stone walls - awesome! I love that this is all on one floor on the main or lst floor! Awesome fireplace and tiles would come up beautifully! Double glazed windows (needs a boiler but central heating poss.) What even internet!!! Nope I want the larder!! Could be so great for storing fooood! Love the little blue tiles! Love that terra cotta floor in the bedroom. Yay Full Moon leading us into the age of Aquarius - beautiful. Watch out for those brambles! Purified Water!!! I love this area down below. I can see this as an accommodation for sure! Very totally unique! ACTUALLY most of the lower floor would make a really cool apartment. (all except for the tobacco tower - unless it doesn't smell - I have COPD no tobacco any more!) Tower could be beautiful, install a bell at the top! I want a new bed! Tee Hee. yes i adore the oak trees - we have these here in B.C. lower mainland too! Watch out for those brambles, I love that wood too. beautiful! Maybe I could stable the horse in the garage~! Beautiful stone rooms, possible mini galleries! Pig pen makes a good herb garden already fenced to keep out rabbits....maybe! Oh I see, low ceiling height! Got it! Awe! I love the little house! It is a diamond on the rough. You always know a good time to show us property with the sunlight filtering through. A lot of the heavy work has been done on this property. Needs polishing like the floors, but I can see the potential. At that price, just living a small beautiful life would be easy or a full on big restoration on the secondary building and a complete small farm. What an ideal life for a small family, a place to raise children. I love the enthusiasm you bring, it makes me laugh a bit about “patina” when the wood is falling to pieces outside. I miss seeing your beautiful dog these last episodes but the brambles would have made a big mess in his hair for sure. Thank you for showing another dream property. I think this one will sell quickly and I know the. Ew owners will be thrilled.

its a nice project for someone thats younger then me.. its a little over priced, should be closer to around 150 maybe 200 and I would love to hear the real reason they are selling. if someones got and extra 150k laying around they can spend it on this project and stay busy for the next year.. to much work at any price unless your living there full time. don't make the mistake the last owner did.

Lots of nice little nooks and crannies and interesting features to be included in the overall architectural design. Such little bits of interest. Hi Nick- First time commenting, my wife Carol,myself and our dog Lucca (yes, our favorite town), settle in
each Saturday with lunch and a glass of Primitivo to watch your explorations. Italy is our default country
to visit overthe past 24 years. The fantasy of owning a place there has morfed into a rental experience so
as to explore the entirety of the country. We generally find a country house and invite a group of friends
to share the time. We will be in Umbria this May for 3 weeks near Monticastelli with family and friends.

It is really a beautiful place and could be special. You are right. A bit of $$ and it would be a nice place. And lots of room to improve the other buildings too. I got itchy just to get there and mow the yard down. Clean up and some new stucco walls would really help.

I often am exploring my grandfather talking about his uncles Umbria farm and how my grandfather would pay the workers while leaving money on a stone wall my maternal grandfathers lineage. My two Italian cousins are are too young to know historical details as the older generation is no longer with us. I recall he told me about paying the Umbria farm people by leaving money on a stone wall. Wonder how I can dig deeper to find out where this property’s is.
