  • Check out this tile and grout restoration. This floor is in a commercial building with heavy foot traffic. The grout was black due to dirt and cleaning techniques. Most people don't realize tile and grout can be cleaned to this extent. We love giving our customers a service that they can be proud of. Follow, like, comment, and share.

    he's using the second generation tool made by Mytee. The first tool designed was the Turbo-hybrid, it cleans closer to edges, has a lower profile housing to clean under low toe kicks and vacuums up water more effectively. It was made in both the blue color and a bright green color. you can see it in many videos out there including the recent viral one that in 4 months viewed 30,000,000 times. By the way if your heat and pressure is adequate you never need to prescrub the floor flinging soapy water and grime against walls and cabinets or adjacent carpet.

    Our company uses around 1500 to 1800 psi for best results. For this reason we don't stop to scrub before extracting. Letting the prespray do the work first then get to it. emulsifying grunge then scrubbing allows it to soak into the porous grout along with the oils, bacteria, soils, sugar, and soap residues. That's why we rely on the psi to do the work. Those who can't produce higher psi can only resort to prescrubbing. Those too afraid to "blow out the grout" don't understand how to pre inspect the job prior to cleaning. They also don't know how to offer additional services to repair problem grout. Soft, weak, errodded or missing grout needs to be repaired. Since we're completing the job with color-sealing, we usually do the repairs for free using a fast setting grout repair then get to it once the cleaning is complete.

      We scrub the floors to achieve a better result. Agitation is extremely important when trying to clean Grout/tile. We use a slow speed machine scrubber to get the prespray deep into the soil. This step has allowed us to achieve great results. Most other contractors cut this step out to save time and money but in reality they loose time. Try scrubbing the floor the next time and see if it speeds up the process which will mean more money in your pocket.

    I notice there are two machines in the video. Are they two different options or is the first one what you're supposed to used and the second one comes in after to finish the job?

      The first Machine you see in the video is a 17 inch slow speed floor scrubber. It spends at about 200 revolutions per minute. We use it to scrub our cleaning solutions into the floor much faster than we can do by hand. The second machine you see in the video is actually an attachment to our hot water extraction system. It's a revolution tool from the company Mytee. It has two high pressure jets that spray water up to 800 psi and also has vacuum ports around the edges so we can extract all of our cleaning solutions, dirt, grime all at the same time leaving the floor clean and sanitized.     Was this epoxy grout? Was the grout sealed prior to it getting dirty? In conditions like this often the grout can get stained and seem to be impossible to remove the stain. Just curious.

      @@mldzcrmn4555 Must be a trade secret. I’ve looked at a bunch of these “pro” or contractor videos and they never say the name of.the product they spray on the tile/grout. That question always goes unanswered in the comments section . In one video the contractor mentioned an “alkaline” solution, but he never said a specific brand. .

      Jaime Vela for this job we used Bright Solutions brand Tile & Grout Refreshing Whitener. ZEP has a very similar product available at Lowe's and Home Depot

      We use a truck mounted system from TCS. They are out of Atlanta. It heats the water to your desired temperature and has adjustable pressure settings for different jobs. The tool we are using has 2 high pressure jets along with vacuum ports. The jets spin as they spray the water/solution while the vacuum extracts it all.

    So for my home project I should buff the floor first then use a steamer to clean the grout? And what about me shining the floor?

      You can use a buffer or slow speed scrubber. For most home projects we use a scrub brush. It really boils down to the chemicals you use. If you have a light colored grout I would recommend ZEP Tile and Grout Whitener. Home Depot or Lowe’s usually has it in stock. As far as the shine goes we usually don’t put a shiny finish on the tile. Typically we use a matte finish tile/grout sealer. Helps make the floor stay cleaner longer.       Most of the guys you see in these videos are running heated truck mounts that are capable of really high PSI. The only portable capable of these pressures is the Ninja Warrior 1200. Those things are like $3k alone.

      The blue contraption is called a Revolution tool. It has 2 high pressure jets along with vacuum ports. So it cleans the tile with hot water at 1000psi and extracts everything as it goes. Hope this helps and thanks for the comment.

    How about never clean grout again. when you tile, buy poly blend grout paint which doubles as a sealer, it cost a whole $11 which covers 600 sf feet

      Julie McLeod thanks for the info. The system we use doesn't just clean what the eyes can see. We have the ability to heat the water that comes out of our machine to 220+ degrees (water boils at 220). With a temperature of 220 degrees we are able to kill 99% of germs and bacteria. Not only do our customers get a new looking floor, they get a clean floor. We use a grout sealer if our customers wish to change the look but most want the grout to stay the same.       sorry, these type of tools require 1200 psi to do optimal, efficient cleaning. I use 1500 to 1800 psi everyday in my business.

      When you say you run yours at 1500-1800psi are you using a pressure washer or a Hot Water Extraction System? This particular tool is designed for tile/Grout and is only rated up to 1200psi (I believe). Anything above that can damage/blow out the Grout. It really boils down to what chemicals you are using?

      I'm the inventor of the first practical "Spinner tool" The Turbo-Hybrid and the swivel in your machine is the same as in mine. I use a truck mounted cleaning system that potentially produces 3,200psi. The swivel can sustain 4,000 psi. By manufacturer's specs if properly mixed and installed grout is 5,500 to 6,200 psi. Concrete outside is rarely harder than 5,000 psi when cured. If grout blows out it's due to a bad installation on day one. I pre-inspect every job looking for weakness. I then suggest needed repairs and proceed to clean then color seal so the repairs are just a faint memory. Since my repairs are harder than the previous grout they are forever. Most cleaning professionals turn tail when they see weak grout. They miss out on the opportunity to serve their clients' needs and add additional income to their business.

      It's actually more quite than most shop vacs on the market today. It connects to our hot water extractor which has a very low decibel rating. They only sound you hear inside the building is minimal.

      Prices vary depending on the size of the area. Usually it’s anywhere from $0.50 - $5.00 per square foot.

      We are using a truck mount hot water extraction system. The tool that you see in the video is a EDIC 1200 Revolution. It connects to the hot water extraction system.

    I am pretty sure you'd be happier with a "Turbo Hybrid" tile cleaning tool... Never need to use a floor buffer? What? Ever try to remove filmy Swiffer or any no rinse formula off tile and grout? Matter of fact ever remove filmed products on a natural stone like travertine? Floor buffer is required on jobs where floors not only are filthy dirty but have something layering on top of the surface. Best of luck!

    Word of advice if you are going to paint your grout it still has to be professionally cleaned. Grout is very porous and absorbs everything it needs to be acid rinsed before you can even think about applying a paint on the grout. The grout has to be prepped in order for the paint to stick to it if you put the paint over dirty grout it will eventually chip and peel. Also putting paint on the grout does not stop it from getting dirty , just from it staining if you use bad cleaning methods . Pinesol , Mr. Clean ect. These all leave residues wich attract soil and once the grout is painted if you have it professionally cleaned the wrong way the paint can peel . This method is a huge headache and I do not think it's a good Idea to apply it . Companies try to upsell this process to make your grout look new wich it can but there's alot more involved with it that they might not tell you. If the grouts cleaned right it will come out just like this video it looks pretty new to me with less headaches down the road. When you higher someone make sure they are IICRC certified and are a well know company and that is honest

      professionals should stop calling color sealing "painting your grout" Paint is not a grout sealer. the components in paint are not the same as sealers designed for grout. There are 5 companies producing grout color sealers specifically for grout and they are to reduce the high maintenance of grout. Part of what you've mentioned is essential and true but using the correct product not "paint" is what makes the difference. Rarely does grout come out like new since it is porous it will stain and stains don't come out unless you grind or acid etch or dissolve the grout to get to the bottom of the stain.       I use nugrout it is a color sealant yes it is not paint . I said paint because someone had mentioned that they would paint there grout instead of cleaning it. Nugrout is a good product and yes it will cover permanent stains in the grout. If this color sealant or other color sealants are not applied properly they will peel. If the customer is not educated in the proper cleaning methods or cleaned the right way by a professional it will peel was my point. Once you apply a product like color sealant you are married to it , you don't just apply it you have to maintain it.

      If the grout is cleaned correctly you shouldn’t need to color seal the grout. The customer usually does not want a different color of grout. They just want the grout they chose cleaned. Either way the grout and tile must be cleaned before you color seal.
