Omg....what perfect timing Jennifer! I just got off a zoom meeting with a realtor a few days ago and was presented a form too and I was puzzled by it. Didn't realize there's hidden agreements like such. Fortunately they had a video step by step of explanation of the form. Will definitely take the time to review. Thank you for your video. yea lady showed me a house the whipped that paper out said it’s a fee and you will be with me all the way through i didn’t sign i didn’t understand that lawsuit she didn’t say
I am glad you did not sign. If they cannot explain the buyers agreement to you they’ll never be able to explain the purchase contract, which is often one of the most important legal documents you sign
Why would listing agent tell you not to bother fixing things like a broken dishwasher, low water pressure in a bathroom sink, cabinet needing a bit of touch up paint?

I am assuming you mean you’re looking for an investment real estate agent. There are some that really know their stuff so when you’re interviewing agents you’re going to want to look at reviews and look for reviews where people are talking about investment properties you know if the agent walked them through cash flow return on an investment all that fun stuff. If you’re not seeing any reviews like that, just make sure you ask some questions go to bigger pockets I would probably put that on their channel. Ask what questions you should ask to make sure a realtor is going to understand how to get you the best investment property. They likely will have really good suggestions. The Reddit real estate thread will have really good suggestions as well.
Jennifer, these videos have been such a blessing in my life. I can’t speak for everyone but these videos helped me take the stress out of the house buying starting process. I’ve saved a good amount since I started watching these videos a while back and I’m ready to buy now or with in a year. I believe you said you have a team that does pre qualifications for a loan. I don’t have a real estate agent , as the new townhomes are being build right next door. When they say 3-5 % fee for the closing cost is split between seller and buyer agent , is there any benefit for me to do this on my own? Am I able to get a loan through you guys, I’m in Ohio? Ty
Sellers paid 2.5% of our agent. We paid .5%

I was asked to sign one recently in California. The agent said his broker requires it now.

If it is a competitive market the seller won’t need to fix that stuff as they will have a buyer no matter what
