    Hi Isaac great content, keep it up!
    I would like to share on some considerations too.
    Another advantage is that the bus stop near the EC has many good bus options.
    I think the main drawback /consideration for this EC is the noise issue - as you mentioned in one of your videos (podcast), it is sandwich between expressway, MRT tracks and upcoming place of worship. And not to mention Paya Lebar airbase is shifting to Tengah.
    If can wait 2-3 mths I think upcoming tampiness st 62 EC is a better option since it is next to big shopping mall , ITH and cross-island MRT(underground mrt)

      Well said! Tampines has its own issues too (TPE facing). No ec in the market now is perfect so have to focus on the good and if the compromise can be “tahaned”, then i would say can go ahead le.
      Tamp will be hot though. So also goes to this Novo place, coz both near mrts!!

      And as Parcel B in plantation will be “shielding” some noise fr the PIE, so get Novo while it lasts! 😅

      @@ZariusK Tamp st62 will be the highlight next year Jan-Feb 2025 for the points that you mentioned above and ive covered in my video also.
      My take will be, if you are a 2nd timer, don’t try to fight with the 1st timers for St 62 😂 Unless your luck is superb and ok with the following
      1) Accept facing TPE units
      2) Accept facing sub station units
      3) Accept facing directly at hdb units
      4) Able to swallow $1600-1700psf units (facing pool or inner facing)
      ^ it will be hot but doesnt mean it has no compromise, so i will always advice to enter as early as possible, be it Novo or the existing ecs 😁

    Novo place ec can make money with the increasing psf cost?
    Also, in relation to above comments about expressway noise for novo place, would u suggest pool facing unit is best to buy?

      @@heckgive yes as pointed out in my video, cost of new private condo has risen significantly as well. So next time ec will just need to exit at their entry price will do.
      As for the expressway, Novo place will be sheltered by the parcel B below Novo. So if you can enter Novo place in Nov 2024, i will say it can be the better plot as its further away fr expressway.
      Pool facing is “safe” but will be more costly also. So better calculate your finances before determining which facing is more ideal 😁

    Hi thanks for the video! You mentioned developer may launch in Oct? But I thought need at least 15 months from date of tender award?

      @@huientan7700 Glad u like it! As of now, what we got is that the developer is trying to complete Its foundation instead of waiting for 15mths.
      These are the 2 criteria for EC developers before that can sell to public. Either wait 15mths or complete foundation.
