If deferred payment scheme is used, will MSR still be calculated after getting the loan around the TOP date?
@@yongkuannn yes. Loan have to be obtained before TOP if not late interest will be payable if developer cant receive the deferred amount at TOP. But when new EC reaches its MOP, then your buyer will be using TDSR to borrow. And thus the higher affordability in the future
@@planwithisaac just curious. What if me as a buyer exceeds the MSR upon applying the loan before TOP? This means I will have to pay more downpayment?
@@yongkuannn currently no buyer can loan up to 75% of the new ec prices, except north gaia. So more funds will be needed for downpayment and/or more in the loan department. Thats why i usually meet my clients 3-5 mths earlier to prepare them on funds and brief them what to do at each stage of EC balloting. Very very crucial
Novo place ec can make money with the increasing psf cost? Also, in relation to above comments about expressway noise for novo place, would u suggest pool facing unit is best to buy?
@@heckgive yes as pointed out in my video, cost of new private condo has risen significantly as well. So next time ec will just need to exit at their entry price will do. As for the expressway, Novo place will be sheltered by the parcel B below Novo. So if you can enter Novo place in Nov 2024, i will say it can be the better plot as its further away fr expressway. Pool facing is “safe” but will be more costly also. So better calculate your finances before determining which facing is more ideal 😁

@@tanjiamin6840 hi there! I cant say which one can appreciate more but i only can advice, if you can enter one first, just get one first. Pasir ris ec will be only available to book in 2026, i rather you buy and wait, not the other way round

Hi thanks for the video! You mentioned developer may launch in Oct? But I thought need at least 15 months from date of tender award?
@@huientan7700 Glad u like it! As of now, what we got is that the developer is trying to complete Its foundation instead of waiting for 15mths. These are the 2 criteria for EC developers before that can sell to public. Either wait 15mths or complete foundation. Pls dm soon to assess ur loan and also be prepared on the stages of EC balloting 😁💪🏻

@@ellieslife7705 rental depends on how strong is the demand within the condo. I would say u have 3 strong elements of demand: 1) New Hospital workforce 2) Sports school + many schs students 3) Nearest to mrt in woodlands Its launching in Oct, dm me if keen to take a look ok? 😁

@@meilishang663 good question, i also think through for a while. But heres my take: 1) sports school exit, leftover land will be rezoned 2) currently after the new ec in woodlands drive 17, there will be no more land in woodlands south area 3) this new emptied land (fr sports school) will likely be supplying new land parcels for residential or maybe even mixed developments near the mrt station So in conclusion, i think its an even better boost to the prospects of woodlands south properties than worse. 😁 And Norwood grand is gonna launch soon! Lmk if u keen to see the preview 👍

Hi Isaac great content, keep it up! I would like to share on some considerations too. Another advantage is that the bus stop near the EC has many good bus options. I think the main drawback /consideration for this EC is the noise issue - as you mentioned in one of your videos (podcast), it is sandwich between expressway, MRT tracks and upcoming place of worship. And not to mention Paya Lebar airbase is shifting to Tengah. If can wait 2-3 mths I think upcoming tampiness st 62 EC is a better option since it is next to big shopping mall , ITH and cross-island MRT(underground mrt)
Well said! Tampines has its own issues too (TPE facing). No ec in the market now is perfect so have to focus on the good and if the compromise can be “tahaned”, then i would say can go ahead le. Tamp will be hot though. So also goes to this Novo place, coz both near mrts!!
And as Parcel B in plantation will be “shielding” some noise fr the PIE, so get Novo while it lasts! 😅

@@ZariusK Tamp st62 will be the highlight next year Jan-Feb 2025 for the points that you mentioned above and ive covered in my video also. My take will be, if you are a 2nd timer, don’t try to fight with the 1st timers for St 62 😂 Unless your luck is superb and ok with the following 1) Accept facing TPE units 2) Accept facing sub station units 3) Accept facing directly at hdb units 4) Able to swallow $1600-1700psf units (facing pool or inner facing) ^ it will be hot but doesnt mean it has no compromise, so i will always advice to enter as early as possible, be it Novo or the existing ecs 😁 Don forget me hor!

Hi Isaac, looking forward to hearing your insightful advice. I am interested to buy Lumina Grand with my wife (both early 30s, planning to have children in the near future). We are first time house owners, and were looking to buy the 4 BR units initially... however, currently, the 4 BR units are not very desirable... Can I check with you if it makes sense to buy a 3BR, 4BR or 5BR, with respect of selling the unit in the future after MOP? My understanding is that 5 BR units might have issues finding suitable buyers, as most HDB upgraders would be usually priced capped towards the 4 BR units instead. A 3 BR might not be the most suitable for us, as 1 room will be left for my in law.
For now, it all have to voice down to affordability tbh. As much as we like our buyers to get as big a unit as they can get, if the financing part will be tough now (down payment) or the future loan repayments be too high, we will advise to enter at least a unit that suits their budget. how about the condo next to Hong Kah MRT? is it also a ITH?
Hi, its not. Its only a mixed development with level 1 commercial. But its locale is interesting as its beside a huge land zoned for Hospital in the future and it might set the future Tengah central ITH pricing next time.
Where is the info from hdb that the plot beside lumina might be mixed d?

To be honest, for now i will say the tampines north one. Esp its near a new Cross island line and a new gigantic mall beside. The Tampines west ec will be close 2nd as by its launching, tampines north ec might have sold 7788 alr 😁 So better prepare early for it as its coming very soon. Lmk if u need assistance 😄

I feel only the popular primary schools drive up prices and also, with RTS not sure how much rental demand there is for woodlands if JB is getting 'nearer'
I feel u, but malaysia property are not in demand for locals (MY) so we no need to worry of the direct competition. And yes good schools do drive up the prices but not all are looking at only primary schools. Pricing also will be a consideration, if it launches below $2k psf, then it can be the lowest psf for a land that is recently sold. Thus buying it will not be overpriced as the cost price is nearing the selling price 😁
