Ladislas, could you do a video discussing Airbnbs and the costs of maintenance from ordinary wear and tear as a result of the constant coming and going of Airbnb guests?
Tough one. It really depends on the markets and niche you target in each market. I’d probably have to go into stereotypes a lot which I would rather avoid 😅
It's a very interesting material. Everything looks nice, but there is one concern: too low building maintenance is not good for long-term value of the property. It looks like nobody cares what the condition of the building will be, say in 20 years. With that pocket money collected from owners I don't any see any chance for future facade painting of a major roof repair. Then, someone trying to resell it in the future may find his building being old and ugly with plenty newer developments around.
I love Montenegro, but this is WAY too expensive for what it is. It's a good deal for the agency, but which investor would seriously consider it with this expected returns?

I'm surprised that this would have 95% occupancy rate during high season at a price of €220 p/n while renting for peanuts (comparatively) out of season. Somehow can't see the tourist demographic of mainly eastern Europeans paying that much, because I certainly wouldn't. However: No experience with that geographical area, hence surprised.
You saw the cars in front…some of them were very nice. Typically 4-6 people would be staying in such an apartment. On a per person basis it’s not that much. As for the seasonality, Montenegro, as a % of GDP, is the European economy most dependent on tourism.

And believe me, a lot of people rent their app during summer season for super expensive and live from this money other 7 months because no one would rent it out of season. Most of restaurants and even stores/supermarkets close during winter, and during summer everything is different

In 2050, the projected population is 450k, and it is 650k now, which is 200k drop, mainly because of an aging population. Possibly, some of this can be made up for if they join the EU, or through increase in tourists, etc

Who would want to buy expensive real estate in a dangerous 3rd world nation with poor infrastructure? Why not get something nicer and cheaper in Germany, UK, France, or some other normal place?

Income tax: 15% but you can deduct all expenses.

For Airbnb yes.
For long term rentals a lot less.
As an european investor, for airbnb i usually see a 20% ans thats already high. I find 30% obviously too much. Maybe it is excepional in Montenegro 😅
