Good grief! I live in most western part of n.c. and every plate is ga or nc and people moving from California and all over. Ugh I could triple what I got for my house here but no place to go to replace it. What a mess. ... Property taxes going up because of bidding wars. People buying houses sight unseeen in less than a day
It can’t be all over the U.S....or they’d stay put. Why is everyone moving to rural NC..? Wv, miss, tenn, etc..? Oh, I know why... my kids are in NY and can’t escape cause too young But don’t say it’s happening all over US Maybe people escaping, but not states receiving immigrants from other states fleeing.
I know real estate agents all over the country and I don’t know a single one that isn’t seeing this kind of migration. I think it’s primarily because so many companies are allowing employees to work from home now so they can live wherever they want. So everyone is moving to somewhere they would rather live.
I am surprised at a couple of these being an NC native and spent most of my 71 years here. I was surprised you didn't pick up one of the coastal cities in Brunswick County like Ocean Isle Beach, Calabash, Sunset Beach. I spent a year and a half researching a great place to retire and examined 45 cities or townships in four states. After examining and comparing 11 major variables, I chose Southern Brunswick County, which is the fastest-growing county in the state and the 31st fastest in the country.
I’m 42, will retire from Army in next 11 years, need to do same type of research…my sons will go to college in NC & wife wants to live near them, help w babies she thinks they’ll have sooner than likely…is there any piedmont town left that’s affordable and has decent amenities? I’m looking west of Winston-Salem so we’re closer to triangle.

Born in California January 1971. Lived there until August 1980. Moved to North Carolina in August 1980. Left North Carolina in October 1993 and went to New Mexico. Went to Colorado April 1994. Left Colorado December 1994 and moved back to North Carolina. Left North Carolina again March 2016 and went to Florida. Left Florida September 2016 and ended up in WAR EAGLE TERRITORY aka Auburn, Alabama. Still in Auburn. I plan on moving back to North Carolina and never LEAVING again. When I lived in North Carolina, I lived in Rockingham County and Guilford County.

That would be great. I live in Denmark, Europe, but have friends in Caldwell, Wilkes and Iredell counties and in Matthews, Mecklenburg as well and visit as often as possible.
How about a video for the good city people regarding what to expect in small town life ! I live in a small sandhills town near Pinehurst. People are moving here in droves from our cities in NC as well as others. Maybe you could explain how livestock stinks when the weather is right, or how the tractors have to use the PUBLIC roads to get from field to field. You could try to get them to understand that their lives will be different. Explain how when a strong storm takes the power out it may be out for a while. Oh, and most of all, don't bother calling the Sheriffs Dept when you hear people shooting on a Sunday afternoon. It's legal and we do it.

I live in NC. I would pass on Elkin & Mt. Airy. I have not been to Saluda. The coastal towns are hot & muggy in summer, and subject to annual hurricanes. The rest are fine. If you have the cash, Blowing Rock is a good choice.
I used to live close to Fayetteville/Southern Pines; now on s.e coast. It is cooler here than inland because of ocean breezes. I would not move back inland. And we know way in advance of a hurricane.
I would also pass on Elkin and Mt. Airy. There's a reason they're the cheapest on the list. Blowing Rock is beautiful!! As for the coastal towns, they have an almost constant breeze which makes high temps more bearable.
Can't believe no one else has mentioned this but Mt. Airy was not modeled after Mayberry. It was the other way around. Andy Griffith was from Mt. Airy so they modeled Mayberry after his hometown. Granted they have added a lot of places from the show like Floyd's barber shop but Mt. Airy was there long before The Andy Griffith Show.

We are renting here in CA and want to get out. I am afraid of the housing shortage and how the prices are going up in many SE cities. Am considering Augusta area, NW Arkansas, Chattanooga, Don't know if we can afford Raleigh area now. Any areas you are aware of where one can actually make an offer on a house that is not being bid on by so many other buyers? Where there is not such a shortage of houses? Does this exist. Wife wont' do too rural either. Thanks!
There was actually an article just published by Lendingtree where they shared the cities that have the most and least competitive buyer pool. It's based on credit scores and amount of cash down, so it doesn't really address how many offers are being made but it does give you an idea of where the cash reserves are lower so offers should be easier to beat in these areas. Some SE cities that made the least competitive list were Virginia Beach, Jacksonville FL, Orlando FL, Birmingham AL and Richmond VA. Those are ALL great cities... Jacksonville or Virginia Beach would probably be at the top of my list!

There aren't any mountain towns near Wilmington, unfortunately. We don't have coastal mountains in NC like they have out west. Our mountains are on the westernmost end of the state and Wilmington is on the east at the coast.

While Charlotte is becoming. a Cosmopolitan city, most Carolinians are from rural small towns where everyone knows each other. The natives have a history of giving back. It is the home of Billy Graham and Christian Philanthropy and the highest number of Historical Black Colleges in America. It is the home of Duke, which has a extraordinary history founded by both English Quakers and a select group of Methodist. Larger than Maryland and South Carolina and still advancing in 2024. If you live on the coast you can travel to Low Country South Carolina within 2 hours to visit family and friends. Each region of the state has its own way of living. If you move to the Carolina’s join the natives in serving. This is a state that loves giving back. Advocate against littering and for clean communities as the population increases. Sometimes large populations of people increase littering and crime. No State is exempt.
You will not find any safe predominately black areas in NC. The best areas in NC just so happen to be family oriented farm towns which typically are split 50/50 with black and white people.
Considering the average home cost in the U.S is just under $300k, NC is just below average. SC is even cheaper for home cost and property taxes. My friends home in Aiken SC just went up almost $20k in value in 1 yr. I wouldn't buy new as lumber today is about 3-5x more expensive and on a $200k new home in 2021 will cost you on an average of $24k more. The good days were before 2021 unfortunately.

Waynesville is statistically some of the worse crime by percentage. Our local natives are becoming more poor and homeless due to drugs and unaffordability. Outsiders price gouge our homes and air bnb them out. Our fishing and hiking spots have been absolutely ruined by tourists. We literally cannot afford to live because of how many people buy and update homes, raising the prices by $150-200,000. Our area has been wrecked. I've lived here my entire life and the magic of this place is gone.
The only historic thing in hendersonville is the people! If you're under 80 you only exist to serve the ancients. The apple festival is pretty awesome though. Source: lived here my whole life.
These are mostly tourist towns. Hillsboro is an extension of chapel hill so if you want away from traffic you can forget it. You want real small town living try Bennett, bonlee , robbins. Maybe seagrove or Briscoe. Tourism = people and traffic. No tourism in these towns. Just farm land mostly.
If you're thinking of moving to the coast in NC, be prepared for a lot of rain, very heavy traffic (roads weren't built for traffic as it is now) and a rising cost of living. Drug use and trafficking are also a huge problem.
Very much agreed. I live in Carolina Beach. There is no possible way to get here from outside New Hanover county without going through at least 50 traffic lights, unless you take the ferry. I also had my condominium condemned following damage for hurricane Florence. We rebuilt, of course, but it took 3 yrs and 180k from each owner.

You forget to tell about lack of good medical care. Beaufort and Manteo are two examples. This can be literally life or death. NC natives know where not to live. Also when businesses go non virtual good luck selling.
Yes we have small towns - But if people start moving here - we want be small town long - We will be just as over crowed and high prices as where they come from - We will lose our southern root and Language - Lose our freedom and space and way of life - Don’t bring city ways and city attitudes and up scale ways and Liberal ways -

There aren't any mountain towns near Wilmington, unfortunately. We don't have coastal mountains in NC like they have out west. Our mountains are on the westernmost end of the state and Wilmington is on the east at the coast.

I wouldn't buy new as lumber today is about 3-5x more expensive and on a $200k new home in 2021 will cost you on an average of $24k more. The good days were before 2021 unfortunately.

Waynesville is statistically some of the worse crime by percentage. Our local natives are becoming more poor and homeless due to drugs and unaffordability. Outsiders price gouge our homes and air bnb them out. Our fishing and hiking spots have been absolutely ruined by tourists. We literally cannot afford to live because of how many people buy and update homes, raising the prices by $150-200,000. Our area has been wrecked. I've lived here my entire life and the magic of this place is gone.

The only historic thing in hendersonville is the people! If you're under 80 you only exist to serve the ancients. The apple festival is pretty awesome though.

These are mostly tourist towns. Hillsboro is an extension of chapel hill so if you want away from traffic you can forget it. You want real small town living try Bennett, bonlee , robbins. Maybe seagrove or Briscoe. Tourism = people and traffic. No tourism in these towns. Just farm land mostly.

If you're thinking of moving to the coast in NC, be prepared for a lot of rain, very heavy traffic (roads weren't built for traffic as it is now) and a rising cost of living. Drug use and trafficking are also a huge problem.
Don't forget the hurricanes.
Very much agreed. I live in Carolina Beach. There is no possible way to get here from outside New Hanover county without going through at least 50 traffic lights, unless you take the ferry. I also had my condominium condemned following damage for hurricane Florence. We rebuilt, of course, but it took 3 yrs and 180k from each owner.

You forget to tell about lack of good medical care. Beaufort and Manteo are two examples. This can be literally life or death. NC natives know where not to live. Also when businesses go non virtual good luck selling.
A LOT of businesses are going permanently virtual. People call me multiple times a week and tell me that is the case with their companies.
