    If you've been reading up on ADUs, you're probably familiar with the two most common methods for adding an ADU to your property: traditional stick-build and prefab. Both have their pros and cons, but what if we told you that there's a third option that offers the best of both worlds?
    STICK BUILD CONSTRUCTION
    For those that aren't familiar, stick-build construction is where the ADU is built from scratch and everything is cut and built on-site. While having a completely customized ADU sounds fantastic, a lot of homeowners are turned away from this option due to the mess, noise, and long construction time (at least 8 months!)
    PREFAB ADUS
    On the other hand, prefab ADUs are predesigned by the prefab company, and built in a factory. It's then shipped to your property and installed onto the prepared foundation. These units can be installed in just a matter of weeks, sometimes even days, but you lose that customization benefit.
    BEST OF BOTH WORLDS: PANELIZED MODULAR CONSTRUCTION
    Panelized modular construction comes with the customization and flexibility of a stick-built ADU, but with almost the same length of construction time as a prefab.
    With panelized modular construction, rather than the entire ADU being built in a factory like with prefab, the ADUs are built in pieces and shipped to the property on a flatbed truck. In a matter of hours, the walls and roof are craned in, assembled, and ready for the next phase of construction. Ryan states that from crane day to move-in, the whole process takes just 3 months.
    WHAT IS AN ADU?
    ADU stands for accessory dwelling unit. An ADU is a permanent additional housing structure built on a property that already has a main home or main structure. You may have heard them referred to as granny flats, casitas, guest houses, or in-law suites. They can be built on a single-family lot or multi-family lot (duplexes count as multi-family).
    An ADU has its own entrance, separate from the primary house, as well as a kitchen, bathroom, and living space.
    Accessory dwelling units can be rented year-round and add a lot of value to your property. They can be garage conversions, stand-alone units, attic or basement conversions, or be attached to the main house.
    ADUs are exceptionally flexible, and most owners find that their use for the unit evolves over the years.

    pretty soon every house will be made with pre made panels; i see it now on a lot of construction sites ( the smart ones) - qualtiy quality quality every time...

    Re: panelized walls w/ electric built in factory; I suppose it needs splices or junctions to have longer wire runs to neighbor panels ongoing to brakers.

    Could this be used to do an extension on a garage conversion ADU. Say 10 x 20 or 12 x 20 addition.

      This method is mostly used for detached ADUs, but it certainly can be used for garage extensions.

    Do all panels still require craning in? I have a site behind a single family house that is somewhat surrounded by powerlines and limited to 115 inches on the side of the house and thought sips would be a solution, but it appears craning is still necessary.

      In some cases, they may be able to install without a crane. It depends on if you have large enough access to the backyard and the design itself.

    What is the cost of something like this vs. True modular vs. Stick build?
    Is the permit process the same?

      Cost for this method is usually about the same as a true modular and a stick build. The permitting process is the same as a stick-build.
