    Seems to be some questioning the pricing believe it is high. As I have said many times, we do not really set the prices, the market does. If we ask too high a price, units sit empty, so here is the breakdown. On July 31st our occupancy rate was 91%, with the checkouts on August 1st the occupancy rate dropped to 54% on August 4th, today August 8th the occupancy rate is at 82%.
    My opinions about pricing really do not matter. The market has answered the question about pricing. We still have a very limited number of units available now.

    The great thing about these units is flexibility. You're not locked into a long term contact. So as of today, Sunday, August 18th, we have a large Studio available on the second floor and a poolside large studio on the first floor as of Tuesday, August 20th.

    I would choose Hotel any day over that,515 a month plus electric,so at least 600,hotel includes everything which would be worth 2-3 hundred a month,so hotel would be better deal at 7-8 hundred a month.

    I think the idea on a place like this is…..not just a place to lay your head….but a place to have a bit of life in the Pi…..not just the bar life…..a place to relax….and enjoy your stay ! Thanks for sharing !!!!!!

      absolutely 👍 a quiet private secure less traffic and noise place while you figure out your next steps, plus you have the opportunity to cook entertain hide if you’d like with limited interference 😃

    I would pay the hotel rate, because I would have a clean room everyday. Room service, toilet paper, soap, AC, HBO, Netflix, a fridge full of candy and drinks - etc......

      i found they wanted to clean too much, i’d have to pack up all my shit secure it each day and hope all my stuff was still there after my mandatory vacate for several hours 😬

      I’m staying at Kandi Palace and booked a monthly rate. All the things you mentioned are available here. Room service, big screens in every room, brand new AC units, cleaning is free, 7-11 is next door. Every girl I’ve had over instantly lights up when I open the door and they see it.

      @@pauls.pastandpresentinhist393they have like 8 different room setups. Studio, 1 and 2 bedroom, plus 3 buildings. But around 45k for a month plus electric is paid by you. Depending on the room I think they go up to like 56k a month. Definitely a higher price than some places but when I saw the room I said “I’ll take it” as soon as we walked in. Worth just stopping in, go to Kandi palace with the big service counter right when you open the door. All lined in marble with a new pool table, full service kitchen with room service, and staff 24/7. They have all the prices listed on a framed picture at the desk there. So they won’t up charge or anything

    Great place for snow birds staying for 3-4 months a year. I'd probably rent a condo in a highrise if I moved there permanently. I got about 10-15 years to make up my mind, but it's nice to look at all the options ahead of time.

    That is surprisingly expensive, especially considering one has to shoulder electric costs on top of monthly rent of $500+! Wow, are all apartment complexes that much around AC? That is around what one can find in BGC (fancy) district of Manila where one can enjoy BGC infrastructure and night life and easy access to international airport too. I would definitely choose BGC over AC. Heck even major beach cities in Thailand like Jomtien and Hua Hin are way cheaper than this. Maybe Phuket about this much. Interesting ...

    Guapo units . This would be a perfect place for a couple or a single man to have as a base station. Indoor parking for your conveyance is a major plus, and the price is reasonable. I would definitely consider this as an option for my first accommodation.

    8:24 - 20 PHP per Kw*h - almost twice more than it costs in real. Last time I pay 1955 PHP for 163 kW*h I consumed in June-July one month period. It is 12 PHP per kW*h (in Malabanas area).

      Power rates change based upon system usage. Our units are subject to the commercial rates because they are 100% registered and legal. Also, you pay only for the usage that you use, the rate is correct for these units. But you do have the option to pay the power bill directly from AEC.

    Those prices do seem a bit steep…..but it may just reflect that they are only asking what they can get…..but still seems pretty high for what u get 😮

    Good morning Chubs. Another great vlog in your wheelhouse.Let me say I like your vlogs because you are not only showing what life is like in AC but you are providing real insight in to the housing market. I think you showed those 2nd floor units a while back and thought they were of very pretty good value. The fact it has a nice pool and gated parking is a huge plus for security reason for both the driver and car. I know I have asked you about this before but why don't you do food and restaurant vlogs of your favorite places to eat. Other vloggers did that and it built there brand. It would be right up your alley.

    When I was over in the philippines, we only ran the aircon at night. Those rooms are way to big from what I am used to . I love the second story studio apartment. With all that room, I would have to hire me a maid. LOL

    Todd definitely has an assortment of rentals available. We are wanting to rent a month stay at La Grande in January 14, 2025 for much more money than what Todd offers but we really like the location of La Grande. Unfortunately La Grande is very slow at responding to reservation requests. I’ve been trying for a month now to reserve something. Anyway thanks for the tour.

      La Grande is a very nice place to stay, and I'm sure if you're willing to pay the price, you would get your monies worth. It is 1.7 KM away from Walking Street, vs. 700 meters for our units, or Kandi, so not really walking distance. Also with La Grande or the Kandi units everyone knows your business. So, if you like to have a more private stay not the best choice. The Bamboo Telegraph is alive and well in Angeles City, so it takes some effort to avoid everyone knowing all about your life.
      It is really too far out for La Grande to take reservations for January, if you wanted 6 months or a year, they would accommodate you, but short term they like to wait until closer to the booking. Even our units, we would not take a month-to-month rental that is 6 months away. I'm sure like with our units, once closer to January both will be 100% booked.

      @@AngelesCityExpatRentalProperty Thanks for the info Todd. We stayed at La Grande a few different times earlier this year and the location is perfect for us. We like the walking distance to our go-to places, which La Grande is in the middle of. We like the resort feel of the place so privacy isn’t a problem for us. We haven’t experienced the ‘bamboo telegraph’ yet. You definitely shed some light on why it’s so difficult to book for January 2025. I wish they would have told me that instead of ghosting me.

      @@mikefoodee7846 Yes, the location for La Grande, several of our long term rental properties are between there and Perimeter Rd. We have Townhouses on Bonifacio Street, Rizal Street, Mount Makiling Street, and Tamarind Street. My wife and I lived in one of our complexes on Bonifacio Street for about 7 years. If you really want La Grande, and cannot get a place by late November, let me know, I have a few people I know that have short term rentals there that are not within the developer's pool of rentals. But as I already said, they would not book this far out as they really want to keep their options open, but within a few months of the requested date they will be flexible and accommodating.

    That’s really a nice place for the price. I’m in the market for an Apartment when I return in November. I’m usually in the 🇵🇭 6-8 months out of the year bouncing around to different Hotels and Airbnb’s. But I decided when I return an apartment is more economical. This location is at 314 Marina St? Thanks for sharing 👌🏾.

      Yes, these units are at 314 Marina Street. But please understand, we are not a hotel you just cannot show up without an appointment. The staff will not allow you access to the complex for security of the tenants.

    "perfect place to come"- IF YOURE ON A BUDGET! Come on man, many of us want value, comfortable and nicer places. Places I can walk 500 yards to the bars and most restaurants. Places that I dont have to worry about security or break-ins. Places that have nice appliances, furniture, beds that are NOT FOAM, couches that can support my 210 lbs frame and be comfortable on, up to date fixtures and have a clean and new appearance. The shower alone looks like its 30 years old. Granite countertops, lounge chairs, ceiling fans, large fridge, 60 inch TV's with surround sound, great and convenient security, 7-11's and coffee shop 100 mtrs away, balconies, negative edge pools, all within walking distance to walking street for around $1000- $1500 discounted MONTHLY RATE, not daily rate.

      and you can find that 👍 the majority of people like to budget their money, they want to see affordable not luxury dream hotels they cant afford
      most people are fine with basic furnishings and can look beyond out dated tiles and jacuzzi tubs they know theyll never romantically setup

      Kandi Palace dude. I paid just under $1k for a month. It’s probably 500 meters from walking street and they have trikes 24/7 chillin out front

      @@portlandGTR too far from walking street, mostly need trike mafia, and Naricciso street is full of kids that will rob you. Furnishings are sub par and weird sexy motif in rooms. The hallways are like an 80's motel 6. Common areas are nice though.Some of the Kandi properties you have to bring your own linens. One Euphoria much better for a little more coin.

      @@azhardav I stayed at One Euphoria, it's a dump. Looks great from the outside but the service is mid at best. There's endless low end prostitutes hoveing and street kids at 7-11. Hard pass for the cost.

      @@johnv5156 depends what condo you stayed. Mine is one of the best anywhere around walking street, not what I say but 50 reviews on Agoda, bookings, airbnb and VRBO. As far as prostitutes maybe 2 on the street in the 3 years ive stayed there but its AC! deal with it, just say no. Whats better?

    Just curious chubs, reading comments . I see a lot of comments saying its expensive. Is this because its mainly foreigners in these areas ? And what prices would be more likely the norm ?

      they all hope to find the magic 10k furnished gated pool security 24/7 energy efficient new appliances etc and it’s just not reality any longer
      you may find unfurnished with screened windows and an 8 year old mattress on the floor but thats it
      good luck with your landlord
      these are average prices now

      Airbnb, Booking, Agoda, etc...By the time you add the air-con bill to the price of these units plus the inconvenience of leaving a big deposit and trying to get it back it's Crystal Clear to me that 90% of hotels in AC will not only be a better value but in most cases cheaper in price. I prefer the ease and convenience of hotels that am able to switch rooms or even properties ASAP if needed.

      No 2-3 months deposit, plus, rent, plus utility deposit, plus gas deposit, etc., etc. I did not hear anything about Free wi-fi (that’s life for some of us, especially that I don’t drink or do the bar scene.

      @@edwardgriffin6042 Yes, all our units have free WiFi in this complex, included within the basic monthly rate is, the until, water, security, full-time staff, pool, courtyard, and all fees and taxes except your power bill. Each unit has its own power meter, you pay for only the KWH you use. Also, no deposits, to move in you pay just the one month rental.
