    15 years ago we hired a company to build our home - $60K cash only - it took just over a year to build, 5br,5ba,Loft, Terrace, DriveWy etc. We paid around 3M pesos. Fast track to today - it's worth over 12M Pesos. Not a bad investment. It's over 3000 sq ft of usable space. It's our retirement home & we love it.💞

      Wow! That's a great deal not the norm though. My wife is doing some minor restorations on the gutters around our house, and materials went WAY up.

    It’s a challenge selling a property like this in the Philippines as most folks with the budget to buy that condo would prefer to buy 1000-3000 sq m of land and build their own home that is much larger and customized to their personal taste. That being said the grounds are beautiful and well-cared for, but its priced out of reach for most people relocating to that area.

    That complex looks familiar, for the price you should be able to see the beach from the balcony/ patio. Rich people are running up the prices.

      Hahaha, you can be at the beach in 30 seconds…to a protected marine sanctuary beach in 30 seconds…immaculate grounds and pools…this is not a property for us “common” people. Believe it or not…1/2 the owners are rich Filipinos. If you have the money….its a fantastic place!!

    Very beautiful property. Someone mentioned in one of blogs. Maybe 2% expats living in Philippines western life style. By the way I personally know one of those 2%.Rest 98% living basic simple life in provinces or hours away drive from big cities.

      Condo's can sit on the market for years. It's not uncommon in the Philippines....A Real Estate sales person will tell you everything you want to hear when buying to include we will help you sell. As an example, there is a heck of a lot of empty condos in BGC / Makati.... They downplay the lack of buyer's big time.

      This is a oceanfront resort where there were 7 buildings and 4 units in each one a total of 28 units 14 one bedrooms 14 two bedrooms the 2 bedrooms sold out over a year ago and 2 unit owners have since sold there 2 bedroom units since they built them a little over 7 years ago... this isnt a 40 or 50 story high rise building like in BGC or Cebu with 200 units for sale ... it may take a year before I sell it of which 6 months have passed I am in no hurry to go back to Chicago in Febuary March or April almost sold it we had agreed on a price but the buyers decided to go with a 1 bedroom unit no worries the best part is the prices have gone up each year and I am the only 2 bedroom unit for sale

    My advise rent,rent is very cheap in the Philippines, any problems you can just move..
    You never know the future, things change like the guy selling..
    If you have any problems as a foreigner "and it does happen " they can kick you out of the Philippines..
    If you rent you pack your bag and Thailand next stop.👍

    A perfect place for a successful day trader to live, lol. We have stayed at my friends luxury condo in Makati that they bought for 6M Pesos. It’s nice to live in luxury and if you’re going to buy in PHL it is a much better choice to buy next to a clean beach. Makati wouldn’t be my first choice.
    The Rental Biz model is great for a larger condo owner. It’s better than doing yourself in my opinion. I honestly think it’s probably going to sell fast.

      This is in Dauin, which has the best water on Negros Oriental! If you have the money….this is pretty AWESOME!!

      Personally I was looking for a place like this but wouldn’t be retiring for a few more years.

      Just a side note 2 bedrooms are sold out and out of all the units sold here a majority are Filapino owned ... there are 26 units here and I believe there are 3 one bedroom units left

      I'm a Kiwi & a 2 bed waterfront freehold condo in Auckland (similar size) can cost 6 times as much - so inexpensive for some living in Auckland, NZ.

    Find this amusing the inflation here is real he wants 18m plus 120 usd HOA plus plus. Good luck so glad I brought and built during pandemic for about 1/3rd what would cost me now. I have a feeling this will sit on market for a long long time

    My HOA at my place in Myrtle Beach is $800 a month. No HOA at the house in Indy. Property taxes are about $4500 at each place. Insurance is $7k per year. Indy $1700. My places are bigger but this place has much nicer windows and ceilings. Kitchen is pretty basic. Gorgeous property. Heck of a deal.

    That rental rate is terrible. $322k for $650 a month? If you had three and were renting them out all year long you would get roughly a 2.2% return on your money. You csn get 5.5% on a CD. They are not the same but you invest in real estate over a CD because you make way more on your money....not way less. Rental property in the Philippines is backwards. Spend a lot and get very little back.

      It’s not long term rentals. $650 is probably 3 nights. The people who live there are extremely rich already. Most don’t live there full time, so something is better than nothing and it’s headache free for them. They could get $2K/month there for long term rental

      Foreigners CANT own the land the condo sits upon…so, all you can own is the improvement to the land and you are ONLY leasing it…truth hurts, but condos are NO different than any other “purchase”

    You guys are doing a great job! Really like your apart./condo reviews. Trying to talk Filipino wife of 15 yrs. to move back to that area. She is from just south of Zambouguita. Which, if I remember correctly it is about 45 min. south of Dumaguete. We currently live in south Florida 🐊

    To think I almost bought a 3 bedroom penthouse in Makati in 2007 for $70,000. I bet that has definitely quadrupled in value, possibly a lot more.

      Welcome to $Dumaguete$! This area has more expats PER CAPITA than any other city in the Philippines…in my opinion….especially Americans, which are making prices higher….but…think about this….if this was in Oahu, Hawaii….🤔…$3-$5MILLION USD!!!!. You can get it for 10% of that😉

    Wow the monthly maintenance fee is only $125.00 and it's in beach front, w/beautiful landscaping, etc. Over here in Northern California our monthly association fee is $475.00 it's nothing compared to this beautiful beach front condo with big size swimming pool. I am thinking deeply. :)🤔

    Very nice condo, but not 18 million Php nice. For those who have plenty of cash it might be a great option. Yummy menu, the cheese on that Pizza. Note there was a blogger near Bacolod that owned a restaurant in their home. He said he made pizza with good mozzarella cheese then had to use quickmelt and the Pinoy didn't seem to notice, BUT westerns would. Yellow Cab in Dumaguete was touted by Life Beyond The Sea so I went there. Was very disappointed. Nevas or Estoria were good, Shakeys in the mall too.

      This is obviously going to be bought by someone who is NOT living on social security. Believe it or not, there IS money in the Philippines! If you have the money….this is a righteous place!!

      Yeah, Dumaguete was a big change from Mis. Occ. in Mindanao, In the Bukid there were many caribou and a few of those 3 wheel Chariots. In Dumaguete there were many Chariots, but few Caribou.
      Many of those North Point condos are owned by OFW as investments. We have OFW workers in our friends and family circle from all over Earth. Plenty of non-OFW money as well. I love watching the real estate videos even though prices have soared and I'm not in the market to buy. I built a modest house in Mindanao that is for my wife to retire at. I don't feel a pressing need to buy abroad.
      I have owned a house and 3 seperate condos in Florida that I lived in and a few rentals as well. I only had a loan for the house, and a HELOC on my first condo after I moved and used it for a rental.
      If an expat has the money, and loves their GF or wife, then building a home for them is good. But for the Expat owning isn't that great. Rents cheap and you can move around to get away from bad neighbors.
      Material prices in the Philippines has soared, and the quality of construction isn't that great. Yes cheaper than the USA in money, but you get smaller rooms, less outlets, less appliances and cabinets, You also have to deal with the crap infrastructure.
      Poor water service, brownouts, internet slow or out etc.. In Urban areas of the USA you call 911 and an Ambulance is there often in 5 min. or less. Actually a trade off of less money for less goods and services, that being said. I took dipper showers in the Bukid in my underwear near the side of the road, and ate food cooked over palm fronds in Nipa Huts. I'm the simple life type and don't mind roughing it.
      My Auntie from the Philippines, but is in the USA told me I would have to get used to Filipino food and cold showers. No Auntie I don't one kettle of hot water makes a laundry basin of nice warm shower dipping water, and you can buy food that you like (I only eat Tuna no other fish)

      At $650/ month YOU ARE CORRECT!!! The people who live here…don’t really care though…$300K to these people is NOTHING. The owner/CEO of RUSI motorcycles is one of the owners. This complex is NOT for the weak or faint of heart…this is a vacation home

      I’m not sure if the gym is actually owned by the same people or not. The closest mall is Robinson’s…13 KM

    Only problem is that foreigners cannot own land in the Philippines, only your native born philipina wife can own the land were you put/build the house. That may be a problem later on!!!

    Nice looking place, but I would not want to spend 18 mil php and not even have my own yard, as well as have to deal with an HOA. It costs less than that for married immigrants to buy a decent size lot, build a house, pool and have a privacy wall around the property and not answer to an HOA or condo management... I will never understand why any immigrant that has 18 million pesos would chose to live in an area with other immigrants and no property control. And if the immigrant is single, I would not see why he or she would spend that much money just to live there alone.... I am hoping that my fellow immigrants use a bit of common sense when deciding where to live... Too many immigrants in Dramaguete as well.

    Nice place but from my research so far WAY WAY WAY over priced for a 2 BR/2Bth unit. Regarding Pizza, I live on LI in NY so I KNOW good pizza! That bread cheese and sauce combo doesn't look worthy of being called Pizza. For starters there is no 9+ pizza once you leave NYC metro area. Chicago had some deep dish I gave an 8 and in Jersey once had some in high 8s (owner was from Brooklyn - that was name of place Brooklyn's Best, it wasn't but it was very good) I've likely had better frozen Pizza when a kid then that. Dominoes and Papa Johns max out at 6.0 and only had to give score to. I doubt this is even edible for me so I'd likely give that a 3-4 something and give to guy trimming bushes or stray dog.

    It's hard to get a wood fired oven cooked pizza done on the bottom without it being burnt on top. That's just how they are. I don't personally care for soggy chewy crust pizza. I like it somewhat crispity crunchity.
    Asking for al dente pasta in the Phils is probably like asking for decent service in a US post office. It's a contradiction of terms and probably isn't ever gonna happen. 1% chance.
    Give that dog a sneaker snack for your girl.

      Thanks for watching! I think it’s $125, but that covers a lot of your utilities. No, locals cannot use anything on the condo grounds. There is a separate resort across the street with pools, beach and restaurant that locals can use, but it’s too pricey for most. I gotta tell ya, if I knew that I wanted to live in this area permanently, then I would seriously consider that. EVERYTHING is taken care of, pool bar, beach with marine sanctuary for snorkeling!

      I've been there a few times, always disappointed with the service. We waited so long for our food once that we got up and left. And they kept saying it will be right out. BS. I just paid for our sodas. As far as I'm concerned Latinos has the best pizza. And the service is pretty good. Frontemare just doesn't care. The boss sits around drinking beer all day, and does not oversee anything. Don't waste your time. Pizza and Calzones are decent. I have no time for shitty service.

      If my meal takes too long, to get to me..... I tell the waitress, thank you but no thank you and leave. One restaurant in Cebu kept telling me that it's almost ready. I waited about 30 minutes and told the manager I was leaving. He said they were waiting for the rice to finish cooking..... you got to love the Philippines
