  • Hey everyone, it's Melanie Atkinson, REALTOR® at Smith and Associates in sunny Tampa, Florida. In today's video, we're diving deep into the 2024 housing market to identify who the winners and losers will be in this complex real estate landscape.
    🔍 Key Takeaways:
Winners & Losers Overview: In this dynamic housing market, there will be clear winners and losers. I'm not here to predict a dramatic crash in 2024, but rather to provide insights based on the data and experience I've gathered working with buyers and sellers daily in the Tampa area.
    Winners:
Winner #1: Sellers Pre-Covid: Sellers who bought before the pandemic are still winning big, with median home prices in Florida and Tampa skyrocketing. Even if prices dip in 2024, the accumulated equity will likely cushion the impact.
Winner #2: Buyers of New Construction: Surprisingly, buyers of new construction homes in 2024 are poised to win. Builders, facing increased supply, are offering substantial incentives, creating opportunities for savvy buyers to secure better deals.
Winner #3: Renters: Renters might be winners due to stabilized rent prices and increased incentives as apartment complexes compete for tenants. Despite rent affordability challenges, the trend suggests a more balanced market.
    Losers:
Loser #1: Recent Sellers, Especially in High Construction Areas: Sellers who recently purchased, especially in high construction areas, may face challenges. Builder competition and market shifts could impact their ability to sell at a profit.
Loser #2: Sellers of "Ugly" Houses: Houses with obvious buyer objections, like undesirable lots or deferred maintenance, may lose value as buyers have more choices and negotiating power.
Loser #3: Investors: Investors, particularly those in Florida, may face challenges with stabilized rent prices, increasing property taxes, and rising homeowner's insurance costs. Borrowing money at higher interest rates adds to their financial strain.
Mixed Bag: First Time Homebuyers: First-time homebuyers face a complex scenario. While 2023 was tough, 2024 brings both challenges and opportunities. Increased supply and less demand provide advantages, but it's crucial to be flexible and seek professional guidance.
📊 Expert Advice for 2024: Whether you're buying, selling, or investing, understanding local market nuances is key. If you find yourself in a challenging position, reach out-I'm here to help guide you through the intricacies of the 2024 housing market.

A very good video. With the annual increases in property taxes and homeowner insurance is a huge disincentive to buy in Florida. How can anyone keep up with the those annual increases? DeSantis has to work on capping rates.

Thanks, Melanie….another great video with excellent information. Although I’m not sure I would do it again, I’m thinking that all we went through in early 2020 when you helped us find our home in Dunedin was perfect timing!

Should I sell a home in Dunedin and buy a bigger property in Brooksville after retirement? Would Brooksville be less desirable should I have reason to sell in several years?

Hi! Great question! A lot of factors to consider, but…Dunedin is a popular area with limited land…Brooksville is beautiful, but has a lot more available land. Staying in Dunedin is a safe bet from an investment perspective. Brooksville is riskier…it may pay off big time but you’ll need time for the land value to increase. To me, it’s a lifestyle issue. If you want a more rural lifestyle that Dunedin doesn’t have, Brooksville is a wonderful area.
