There is no doubt the works in the months ahead will cause you moments of stress, frustration and tears but Aisling, you're young and resilient and you will make it. Main thing is the roof, walls, electrics and heating get done, the decorating etc can be done bit by bit. When I bought my first house, I had no money left after electrics, plumbing, windows, heating etc so I bought second hand furniture, kitchen units etc and made do. Nothing beats that amazing feeling of sitting on your sofa, warm and dry and looking around at your little nest that you bought and made into your home. In years to come, and you better believe that the years fly by so fast, you will look back and be so proud of yourself and all you accomplished with your home and land. Keep your eyes on the finish line and myself and FF are cheering you on and with you on your journey. Biggest hugs. ❤

I've been saving this video to watch till after I got some stuff done that I really didn't want to do but HAD to do. So watching now is my treat for myself (okay, I might be eating some chocolate at the same time as an additional treat, lol). I'm only half way through and I can't stop myself from commenting already. First just so so happy for you and so impressed with you and what you've accomplished! Twice you've pointed at beautiful hardwood floors that look to be solid real wood, if you refinished them they would look stunning. It looks to be good quality (quality that you literally cannot buy any more), so just a thought to refinish the wood floors and put down rugs if you wanted some carpeting, instead of pulling them up. If it's not your thing, consider pulling them out but holding onto the wood for the wood paneling of the room or other projects. Wood is so expensive right now! I think your suggestion of putting the wall in the hallway to give the guest room more room is the best idea for it. I would even leave the walls that are there, there, and put a closet/ storage area in the natural alcove that would be there. Okay, with that off my chest I can watch the rest of the video :D
I really hope you enjoyed the video and your treats! The 2 smaller bedrooms have nicer wooden floors in them but a lot of it is rotten or damaged by woodworm or whatever it is called so I think quite a bit will have to go BUT I will be keeping as much as I can and will reuse it somewhere else if it can't go back down on the floors! ♥️
I’m a single woman who also has done renovations on my own so, I congratulate you for taking on this project. It’s a great learning experience. There are many ups and downs ahead but in the end you’ll have a lovely home of which you may be very proud.

Honestly the engineer who is helping me is an absolute SAINT and a life saver, he's doing me huge favours giving me his knowledge and expertise, I don't know what I'd do without him! ❤️
Ashleigh.Your flooring looks like it is toungh and grooved . It would cost a lot of money to replace., the nails can be counter sunk and the floor sanded down, which would look very nice. The builder would let you know if it is viable.James

other channels doing renovation stress how concrete is bad for very old buildings, stops the stone breathing and causes damp. lime plaster is preferred. Think again about removing wooden floors - sanding and restaining gives a lovely finish. Good luck
Thanks so much! So the concrete on the walls will all be coming down as soon as I can! The floors are mostly rotten, some parts are ok but there's a lot that has rotten because of damp and woodworm, and the Styrofoam underneath is a huge fire hazard 😭 so the floors have to come up but I'll keep as much as I can
Don’t forget while you are doing all your repairs and alterations to make sure the loft insulation is well up-to-date to keep as much Of today’s expensive heating in the property as possible
Absolutely! I think the attic is very well insulated (but would be a lot of stuff from 20 years ago so probably will need upgrading) but I think what's there should hopefully hold is through a year or so until I can afford insulation for up there :)

Hey hon, you do this as YOU choose, as long as your home is structural sound, electrics are safe and you get the foundations done all the rest can be done actually quite inexpensively by shopping around. We bought back an olddddd farm house and the expense was in the structure , after that canny planning and shopping around helped. Just film as you please. Like I said, the hard yakka starts now.

Will it be possible for the builders to leave you with a finished sitting room ? You could then use that room and kitchen like a studio flat . Nice and cosy with the great views . 😎
I don't think the builders will be touching the living room a whole lot, but it will be one of the first rooms I get stuck into! So hopefully will make it lovely and cozy with the great views!

You’ve got this, my daughter is having an extension on the back of her home for a kitchen, she was worried about having enough money for her dream kitchen after, but once the bones of it are done she can then save up for her dream kitchen, there’s no rush if you want to do it right 1st time, sometimes we’ve got to make do for a while, you’ve definitely got the right idea, it’s going to look fantastic!
You're 100% right, the bones have to be done right first and then the nice stuff can follow with a bit of time and saving! That's very exciting for your daughter getting the extension and hopefully the dream kitchen after!

I know you probably know this but check online or second hand shops for sinks, toilets, even flooring when that part of your reno comes around. It could save you money and still achieve the look you want.

Wow, that's super exciting about what's to come. You are so going to enjoy being warm when you get the heating. Also, the utility room is going to be so cool. Having your washer and dryer there will look great. From the outside, you can see how leaks around the roof area and the piping made that room leak and get moldy. When you are done with it, it will be nice and cozy warm. So many exciting things to come. It is going to be awesome . I also love all the glass on the doors. Great tour Ashling. That's a great idea about the guest room because that hallway is a bit of wasted space. I know you have to check if it can be done. There is a electric stove for €70 in supervalu. I bought a cream one about 6 years ago and i love it. It's a powerful heater and I have a fairly big kitchen and dining area and heat so it up so quickly. They have them in black tooo. I know you might feel that the bathroom is rotten but sometimes it can be brought back to its former glory. Changing the toilet wouldn't be to expensive. There is a kitchen place called Thierneys in donabate they are great for selling shop display kitchen at a fraction of the price 👍 I am delighted things are starting to move forward for you. 👍😉🇨🇮☘️Eire

If it turns out you can’t remove the guest room wall maybe enclose the hall with a door anyway, remove the bedroom door (possibly widen the opening with a lintel) and make the hall a bit of a walk through wardrobe so you only need the bed and side tables/shelves/lamps in the room…? Guests hopefully won’t have too many clothes 😂 but remember to leave space for their bags/cases to be tucked away.

Ais, i'm wondering about making the end of the hallway a wardrobe/cupboard with the wall being each side and then adding the extra doorway at the start of hall, removing the existing door (leaving walls as they are) would work too from a budget sense? Sanding and staining/oiling the boards would be lovely. If you can gain skills for tiling etc working with others first take the opportunity. Practice in out of the way places, maybe try something on the barn walls/floor with secondhand/salvaged tiles? Trying to tile walls and keep them plumb is tricky. A good quality spirit level is in your future (Santa might help 😉) You'll learn a lot from the workers too. Exciting times ahead.

You have put a lot of thought into your plans. We will all pray that there are no "big" surprises along the way. Once all the main things are finished by the professionals, it will be exciting to start putting in your touches. You will appreciate it more doing some things yourself. Just an idea, Christmas list to friends/family...toilet, sink, etc. Take care you have come a long way!

Your be fine Aisling as they say Rome wasn’t built in a day just do the main stuff and the rest will come as and when ,your doing fine love watching .your still young and have many years to do exactly what you want in your own home,watch some UA-cam videos about fitting parquet flooring and diy you will learn loads,I also remember when I first ever got my first mortgage which was back in the late 80s ,I brought everything second hand till I could afford what I really wanted,it will come just takes time xx

Might I suggest though, to only change the fixings in the bathroom and wait with new tiling og floor and walls? It is amazing how expensive a bathroom reno can become...💸💸💸 Changing the shower and toilet (and maybe laying a cheap lino just for the look) might make it comfortable enough to use for the next year or so. i wonder if there's an old drain under the lino in the bathroom. i know in the us it wasn't uncommon to have a drain set lower in the center of the room so that if there was any overflow from the tub or toilet, the water would go right to the drain and not cause any damage to cabinets or walls.
I will have to check - the house isn't very safisticated so I would be surprised if someone thought to out that in, but it would be better than a big dip in yhe floor!

I don’t believe we have anything like that for residential renovations where I live, although there are usually tax credits for historic commercial building renovations. Could it be worth checking the back wall isn't just a wibbly wobbly stone wall that's been covered and it's that that is cracking not the wall? Well I hope so for your sake. Also Hope your channel blows up as things start getting done so the channel can start help pay for some things with the house. Also down the track will you be taking the plaster off the walls you aren't at the moment so you can better insulate and get rid of the Styrofoam?
So the house is built with old stone walls in the front with Styrofoam and plaster, and then the back of the house is just concrete blocks and no insulation at all 😅 and most of that wall i think needs to be rebuilt to secure - but i could be picking it up wrong on whay the plan is!
Great video, very informative and to the point, nearly fell off the sofa when you said the wall needs to come down, as with old or bodged property the more you dig the more you find. Your resolve and determination and cherry disposition will get you through. It's gonna look amazing. Ditch witch, god love her, isn't applying as she said you have to do it in a certain time, does that apply where you are? I nearly fell off my chair when the engineer said the wall may or likely has to be rebuilt 🫠🫠🫠 but better to get it done now! Yes so the council give you 13 months from approval letter to complete the works you are applying for - going by what the engineer has said, it should take about a month to complete the big works, and then whatever time it takes me to paint and decorate but I can submit my stuff to the grant as soon as I've spent the 50k anyway! Thank you so much! It's so exciting, once the big things are complete I can really start looking at getting the nice stuff done and painting and decorating! A big motivation has been to try and set myself up for an easier life when I'm a little older because I don't know what finances etc will look like for me then! Once the house is complete then the land can start it's remodel and hopefully start fostering animals in need and helping the local rescues, I'm so excited for that! ♥️
@morrigans_cottage I'm thinking the same about myself. You just don't know the future so I'm trying to work hard now to buy my house and fix it up if it needs it. just a suggestion You could look at having a water tank instead of a well dug, then you will collect you water off your roof. The tank can be hidden ,as in put in the ground, where i live in New Zealand they have been used a lot, my house has one, I live alone and never run out of water.
Love your enthusiasm for the project and while I'd usually run a mile from a reno you have a beautiful location and great potential for a cosy unique home. Given that we are in a housing crisis, cronic inflation i think youve made the right decision to buy relatively cheap and take your time getting it right if its to be your forever home. You might think about advertising on the likes of facebook market place for anyone getting rid of good quality sanitary ware, furniture etc to tide you over until savings allow for newer stuff. Looking forward to seeing the reno work begin.

Absolutely the big items need doing first so you can at least have a heated stable home to live in. Regards the washroom, whenever that gets done as it's not crucial right now, of course you can save yourself a lot of money by ripping up the flooring and plastic on the walls yourself and even removing the sink and shower you can do. In fact, it will be fun to watch. My husband and I ripped apart a washroom years ago and it was actually therapeutic, haha, maybe I'm weird!
Oh id say it's so therapeutic to rip it all out! I'm a bit germaphobic so I don't know if I'd be brave enough to touch anything in the bathroom but if the budget needs it I will! ❤️
@@morrigans_cottage The bathtub, sink and shower won't be gross to remove but the toilet...that is yucky - get somebody else to do that, haha. I've seen some rough toilet removals on a few renovation channels, it's scary, haha.
Best of luck with the project. It's great to see an old house get renovated, sounds like you have a solid plan. I did the same myself and it's a journey for sure. Take it step by step and you'll get there. A couple ideas, consider if there is scope for any vaulted ceilings, with the re-roof it might be very little extra cost, but can transform a room. 2nd, consider over hanging the roof a bit over the French door area. again might not add much cost, but really nice to keep rain off the door, changing muddy boots etc. You might even be able reuse the old timbers and metal for that.

Hi Aisling, just an idea, hope you don’t mind, whilst the back wall has to be taken down would you consider a large picture window?, your sink and dishwasher😉, could go there with your cooker/stove on the wall where the sink was. It would be a shame to miss out on that wonderful view, where you could watch Morri and any future pets/ animals enjoying the lovely pasture. Good luck with the Reno’s xx

Lot of work needed. Little at a time. It will be so awesome. Hoping that the major work will get done and you will have money left over for other jobs on the house.
I would urge you to move your water systems to your Washing Room, this way you do not have unneeded plumbing in the center of the house and you get full use of the room. This would be the time while your in replumbing. Also while they have the walls apart, have them put your electrics in channels so that they do not protrude into the spaces and are flush to the wall. Keep the Tub its nice and big, tubs are expensive, your money is better spent on water proofing/ventilation of the area (it seems like that room may have had a central drain which is why the floor would be slanted like that, you may be in for a surprise. I like your plan for the kitchen, living room, guest room, I think you could pull the tile in the hallway yourself and relevel it. It should be easy enough. Taking down half of the walls in the building, that is an undertaking, and you will end up replacing windows. Definate roof replacement. Consider natural wind breaks such as hedging or evergreens to help with your wind tunnel, this will also help with privacy towards the back. I would set up camp in a few rooms and empty those that are in full renovation. I also think you could move some of the kitchen elements now, and get used to your plan, plus it will allow you room to tweak it. Consider reusing the cabinentry/countertop in a workshop area. Also prep spaces that will not be modified by putting up plastic curtains to contain the dust out of those areas. I saw another channel who got the grant and they were talking about making sure you keep your budget for areas...aka electric, etc. in line with your submission, and resubmit when you see your going out of what you allocated. Just a suggestion from West Cork Wander i beleive was the channel. Also arrange payment schedules to your contractors, do not pay them upfront, lest they take off with your funds. Got loo and sink shower screen for my studio 😂b&q loo abd sink 200 and screen 185 , towel rail 80 tiles and materials 650 , your price for bathroom seems very high, recommend shoping around online and build you wish list😊 ,tiles are roughly 25 a square meter
You are correct, let the professionals do as much as you can afford. Plumbing and electric can be dangerous tasks to take on yourself. Also, building block walls is not something you could take on yourself.
You are right, reno’s are tough…there will be days when you question your sanity (and that of your builder’s!)…take things one day at a time and try your hardest to hold on to some sense of normality and as much of your sense of humor as you can muster! That being said, when all is said and done, it will be worth it…hang tough, you got this!

I was just wondering about the tiles in the hallway, IF! they were somewhat original to the house I think they can be cleaned in someway and brought back to their former glory which would save you money on having to invest in a totally new hallway floor. A split front door would be quite nice, if it was obviously affordable! You have already had a good suggestion for your ‘office’ to install a small stove in case of power cuts, also, an electric heater will cost, one other suggestion, would be instead of replacing your wood floor boards, why not get them sanded and re polished. As for all the structure work Ohhhh I am so mad how they built it and that the guy checking it out did not see it all, however we work with what we have and fix it safe and sound, do check around for good kitchen and bathroom deal in showrooms, as they will give you one that's on display at low cost. I think our bathroom and it was big we got everything for 2500 as it was a display one they were changing up, saved almost another 2500,also do you think One. could you sand down the wooden floors? and two would they be able to move the water boiler to the scary room, oh and three since you have a doorway between the bedrooms now, you could block up the one from the living room giving you wall space in both that and the bedroom ? Great news! Are you using the SEAI grants for insulation etc., or doing a one-stop-stop with SEAI grants as well (there's more money there - extra grant money up to 33,600e)? That house will be a stunner when you're through. Delighted for you.
Thank you so much! I'm delighted too! Going to do the vacancy grant first for the big structure work that's not covered by SEAI, and then I'll do those grants after for the rest! They are a bit more picky with BER ratings and specific builders and stuff (I think) but definitely will be looking into them and getting what I can!
I like your plans, but I am curious. Why oil? Wouldn’t it be better to go solar and have the heat be electric? Oil is expensive and adds to environmental problems. Where I live, the heat is oil heated radiator and I hate it. I rent and the heat is included, so I have no choice. I also can’t stand the smell that’s being produced by the oil system. Also, sometimes the oil runs out before the tanker comes back to refill the supply. Winter in northern New England is cold cold. Anyhoo, I watch 4 other Irish cottages being renovated and they’ve all gone over to solar.
Oh I bet the winters are very cold in New England! At the moment oil is the most affordable for me, I hope in the future I'd be able to use solar electric to heat the house but its just not in the budget l. I'm not sure how effective the heating by solar would be, and the house loses electric multiple times a year when the wind gets bad so I think for now anyway oil is the way to go!
Did they mention to you that the grant money is broken into amounts per project or rooms? I only mention this because I saw someone speak about several people that were under budget in some areas, so they used that remainder to increase the budget in other areas, which can't be done, so they ended up loosing about half the grant in the end. Their advice was to use the max per category or lose it...and any overages in any categories would be out of pocket for you. He said a lot of people dont realize this. You may know all this, but when you mentioned possibly having to reallocate your budget if you have surprises, I just didn't want to see this happen to you. ❤️
Yes they did! So almost all my work falls under structure and services, which you can spend up to 50k in either so I'm hoping there won't be any problems getting that back in full, I did also submit under kitchens, painting decorating, and pretty much every section just to try and cover all basis in advance if anything arose unexpectedly, I think I submitted quotes for 75k with intention of only spending 50k and trying to get it all back so hopefully it'll work out they are very finicky!!

Yes I can! And that'll be the next step, going to do them separately for now, just focus on vacant grant for the structural stuff, once that's done look to the energy grants to see what I can get done with that

There is no doubt the works in the months ahead will cause you moments of stress, frustration and tears but Aisling, you're young and resilient and you will make it. Main thing is the roof, walls, electrics and heating get done, the decorating etc can be done bit by bit. When I bought my first house, I had no money left after electrics, plumbing, windows, heating etc so I bought second hand furniture, kitchen units etc and made do. Nothing beats that amazing feeling of sitting on your sofa, warm and dry and looking around at your little nest that you bought and made into your home. In years to come, and you better believe that the years fly by so fast, you will look back and be so proud of yourself and all you accomplished with your home and land. Keep your eyes on the finish line and myself and FF are cheering you on and with you on your journey. Biggest hugs. ❤

Twice you've pointed at beautiful hardwood floors that look to be solid real wood, if you refinished them they would look stunning. It looks to be good quality (quality that you literally cannot buy any more), so just a thought to refinish the wood floors and put down rugs if you wanted some carpeting, instead of pulling them up. If it's not your thing, consider pulling them out but holding onto the wood for the wood paneling of the room or other projects. Wood is so expensive right now!
I think your suggestion of putting the wall in the hallway to give the guest room more room is the best idea for it. I would even leave the walls that are there, there, and put a closet/ storage area in the natural alcove that would be there.

I really hope you enjoyed the video and your treats! The 2 smaller bedrooms have nicer wooden floors in them but a lot of it is rotten or damaged by woodworm or whatever it is called so I think quite a bit will have to go BUT I will be keeping as much as I can and will reuse it somewhere else if it can't go back down on the floors! ♥️
I’m a single woman who also has done renovations on my own so, I congratulate you for taking on this project. It’s a great learning experience. There are many ups and downs ahead but in the end you’ll have a lovely home of which you may be very proud.

Ashleigh.Your flooring looks like it is toungh and grooved . It would cost a lot of money to replace., the nails can be counter sunk and the floor sanded down, which would look very nice. The builder would let you know if it is viable.James

other channels doing renovation stress how concrete is bad for very old buildings, stops the stone breathing and causes damp. lime plaster is preferred. Think again about removing wooden floors - sanding and restaining gives a lovely finish. Good luck
Thanks so much! So the concrete on the walls will all be coming down as soon as I can! The floors are mostly rotten, some parts are ok but there's a lot that has rotten because of damp and woodworm, and the Styrofoam underneath is a huge fire hazard 😭 so the floors have to come up but I'll keep as much as I can
Don’t forget while you are doing all your repairs and alterations to make sure the loft insulation is well up-to-date to keep as much Of today’s expensive heating in the property as possible
Absolutely! I think the attic is very well insulated (but would be a lot of stuff from 20 years ago so probably will need upgrading) but I think what's there should hopefully hold is through a year or so until I can afford insulation for up there :)

Hey hon, you do this as YOU choose, as long as your home is structural sound, electrics are safe and you get the foundations done all the rest can be done actually quite inexpensively by shopping around. We bought back an olddddd farm house and the expense was in the structure , after that canny planning and shopping around helped. Just film as you please. Like I said, the hard yakka starts now.
The hard yakka does start now! But excited to start, and like you said the structural stuff will be eating most of the budget and the rest will follow when it can!
Will it be possible for the builders to leave you with a finished sitting room ? You could then use that room and kitchen like a studio flat . Nice and cosy with the great views . 😎
I don't think the builders will be touching the living room a whole lot, but it will be one of the first rooms I get stuck into! So hopefully will make it lovely and cozy with the great views!

You’ve got this, my daughter is having an extension on the back of her home for a kitchen, she was worried about having enough money for her dream kitchen after, but once the bones of it are done she can then save up for her dream kitchen, there’s no rush if you want to do it right 1st time, sometimes we’ve got to make do for a while, you’ve definitely got the right idea, it’s going to look fantastic!
You're 100% right, the bones have to be done right first and then the nice stuff can follow with a bit of time and saving! That's very exciting for your daughter getting the extension and hopefully the dream kitchen after!

I know you probably know this but check online or second hand shops for sinks, toilets, even flooring when that part of your reno comes around. It could save you money and still achieve the look you want.
And any chance to save money is a no brainer!

Wow, that's super exciting about what's to come. You are so going to enjoy being warm when you get the heating. Also, the utility room is going to be so cool. Having your washer and dryer there will look great. From the outside, you can see how leaks around the roof area and the piping made that room leak and get moldy. When you are done with it, it will be nice and cozy warm. So many exciting things to come. It is going to be awesome . I also love all the glass on the doors. So vintage and has so much character to the cottage. You go girl!!💚💚

There is a electric stove for €70 in supervalu. I bought a cream one about 6 years ago and i love it. It's a powerful heater and I have a fairly big kitchen and dining area and heat so it up so quickly. They have them in black tooo.
I know you might feel that the bathroom is rotten but sometimes it can be brought back to its former glory. Changing the toilet wouldn't be to expensive.
There is a kitchen place called Thierneys in donabate they are great for selling shop display kitchen at a fraction of the price 👍

I honestly don't know much about these things there might be a reason that we're doing a water tank and stuff still - I'd guess money lol
If it turns out you can’t remove the guest room wall maybe enclose the hall with a door anyway, remove the bedroom door (possibly widen the opening with a lintel) and make the hall a bit of a walk through wardrobe so you only need the bed and side tables/shelves/lamps in the room…? Guests hopefully won’t have too many clothes 😂 but remember to leave space for their bags/cases to be tucked away.

Ais, i'm wondering about making the end of the hallway a wardrobe/cupboard with the wall being each side and then adding the extra doorway at the start of hall, removing the existing door (leaving walls as they are) would work too from a budget sense?
Sanding and staining/oiling the boards would be lovely.
If you can gain skills for tiling etc working with others first take the opportunity. Practice in out of the way places, maybe try something on the barn walls/floor with secondhand/salvaged tiles? Trying to tile walls and keep them plumb is tricky. A good quality spirit level is in your future (Santa might help 😉)
You'll learn a lot from the workers too.

You have put a lot of thought into your plans. We will all pray that there are no "big" surprises along the way. Once all the main things are finished by the professionals, it will be exciting to start putting in your touches. You will appreciate it more doing some things yourself. Just an idea, Christmas list to friends/family...toilet, sink, etc. Take care you have come a long way!

Your be fine Aisling as they say Rome wasn’t built in a day just do the main stuff and the rest will come as and when ,your doing fine love watching .your still young and have many years to do exactly what you want in your own home,watch some UA-cam videos about fitting parquet flooring and diy you will learn loads,I also remember when I first ever got my first mortgage which was back in the late 80s ,I brought everything second hand till I could afford what I really wanted,it will come just takes time xx

As many others commented: you are starting with the right things. Might I suggest though, to only change the fixings in the bathroom and wait with new tiling og floor and walls? It is amazing how expensive a bathroom reno can become...💸💸💸 Changing the shower and toilet (and maybe laying a cheap lino just for the look) might make it comfortable enough to use for the next year or so.

i wonder if there's an old drain under the lino in the bathroom. i know in the us it wasn't uncommon to have a drain set lower in the center of the room so that if there was any overflow from the tub or toilet, the water would go right to the drain and not cause any damage to cabinets or walls.
I will have to check - the house isn't very safisticated so I would be surprised if someone thought to out that in, but it would be better than a big dip in yhe floor!

Unfortunately you can't run a combi boiler on a well, it needs mains pressure to run correctly

Could it be worth checking the back wall isn't just a wibbly wobbly stone wall that's been covered and it's that that is cracking not the wall? Well I hope so for your sake. Also Hope your channel blows up as things start getting done so the channel can start help pay for some things with the house. Also down the track will you be taking the plaster off the walls you aren't at the moment so you can better insulate and get rid of the Styrofoam?
So the house is built with old stone walls in the front with Styrofoam and plaster, and then the back of the house is just concrete blocks and no insulation at all 😅 and most of that wall i think needs to be rebuilt to secure - but i could be picking it up wrong on whay the plan is!

Great video, very informative and to the point, nearly fell off the sofa when you said the wall needs to come down, as with old or bodged property the more you dig the more you find. Your resolve and determination and cherry disposition will get you through. It's gonna look amazing. Ditch witch, god love her, isn't applying as she said you have to do it in a certain time, does that apply where you are? I nearly fell off my chair when the engineer said the wall may or likely has to be rebuilt 🫠🫠🫠 but better to get it done now! Yes so the council give you 13 months from approval letter to complete the works you are applying for - going by what the engineer has said, it should take about a month to complete the big works, and then whatever time it takes me to paint and decorate but I can submit my stuff to the grant as soon as I've spent the 50k anyway! Thank you so much! It's so exciting, once the big things are complete I can really start looking at getting the nice stuff done and painting and decorating! A big motivation has been to try and set myself up for an easier life when I'm a little older because I don't know what finances etc will look like for me then! Once the house is complete then the land can start it's remodel and hopefully start fostering animals in need and helping the local rescues, I'm so excited for that! ♥️
@morrigans_cottage I'm thinking the same about myself. You just don't know the future so I'm trying to work hard now to buy my house and fix it up if it needs it. We just don't know the future so it's always good to be as prepared as we all can. I hope you had a good hoilday and you are well realx for the next months of renovations. just a suggestion
You could look at having a water tank instead of a well dug, then you will collect you water off your roof.
The tank can be hidden ,as in put in the ground, where i live in New Zealand they have been used a lot, my house has one, I live alone and never run out of water.

Love your enthusiasm for the project and while I'd usually run a mile from a reno you have a beautiful location and great potential for a cosy unique home. Given that we are in a housing crisis, cronic inflation i think youve made the right decision to buy relatively cheap and take your time getting it right if its to be your forever home. You might think about advertising on the likes of facebook market place for anyone getting rid of good quality sanitary ware, furniture etc to tide you over until savings allow for newer stuff. Looking forward to seeing the reno work begin.

Absolutely the big items need doing first so you can at least have a heated stable home to live in. Regards the washroom, whenever that gets done as it's not crucial right now, of course you can save yourself a lot of money by ripping up the flooring and plastic on the walls yourself and even removing the sink and shower you can do. In fact, it will be fun to watch. My husband and I ripped apart a washroom years ago and it was actually therapeutic, haha, maybe I'm weird!
Oh id say it's so therapeutic to rip it all out! I'm a bit germaphobic so I don't know if I'd be brave enough to touch anything in the bathroom but if the budget needs it I will! ❤️

Best of luck with the project. It's great to see an old house get renovated, sounds like you have a solid plan. I did the same myself and it's a journey for sure. Take it step by step and you'll get there. A couple ideas, consider if there is scope for any vaulted ceilings, with the re-roof it might be very little extra cost, but can transform a room. 2nd, consider over hanging the roof a bit over the French door area. again might not add much cost, but really nice to keep rain off the door, changing muddy boots etc. You might even be able reuse the old timbers and metal for that.

Well done on getting the grant approved! We were going to go for it but needing the money upfront put us off. At least you can get to work on the repairs, it's a tough old job once you realise how much work is involved. But as you said - the rewards will be there for you in the end 😎

Hi Aisling, just an idea, hope you don’t mind, whilst the back wall has to be taken down would you consider a large picture window?, your sink and dishwasher😉, could go there with your cooker/stove on the wall where the sink was.
It would be a shame to miss out on that wonderful view, where you could watch Morri and any future pets/ animals enjoying the lovely pasture.

I would urge you to move your water systems to your Washing Room, this way you do not have unneeded plumbing in the center of the house and you get full use of the room. This would be the time while your in replumbing. Also while they have the walls apart, have them put your electrics in channels so that they do not protrude into the spaces and are flush to the wall. Keep the Tub its nice and big, tubs are expensive, your money is better spent on water proofing/ventilation of the area (it seems like that room may have had a central drain which is why the floor would be slanted like that, you may be in for a surprise. I like your plan for the kitchen, living room, guest room, I think you could pull the tile in the hallway yourself and relevel it. It should be easy enough. Taking down half of the walls in the building, that is an undertaking, and you will end up replacing windows. Definate roof replacement. Consider natural wind breaks such as hedging or evergreens to help with your wind tunnel, this will also help with privacy towards the back. I would set up camp in a few rooms and empty those that are in full renovation. I also think you could move some of the kitchen elements now, and get used to your plan, plus it will allow you room to tweak it. Consider reusing the cabinentry/countertop in a workshop area. Also prep spaces that will not be modified by putting up plastic curtains to contain the dust out of those areas. I saw another channel who got the grant and they were talking about making sure you keep your budget for areas...aka electric, etc. in line with your submission, and resubmit when you see your going out of what you allocated. Just a suggestion from West Cork Wander i beleive was the channel. Also arrange payment schedules to your contractors, do not pay them upfront, lest they take off with your funds. You are correct, let the professionals do as much as you can afford. Plumbing and electric can be dangerous tasks to take on yourself. Also, building block walls is not something you could take on yourself.

You are right, reno’s are tough…there will be days when you question your sanity (and that of your builder’s!)…take things one day at a time and try your hardest to hold on to some sense of normality and as much of your sense of humor as you can muster! That being said, when all is said and done, it will be worth it…hang tough, you got this!

I was just wondering about the tiles in the hallway, IF! they were somewhat original to the house I think they can be cleaned in someway and brought back to their former glory which would save you money on having to invest in a totally new hallway floor.
A split front door would be quite nice, if it was obviously affordable!
You have already had a good suggestion for your ‘office’ to install a small stove in case of power cuts, also, an electric heater will cost, one other suggestion, would be instead of replacing your wood floor boards, why not get them sanded and re polished.

The floors I'll try save if I can, they need to come up because of holes in the walls and the insulation underneath is a huge fire hazard, but I'm going to try save what I can - a lot of it is rotten from damp and woodworm though

Hi Aisling here was me thinking when I seen your face all red that it was a tan from your trip away lol, ah well. So its good to have ideas about what you would like and no doubt along the way something else will come to mind, but that's the fun of it. As for all the structure work Ohhhh I am so mad how they built it and that the guy checking it out did not see it all, however we work with what we have and fix it safe and sound, do check around for good kitchen and bathroom deal in showrooms, as they will give you one that's on display at low cost. I think our bathroom and it was big we got everything for 2500 as it was a display one they were changing up, saved almost another 2500,also do you think One. could you sand down the wooden floors? and two would they be able to move the water boiler to the scary room, oh and three since you have a doorway between the bedrooms now, you could block up the one from the living room giving you wall space in both that and the bedroom ? Great news! Are you using the SEAI grants for insulation etc., or doing a one-stop-stop with SEAI grants as well (there's more money there - extra grant money up to 33,600e)? That house will be a stunner when you're through. Delighted for you.
Thank you so much! I'm delighted too! Going to do the vacancy grant first for the big structure work that's not covered by SEAI, and then I'll do those grants after for the rest! They are a bit more picky with BER ratings and specific builders and stuff (I think) but definitely will be looking into them and getting what I can!

Wet rooms are so handy! I think my plan is to add an ensuite wet room in the future (hopefully next 5 years but we'll see how that goes!)

I like your plans, but I am curious. Why oil? Wouldn’t it be better to go solar and have the heat be electric? Oil is expensive and adds to environmental problems. Where I live, the heat is oil heated radiator and I hate it. I rent and the heat is included, so I have no choice. I also can’t stand the smell that’s being produced by the oil system. Also, sometimes the oil runs out before the tanker comes back to refill the supply. Winter in northern New England is cold cold. Anyhoo, I watch 4 other Irish cottages being renovated and they’ve all gone over to solar.
Oh I bet the winters are very cold in New England! At the moment oil is the most affordable for me, I hope in the future I'd be able to use solar electric to heat the house but its just not in the budget l. I'm not sure how effective the heating by solar would be, and the house loses electric multiple times a year when the wind gets bad so I think for now anyway oil is the way to go!
Did they mention to you that the grant money is broken into amounts per project or rooms? I only mention this because I saw someone speak about several people that were under budget in some areas, so they used that remainder to increase the budget in other areas, which can't be done, so they ended up loosing about half the grant in the end. Their advice was to use the max per category or lose it...and any overages in any categories would be out of pocket for you. He said a lot of people dont realize this. You may know all this, but when you mentioned possibly having to reallocate your budget if you have surprises, I just didn't want to see this happen to you. ❤️
Yes they did! So almost all my work falls under structure and services, which you can spend up to 50k in either so I'm hoping there won't be any problems getting that back in full, I did also submit under kitchens, painting decorating, and pretty much every section just to try and cover all basis in advance if anything arose unexpectedly, I think I submitted quotes for 75k with intention of only spending 50k and trying to get it all back so hopefully it'll work out they are very finicky!!

Yes I can! And that'll be the next step, going to do them separately for now, just focus on vacant grant for the structural stuff, once that's done look to the energy grants to see what I can get done with that
