    If he is actually on hospice now they won't even let him come home without family to care for him because the hospice group only comes in 2-3 days a week to help with bathing and check his condition and such, the family does all the care and medications and all that. It is common though for those in hospice in a care center to not be told that they can't go home because they get so upset and since they know they don't have a lot of time left they will let them think things are getting set up for that to happen. With you mom in assisted living you may want to check if he a living will situation with her making decisions. Complicated situations for sure and more so if he has kids that will inherit his half of the house.

    Oh my, the plot does thicken! Dang it! Getting him to sign off just might be insurmountable. You just can’t convince some old people that their invest his now nil. Good luck. I will never forget how you helped me at a Van Build and wish I had some dough to share. My advice is to visit the old guy daily and just kill him with kindness. You might win him over. But, if he has any heirs you need to deal with them, too…

    Sounds like there will be leins against the property for the medical care. You should have a title company do a search and see whos owed and how much. Chances are the state medicare will be owed more than its worth.Good luck 🤞

    Some states will register a car in both names but only one has to sign the title, can be listed an John AND Marry (both have to sign) of John OR Marry (only one has to sign) or something like that.

    Hey Jamie, as a former mortgage originator who also dabbled in creative real estate, make sure the real estate taxes are up to date before paying the mortgage company. In many states, a tax lien can take first position on front of the mortgage company/ bank.

    And remember, if the state or any financial institution thinks you are taking advantage of a senior citizen, you can get in big trouble. He has to be of sound mind to sign off.

      True and this might make it an easy case for his relatives/heirs to go after you after his death and after you have fixed the place up. Lot's of risks in this situation.

    Jamie, my friend. I really hate to say this, but you're putting yourself in a position that any. Financial expert would likely say, RUN, and don't stop. Why not let it go back to the bank? It serves no purpose in high dollar Maryland. You are definitely on a slippery slope. Rest assured any money you put into it is likely gone. I just don't see the logic. Good luck.

      Granted you came out OK going east... but the bus didn't make the trip. Now if you give the place a quick and not to particular clean up and immediately put it on the market you might do OK. But the family entanglement is something I wouldn't touch with a 10' pole. Speaking from experience, it never goes right. I've flipped 2 houses and doubled my money but 2 car sales involving family went sour in a hurry.

    Jaime, you are a good man. You said the husband is in nursing home in Hospice. Its been my experience that people in Hospice are on a count down to their last days. If he passes away & has kids they could potentially be partial heirs to the Estate, whats left of it. The more signatures you can get done now, the easier it will be for you. If it was me, a retired Realtor, i would write up an agreement that says he has a place to live & what you will provide should he be able to come back to the house, in return for him signing over the Vet & House now so u can sell the Vet to finish fixing the house. Ive worked with grumpy old men before. Hes going to need to see it to believe what you have accomplished, maybe pictures will work. You & your Moms other option may be to salvage & sell what u can, then cut ur losses & walk away from this project. The Mortgage company is giving u a time break, to sell it "as is" or make payments. Banks never loose. They will have u removed & sell the house, if u cant get the grouch to cooperate. So don't get too comfortable. Keep ur stuff ready to roll out, or the bank will keep ur stuff too. I bet u already knew this. I just had to share in case u did not.

      All great points. I truly hope this works out but the odds are truly stacked against him. I'm also not sure airing this situation in public is in his best interest in the long run if everything get's contested. Tough situation with few choices/options. He was dealt a losing hand but is doing his best to play it out. I admire his positive attitude and hope this ends well for him.

    GOOD LUCK. It's hard when they are on hospice to make such decisions. They think your trying to take everything from them one day and happy your helpng the next. Be patient and get legal assistance. Protect yourself too. You have a good heart ❤

    Well done.
    The social workers at his facility need to be straight with him. Surely he knows about the foreclosure. He sounds selfish and doesn't care really about your mother, only his interests.
    There are elder services that may be able to help with the legalities of it all. They've seen these kinds of things in the past.
    Your mother may be able to put you and your sister on the bank accounts and mortgage. Check with them as to how to proceed.
    Check state and local folks for elder information.
    Good for you to take a detour and care for Mom as she did when you were children. She raised good children and is lucky to have you and your sister.

    Jamie, you need to find out more about the title of the house. Namely: are your mom and her husband joint tenants, or joint tenants with right of survivorship. This is an extremely important distinction. Don't assume you know how it works. Get the facts straight from the deed. You need to know now, before you do any more major work on the place. When you know the exact wording, please say so, or email me. I'm not an attorney. But I can alert you as to the wording of the degree of ownership, which will shine some light on your options, give you some important things to discuss with your mom and an attorney.

    Just tell old Dave to keep the Govment from getting the house he needs to put you on the deed just a little convincing but it may come to seeking power of attorney. a paralegal could help advise , they do have ombudsmen at the care facility to witness paper work etc. keep things all clear , blessings.

    Thanks for the video update brother, I'm glad things are going well so far. With your experience on bus and van conversions, have you thought about maybe doing that? Yes, I do understand you need a job to get money to purchase the vans. But, that is an option that you could do on your spare time when you're not working....     If your mother or stepfather are currently receiving services from medicaid, at the time of either of their deaths, their heirs could receive a bill from medicaid. Here’s a video from someone this happened to. He was expecting to inherit his mother’s house but his mother was receiving in-home care from medicaid and they wanted a piece of her house after her death:

      @enigmaticnomadics I harvested burl outta Chattahoochee NF and sold it for 600 bucks. Yeah, I'd seriously research it. 😁.
      I didn't look close enough to determine if it's a hardwood. Oak? I dunno. Chestnut your in big BIG bucks. (Most of those protected and even harder to find. I wouldn't kill a Chestnut for a burl but it's gotta come down...I've seen burl for sale in rough cut at Woodcraft vendors.

    I never thought you’d get housed before me. I met you in flagstaff in 2016. You invited me to your camp to watch a video about Mexico. I was happily living the married life with a home in Tennessee. 3 years after I met you I lost my love to cancer. And the house right after. I’m looking for a new place to land almost every day. Luckily I have a small stash and I’m planning on paying cash. But nothing on the market right now. I have to admit it’s strange seeing you fixing up a house in Maryland. Ain’t life funny?

    Jamie you’re getting yourself into a can of worms with a stepfather situation. You’re gonna lose a whole lot money if you’re not really careful, you need an attorney ASAP. All of the work that you’re doing there could be for not and the proceeds of a sale of anything half of which would go to her husband.

    Jamie - would "he" Dave already have a person appointed as his durable power of attorney??? If so, they could sign the title & deed for him if they feel it's in his best interests. ***One other thing is you & they can do is a new will or trust or deed with 'remainder interest' which is a legal way of avoiding probate & dealing with the 5 year look back period for a state to recover assets if your mom &/or Dave have been on Medicaid. You'll certainly need to spend a few hundred on an attorney to do this all kosher; I'm going through this with my mom & her house right now. Also your situation is possibly more complicated because you've mentioned that you mom 's house was about to be foreclosed on - so it still has a mortgage & that effects what you can do probably. Also just fyi I have been getting the notifications. Wishing you the best.

    Sounds like he is not objecting to you living in the house. If this were me, I would get a small job, enough to get that August mortgage payment and carry the expenses for a while. That would take the time pressure off and give you time to think. I don’t think you are going to get this guy off the deed even though the house would be foreclosed anyway. At most you may be able to turn it into a rental but he may even have to agree to this so you need sone legal advice!

    Yes, i am just seeing this episode from a few months ago. Hopefully you have wrangled through/out the legal business with this family estate.
    The other posts able the legal jungle are true.
    Especially with the 2 family situation.
    Surely you intentions are true. Unfortunately, we know that everyone has their own direction and expectations regarding money.
    Dont invest too much of your self and soul and money into a situation that will never legally recognize you.
    Get a job there in town to cover your daily expenses. And great legal counsel, which will require money.
    Only after that, plot a course of property details.
    Sage advice:
    Sometimes there is nothing you can do if people wont listen.
    Sometimes you just have to put your tools down and move out in your own direction.

    Jamie, I know this is off topic, but whatever happened to Lee Blake (????) If he is still around, maybe you can join him in Gerdigan Gear; get your Mom situated with your sister; and like Badge said "Run". You can send your Mom and sister $$ once you are working again .... preferably at something you love. Cut your losses; get your Mom situated; and get outta there. Aija is homesteading at her place in Arizona. Maybe you and Becca can basecamp with her for awhile. Back East is not a good place to be for what's coming.
