We bought this style and will be moving in to it in four months! I am so excited. We only made a few paint change (as in no green anywhere), kept the barn wood floors through the entire house. Our kitchen counter tops are the white Carrera marble look throughout the kitchen. We changed the kitchen sink faucet to a sturdier model, but same basic design. In the guest bathroom, we took out the tub/shower combo to just a free standing glass shower, with no tub!! We are so excited. Our changes did not cost us much to change at all either and you can’t beat the 12 year warranty that you get from the builder either. We have been working with Laurie Settlemire at the Palm Harbor Killeen, TX store. She has been amazing and highly recommend her and Palm Harbor Homes. These homes don’t look the “trailers” or mobile homes of even 10 years ago. It is a solid, built home!!
I Kno mobile homes have a stigma.. but you can't beat the fact that u buy a brand new home never used at a fraction of the cost and can pay it off faster.. I'm not trying to keep up with everyone else I'm trying to live a nice comfortable debt free lifestyle....
We have to keep in mind that we have to buy land to put the house on or rent space that can increase over time to a point where we would have to pay thousands to move it or, sell it if possible. If we cannot sell it, we would have to abandon it, leaving an expensive asset to be taken over by the bank or the mobile park, to do with what they want: rent it or sell it, etc.
No. almost 200,000 when you factor in the land you have to buy to place it, pay to move it, and pay to hook up water and electricity. Then you have to buy siding for it and put in a driveway if you choose... Loans have high interest. Cheaper to buy a regular house.

Nothing beats a palm harbor manufactured home!!!! They are built with drywall walls, great insulation, dbl pane windows. They're pricier than your average manufactured home but the built like a contractor built home. You get to pick out all you're colors of paints,carpet or wood flooring, cabinets, etc... I used to live close to a retailer and would go over and just walk through when they would bring a new one in. They're really are better built, beautiful homes.

I sold my double brick home, and bought a mobile home. It's not as nice as this, but when it shows up, we'll be able to decorate it, and choose higher end furniture with all the extra money. Retiring early is also a bonus.
I tried to buy a palm harbor home and ended up with a Norris home because palm does not ship to Virginia .But glad they did not because my Norris home was built much better and was cheaper and is 2440 sq. ft. for less money
@@PazProductionsmine is larger and 4 bathrooms which 2 of them are in the master bedroom .I reversed the floor plan to put the kitchen in the back and put sliding glass doors in the master and morning room and laundry room made bigger at 12x15 so I had an office that did not need to be in bedrooms .I left out all the flooring and had my own put in .2x6 stud walls and if you want a sturdier floor leave it on frame .With rebates and all cash deal I paid 89 thousand which was really negotiated by me .Added was land 15 thousand for 3 acres and then well 400 feet deep was around 5 thousand and septic tank another 3 thousand and driveway around 20 thousand and is over 300 feet long .Prices have gone up but you need to check all that out before hand .There are lots of little extras you need to factor in .My home I know can do 55 mph and some stick built's cannot .Plus it was built in dry conditions .No wet interior to warp and they are even built better these days since I bought mine .2 cranes to put it on the basement

Gorgeous home! I would of like to have seen everything this home has to offer! For example, the kitchen Apron farmhouse sink. Show the details of it. Show the other bedrooms and the bathroom. I love that it has 9 foot ceilings! 10 feet would've been better, but it's still beautiful. I don't like all the metal... I think it woudl look nice without that element. Add a fire place into the master bedroom. I didn't see anything that's vintage per say in this home. I love it I would just tweak it a little bit. I would definitely given the FIREPLACE a Mantle. I love the wooden beams. So beautiful. Love the plumber's piping coming out of the shelving. I love that the "laundry room " is essentially a mudroom.. love that room.
Yall I have been doing a lot of research on different companies and what they offer. First palm harbor builds the most safest, strong and beautiful homes I've seen so far. Plus they build homes that can withstand winds up to 160 to 180mph. Only homes to survive Irma's hurricane in south Florida while all the homes were destroyed. Second Micheal in Mexico city beach survived when nothing else did. Do your research. This is an amazing home and an amazing company. They have full 3d views of all homes on their website and also no I dont work for them. Like I said just been doing my research. Wish I could buy now but I cant. Last two years have devastated my family so when have to start all over again. But when I'm ready I'm going back to palm harbor.

I agree. Chance is the best I've seen at showing homes. He takes the time needed to take it in, he shows all the bedrooms, baths and closets. But he doesn't often tell us how big the rooms are. That is where you could improve and be better than him. I do like this house though with the layout of the laundry next to the dining room and the master bathroom. That is nice.

You guys should request Chance from Chance's Mobile Home World come and do a tour of your homes. He has a great following and he has touring homes down to a science. I appreciate the information about the house but you should have the cameraman walk around and show the home while you talk instead of focusing on you and your guest.

We just want a small modular that looks like a regular home/cottage style to retire in. Most of these are things I don't want to have worry about cleaning in my old age, or paying an electric bill for. I am not into tiny house fad though. A simple 3 bed/2 bath cottage style would suit us.

Beautiful home but I think the buyer would get burnt out soon on farmhouse. I know I am getting burnt out on farmhouse decor. It seems today everyone has the same look and nothing is unique anymore.
This is more of a modern mix with farmhouse. ‘The straight farmhouse can get pretty tiring fast. But this seems you can change it pretty nicely into whatever once you start changing decor.. you can go industrial vintage.
Texas has some of the highest property tax rates in the country. Are manufactured homes taxed the same per sq footage as sight built homes. I am considering retiring and selling my single family home and getting a modular home in Brownwood. My main incentive is I do not want to be taxed to death like a single family home to the local appraisal district.
Jean Lee - We have good news and bad news. The good news is that you can totally option in a standard wood burning stove if you desire. The bad news is that this home is not available in California. I agree. Chance is the best I've seen at showing homes. He takes the time needed to take it in, he shows all the bedrooms, baths and closets. But he doesn't often tell us how big the rooms are. That is where you could improve and be better than him. I do like this house though with the layout of the laundry next to the dining room and the master bathroom. That is nice.

You guys should request Chance from Chance's Mobile Home World come and do a tour of your homes. He has a great following and he has touring homes down to a science. I appreciate the information about the house but you should have the cameraman walk around and show the home while you talk instead of focusing on you and your guest.

We just want a small modular that looks like a regular home/cottage style to retire in. Most of these are things I don't want to have worry about cleaning in my old age, or paying an electric bill for. I am not into tiny house fad though. A simple 3 bed/2 bath cottage style would suit us.

Is this a "mobile home" or modular home"?
Beautiful home but I think the buyer would get burnt out soon on farmhouse. I know I am getting burnt out on farmhouse decor. It seems today everyone has the same look and nothing is unique anymore.
This is more of a modern mix with farmhouse. ‘The straight farmhouse can get pretty tiring fast. But this seems you can change it pretty nicely into whatever once you start changing decor.. you can go industrial vintage.
Texas has some of the highest property tax rates in the country. Are manufactured homes taxed the same per sq footage as sight built homes. I am considering retiring and selling my single family home and getting a modular home in Brownwood. My main incentive is I do not want to be taxed to death like a single family home to the local appraisal district.

Jean Lee - We have good news and bad news. The good news is that you can totally option in a standard wood burning stove if you desire. The bad news is that this home is not available in California. We do not have a building center in California and it would be cost prohibitive to ship it that far. But thanks for letting us know that you like it!
