You done a really great job explaining your process. I have the same battle on the east coast using Fescue seed to repair an old neglected property. One tip I can give you is to wait until the grass stops growing and apply a lawn herbicide to attack the weeds storing energy for winter (its the best time).
I'm probably thatch, areate, overseed spring 23' - before a forecast of rain. I'm northeastern Carolina and ours start late April, early May. Weather is real funny here.

i am about to thatch my lawn now and over seed due to that fact there is plenty of dead material that you can see,,,,usually i wait til fall but i have a inground sprinkler system that i can set to water twice a day,,so by the time fall gets here it will already be fully established....i wish i owned a core aerator machine since i have compacted soil
I wish you well on your lawn restoration! I think you will will ok since you have a sprinkler system 👍🏽😊. Home Depot has a core aerator machine for rent. I’m planing to do that before fall and do my parents lawn 😊
@@FixThisHouse I will finish my left over grub killer this fall. If it still not work, next year I will drive across the border to buffalo to buy the effective ones.
For the prep it’s ok, but when you start putting down the new seed you will need to avoid stepping on the area where the new seeds are placed. Once the seeds germinate they are very delicate and could die before they mature if they are trampled on. I had areas that deer left their droppings that turn yellow.

Would you be able to just use a metal rake to get rid of the dead stuff instead of getting a thatcher?

I have grubs issue for years. In here in Ontario, we are only allow to use organic grubs killer. I tried it last year, it work not so well.

oh that's something I have grubs in my lawn too. The robins used to eat them up but I have not seen a robin in my yard for at least 2 yrs or more.
