    We offered fast close, as is no inspection, cash, we pay all closing cost. Home needed lots of repairs and new roof. No regrets, love the home and property. If someone really likes the area and loves the home they will buy as is or risk shopping for something they won't be happy with

      @@PerForMSRit’s not great advice but typically most home buyers do this. And it’s up to the buyer to buy what they want no matter how good or bad a deal may appear. It’s not the agents job to tell a buyer what perception deal is good or bad it’s their job to guide the process of what the buyer is interested in. Like she said if they want to buy as is they will. Either wise they’d had shopped around more

    No doubts , a good way of growing and saving your money is through investing . You don't need to have much before you can invest. "That little money you have now can make you millions if you invest it wisely". I wasnt financial free until my 40’s and I’m still in my 40’s, bought my second house already, earn on a monthly through passive income and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future! Investing is a grand choice I made

      Cathenido this is crazy 😧,you are correct, and I am only one of many who gained from working with Regina Louise Collaro. I had no reason to live when I lost my job due to COVID in 2020, and it will always be a memorable year in my life. Regina made it possible for me to live comfortably through passive income, thus I owe her my life. To be completely honest, I think she is an angel who was sent to help those who are struggling financially❤

    You said the escalation clause wouldn’t come into play for Offer 4. Given that Offer 2 was conventional and had an escalation cap of $148k, why wouldn’t that push Offer 4 up to the top end of its escalation cap, $146k?

      Seller could have countered Offer 4 pushing up price but not sure they could have gotten all the other terms the seller wanted for a smooth closing. Seller was happy with the offer and most importantly the closing date on offer 4 better suited their needs along with being willing to close at the attorney's office the Seller was already scheduled to close at so they accepted the offer 4 as written in this scenario.

    I hate to play the race card but whether it’s wrong does that come into play? if your Hispanic, african american, asian does that come into play unfortunately?

      When I am reviewing offers with owners, race never comes into play as it shouldn't.

    Thank you so much even though you are in a different state this was a HUGE help as I am facing multiple offers on a listing in Cali. and my "mentor" is no help whatsoever!
