@@PerForMSRit’s not great advice but typically most home buyers do this. And it’s up to the buyer to buy what they want no matter how good or bad a deal may appear. It’s not the agents job to tell a buyer what perception deal is good or bad it’s their job to guide the process of what the buyer is interested in. Like she said if they want to buy as is they will. You said the escalation clause wouldn’t come into play for Offer 4. Given that Offer 2 was conventional and had an escalation cap of $148k, why wouldn’t that push Offer 4 up to the top end of its escalation cap, $146k?
Seller could have countered Offer 4 pushing up price but not sure they could have gotten all the other terms the seller wanted for a smooth closing. Seller was happy with the offer and most importantly the closing date on offer 4 better suited their needs along with being willing to close at the attorney's office the Seller was already scheduled to close at so they accepted the offer 4 as written in this scenario.
