    When looking at the house contact the listing agent they have influence over the buyers and they want to list and sell to get double Commission. If you make an offer they are more likely to convince the owner to take your offer

      You could do that in some states but more and more places are making that illegal because you have the agent who has a fiduciary duty to look out for the best interest of the seller now also advising the person who is buying the home as well and the buyer is usually the one that gets taken advantage of because of this. I hope they make it illegal here in CA soon as well but until then, make sure you look into the pros and cons of dual agency before going that route.

      The preferred lender that I’m under contract now offered free rebounded rate and five years free of charge refinancing fee. Have you heard anything like this for getting new home?

      Thanks for the question! I’m assuming here that you’re asking what questions should your agent ask the selling agent? If so here are a few: 1) what is important in the offer to you’re seller besides the price? 2) does the seller need to find a new home before they can sell this one? 3) is your seller looking for a quick escrow or longer one?… Any reason? 4) what other offers do you have and can you tell me anything about them? 5) does my buyer need to cross qualify with one of your lenders when submitting an offer. Those are a few key questions, hope that helps!

    I been looking for 3 months now and nothing i put an offer 3 times and didn't get it i go 40k or 50k above the asking price and 20 percent down payments and good loan but I still didn't get it ? 😢

      It definitely can be emotionally exhausting to go through over and over again. I would say if you can try and stick it out through summer if possible typically demand drops slightly as people go on vacations and other distractions set in and at the same time inventory tends to build up so you might be able to find a sweet spot in the market soon.

    I’ve used a letter to the seller telling them why their home is so special to me.

      Thanks for the feedback! Cover letters or "love letters" can absolutely help your offer stand out. Two things for anyone using these to remember. 1) Going back to the topic of making sure you talk to the listing agent. If you find out that the owner is an investor and not the primary resident, those letters often don't work quite as well as the seller often won't have the same emotional attachment to the house and are more focused on the bottom line, unless they previously lived there before converting it to a rental. 2) With the very strict CA laws around discrimination, most brokers are now recommending that their seller clients not look at these letters because they can open up a bunch of liability for the seller based on protected classes so I would expect these type of letters to eventually not be allowed which has already happened in a few states. But you might as well use them while you can if you're a buyer!

      No one wants to pay more for a house but in some situations it could make sense for the buyer. The longer a person plans on being in the home they purchase the less risky it is for them to offer a higher price because in the long term home values have always gone up. However, 2 reasons you should never pay more for a home: 1) The buyer can barely handle a payment for the home now but are banking on interest rates falling and refinancing in the future to lower their costs to make it more affordable. Although likely you can never bet on rates going down in the future as a justification of buying more than you can afford now 2) If they are only planning on using the home for less than 5 years. There can always be downturns in the market and if you own less than 5 years you are putting yourself in a risky position if prices do fall short term because you most likely won't have much equity in the home for those first few years. However, if you are holding the home long term, if the market goes down it doesn't impact you month-to-month as your payment is locked in and stays the same. Eventually things level out and the market continues it long term upward trend and you'll be fine.

    7.75% interest these days. How about changing the strategy from over pricing to selling.

      Depending on your area, because supply is so tight, as long as it’s priced at market value it will continue to sell. Right now most homes in OC are still selling in less than 50 days.
