Great Rural Towns in Tennessee to Retire or Buy a Home.

- Want to find a rural Tennessee town to buy a home? Who doesn’t? Today we looking at great rural towns in Tennessee.
We did a video a couple of weeks back about great rural towns to retire or live as remote workers across the United States, we had a bunch of people ask if we could expand and do it by state. So, we are.
A couple of things about rural Tennesee towns, they rarely have jobs so you have to bring one or not need one, and have good car insurance because if you aren’t used to the area you will run into something. So get online and get a good auto insurance quote.
Or find a local insurance company’s office and walk-in. Do people still do that?
With the towns in this video, we looking for that sweet spot. A decent place to live that isn’t to close to any major cities, not 5 hours away from a hospital or so far out they have horrible internet. Those two things knocked a lot of nice small towns off this list.
In the last video, I explained that not all states have 10 good rural towns and I don’t want to waste your time with some places that aren’t worthy of this list. Tennessee has great cities and suburbs but when it comes to rural towns they got 5. Thompson's Station, TN was on the overall video. So technically they have one more.

I lived in TN for about 6 months and I will say that the state is beautiful no matter where you are in the state.
And the people are great
Not in Memphis.
The only success here is the
crime.
@@lyndawilliams7630
Lol!!
You funny.
Tennessee IS THE BIRTH- PLACE OF THE KKK and its were armed Tenn. police stormed an elementary school and they cuffed and jailed ten six year old first-graders ,Also TENNESSEE was home to walking tall sheriff who beat people with a big stick and after years of being abused and terrified the people in the town finely stooped being afraid and voted his ass out,,TENNESSEE isn't a place for the poor their rights what little they have of them are what the police and THE GOOD OLE BOYS allow them to have,DonT be tricked by these people who come on here and say good- things about the state but the truth is its owned by the police corrupt officials and the GOOD OLE BOYS AND THE STATE MOTTO IS, if the police say shit you had better squat,.
Sunstar Burst yes but that’s true of Houston, Tulsa and other great red states!
I come from a small town in the friendliest province in Canada: hearts delight, Newfoundland. Retired 5 years ago at age 45 in Loretto, TN (2 hr south of Nashville) and married an awesome country boy from Pulaski. The people here are just like home: kind and happy. Great vid!
I went to Loretto High School and grew up in Leoma/Center Point! I live in Morristown between Johnson City and Knoxville now.
How did you retire by 45?
@@fackeyutub-emael6545 I worked in health care long hours (self-employed) and invested when I was young. 🤗
Born and raised in loretto and still here
You definitely don’t look your age 😉
I was born and raised in Tennessee, its a beautiful state with a lot of really nice people. I've been living in new England for 15 years and it still blows my mind how rude people can be.
I lived in Florida for about 12 years (until moving out last year). Always amazed me how rude many of the N.E. people were who either vacationed in Florida or decided to move there.
They're not called yankees for nothin'
Yep and a lot of them are moving to Tennessee which is making it rude as well.
TN people will smile at you whilst stabbing you in the back. New England people will let you know how they feel.
Come back to Tennessee. It’s a great place to be from and to live.
Born and raised in this great state of Tennessee grew up on the Cumberland Plateau. Now I live in East Tennessee around the Knoxville area. One thing I will say is I wish people would stop moving here it’s ridiculous. I constantly see people from the north east and California moving here. Just don’t try and change our way of life here.
Really? I live and grew up in Cumberland County. I was born in Indiana moved to Tennessee at 10 yrs old. Left Tennessee at 16 moved back here 21 years ago.
I live in AZ, and I need me some running outdoors water. Don't worry though, no Cali politics here.
I wish people would stop moving here
An interesting thing I saw of political influence carried by people moving states, TX, AZ, NV, Idaho, and OH are being moved politically lefter. However certain states are staying 60%+ right from their immigration. Iowa,TN, and to a lesser extend many Midwest/great plains states are not being pulled as hard.
I myself am a California immigrant to TN 😂😬😂, and personally I'm pretty sure I'm more freedom loving than at least half the people here.
All I want to say is even though California votes 75% for loonies, a disproportionate amount of the people leaving are those people, and even less so for those moving to TN in particular.
@@EmmaHopman Most of them loonies are moving to Memphis, Nashville and Jackson the rest of the state doesn’t claim those 3 counties.
Born and raised here in East Tennessee. Im a town over from Blaine. I absolutely love my small town. I wouldnt trade the view of the mountains and farms for anything!
I think i'm in the same town as you, but I agree wholeheartedly. Plus blaine is right in the gateway to the Grainger county tomato festival and all those tomatoes which are actually known nationwide! Grainger Co. Tomatoes! There's also a lot of parks and DAM lakes and fishing spots not too far from Blaine as well.
Well if people like this guy keeps marketing our state to others the main view you will get is just more people and crap little subdivisions that barely have a blade of grass but will certainly bring in traffic, noise, and the stench of people who think southerner's need to learn how we're all scum.
Washburn?
Grainger County is a truly beautiful county with Norris Lake on one side and Cherokee Lake and the Holston River on the other and Clinch Mountain running down the middle.
Next time I’m in town I’ll look you up 😉
Born in TN live in TN and will be laid to rest in TN. Been many places seen many things but nothing compares to my beloved Tennessee.
You are so right
You are so very blessed!
As much as I enjoy the Smokies and the TN/NC border region, the plateau region between Nashville and Chattanooga is absolutely stunning. I love crossing Nickajack Lake and crossing the plateau at Monteagle on I-24 on the way to Nashville.
@Brad Wright look at Google Maps right now and check again. I-24 literally goes through town before declining back down the plateau. Johnny Cash even wrote a song about trucking down "Monteagle Mountain"
I cross Monteagle and Nickajack lake every time i travel from my city in TN to Atlanta for a concert. the Nickajack is gorgeous, but Monteagle can be a little harrowing depending on the weather and who's driving around you lol
Monteagle on old US 41 (one leg of the Dixie Highway) was the halfway point for Al Capone when he went from Chicago to Florida for vacation. Rather than stay at a hotel, he built a stone house for he and his boys to stay in. I can imagine the place bristling with tommy guns. It is now a fine dinning restaurant I think called The Summit. Good food and really cool house. I would have put Monteagle on the list.
Thank you. That’s my town. Cumberland plateau is abs😢beautiful
@Brad Wright I beg your pardon. I live right next to I24.
Just came across your video I was born and raised in Parsons, Tn. As a Teenager I couldn't wait to get out of that town but now that I'm older I can appreciate all that Parsons has to offer.
We lived in NE TN and absolutely loved it!! We would still be there if the place where my husband worked did not close. Now retired would love to go back. Miss it terribly and consider it home. I am from IN but that area spoke to me.

You mentioned smallmouth fishing. Even as a kid in the 60's I read about Tennessee's great smallie lakes and rivers. Getting down to Dale Hollow is on my bucket list. Last I heard, that's still the home of the world's record.
Damn right! Lol yet we're pulling up some nice pike, Muskies, n stuff here in WV... ...N of course,, bluegill/sunfish makes for mini fish sammies! Lol Can't wait for trout this Spring!!!!
That’s not a typical Tn lake. Much deeper, clearer and colder . Love Tennessee
I'm 15 minutes away from Dale Hollow love it
Fish have been caught that were much bigger in Washington state and Alaska than any ever caught here in Tennessee. I'm from Washington, I've seen 120 lb sturgeon and 80 lb Chinook
@@stevenlovell6150 That's nice, but the comment was about smallmouth bass.
Moved to Greenback from MI in 91. I was excepted very well and can say that I have never met anyone in TN that is from TN that I didn't like! So....yep, I'm dug in like a Tick and ain't never leaving!

If you move here, please understand how to be polite and socially decent to your neighbors. Southern hospitality as we call it. Wave high to people at 4 way stops, don’t drive fast, and make small talk at the grocery store.
Or, just don’t move here
I live in Tennessee and literally everyone drives mad crazy, trucks will tailgate. However my neighborhood still waves hello
@@Lyssa0095 I've joked to several of my friends that someone will flip you off and scream at you on the road and the same person, if you happen to be going in to the same place of business will hold the door for you and ask you how your day is going. Dang cars just depersonalize folks.
@@WilliamBryanTucker lol yes! your comment is hilarious 🤣❤
And get your ass onto the shoulder of the road if you meet a funeral procession.
REVEREND!!
We don’t want more rude people here in Tennessee. We want to keep it beautiful.
It's really difficult to buy a reasonably priced home, even if you were raised and have family in the area, excellent financing and motivation. Prices are often inflated or show serious foundation repairs after inspection costs. Sadly, some TN home owners encourage the cash 'as is' sales from NY/CA investors. Nice and beautiful begins at home.
@@laurasouders2069 Tennessee is my home. That’s where I don’t want ruined. I’m not talking about a use unkept house. Because so many people have discover our beautiful state housing prices are through the roof. Houses aren’t going up fast enough. Even in my small town houses are practically being built on top of each other. No yard to the property. Crime is up, homelessness is up, more school over crowding. Here in the south we pull over for a funeral out of respect. Here in Tennessee most of us watch traffic, don’t run red lights and don’t blow the horn at the person in front of us at a red light cause they ain’t moving fast enough. Here in Tennessee we wear clothes in public places; not shirtless not a bikini etc. stay in your state and we both get what we want. I could go on and on but I will leave it here. Have a blessed day
@@angiejones968 I have a home in Tennessee. My point is that it's also important for folks in TN to take responsibility for keeping it beautiful and not judge "everyone else" as rude. Sometimes, the person you judge may have more roots to a place than you.
How about you, as well as those that gave you up votes, can leave instead?
@@angiejones968 I live in Tennessee and I disagree with you.
Videos like this are why TN is getting flooded with out-of-staters.
Retired to Tennessee going on 5 years. Love the people ! Moved from South Florida and I wouldn't change it for anything. This state and it's people are awesome, so thankful !
Grew up in Tullahoma, now live in Murfreesboro. Tennessee is great for outdoor activity, better east of I-24 because of terrain.
I enjoy these videos! I live in a nice town in California. My sisters live in southern Kentucky around Franklin, just north of Portland , Tennessee. The fire seasons have been vicious and I have been going out Tennessee and Kentucky for a month or two around September. Given how dry and hot it is becoming in CA I especially enjoyed the beautiful green and the moist weather. I am grateful for what CA has provided for me so I will hang in there and see if I can help out, so don’t worry, I am not moving to Tennessee.
We live in a small Central Valley town. We can’t wait to leave California. This place has just gone to hell. Bad politics has ruined the state. From water rights, immigration, civil rights, medical freedom, taxes. The only thing I like about California is the weather isn’t cold here.
spent the best 14 1/2 years of my life living in east TN, both Johnson City and Cleveland, with Barbara.
Miss both dearly
Parsons is 40 mins from Jackson Tn. Great hospitals and restaurants. Also buffalo river is really close to Parsons. Lots of Canoers and kayakers. Also good smallmouth fishing as well as the Tn river.
A couple of years back, I wanted to get away from it all, I found a cabin to rent in Coker Creek, Tenn. Nice place to visit but not much to do. No complaints here, though!
Coker creek is one of the few places in Tennessee you can find gold.
I love Tellico Plains and Coker Creek
Excellent description of the difference between Memphis and Nashville. “Hug versus a punch in the face.”
Surprised my town of Crossville wasnt on here: right off of I40, lots of outdoor things to do between Cumberland Mountain State Park and the Catoosa Wildlife Reserve, not too far away from a more major city (Cookeville), it has a hospital just outside of downtown, and it will have a Buc ee's! The only negative is the internet but it is getting better, we are getting Ben Lomond fiber at our house by the end of the year.
Cookeville here. Hiya Neighbor.
@@heatherjohnson5659 Been there many times, Cookeville is a nice town
We moved to Crossville from Oak Ridge TN. Love the area
@@joyallen1851 Just moved here from New York actually. Like Oak Ridge as well, nice town with alot of history
Cookeville here as well. Not officially just yet though. Purchased a house as a 2nd home in late 2021, hoping my NYC employer would allow my function to go fully remote since we had been that way for 18 months. Didn't happen, so I am still wearing the "golden handcuffs" for one more bonus cycle. Visiting in October, hoping to make the full time move in early 2023. Love the area.
Born and raised in Pittsburgh Pennsylvania. Moved to West Ohio in 2012 yes boring flat west Ohio with nothing to do. Went to East Tenn for one week in April for the first time. Fell in love with Tenn. I love my rolling hills and mountains being a true Appalachian girl from Pa growing up going North Pa camping. I miss my mountains. Hubby and I decided we will be moving to Tenn in a few years. I have huge respect for Tenn people and I would never change a thing for Tenn and for what they have. I am a huge history bluff and love everything they have there. I love the southern hospitality they have there too.

@@jojowhite9296Sueeeeee!
@@tennesseetexan1957 wow, I forgot about this video. Anyway, I'll bet there are really nice rural town in Tennessee.
Born and raised in Tennessee so happy to call it my home for almost 70 years!
Tennessee used to be such a beautiful, peaceful state to live in with flat land in the West to gorgeous Rolling Hills in middle Tennessee and then the mountains of East Tennessee. It used to be full of rivers, streams, creeks and beautiful farmland and plenty of Woodlands. There were some larger cities scattered in each direction with many rural towns and communities where people knew neighbors for miles around. Now much of that is being chopped up, divided covered in concrete, Blacktop with subdivision after subdivision replacing all the beautiful landscape and destroying wildlife habitats and Monstrous size Mansions carving out CHUNKS of the previously beautiful, untouched mountains. Not to mention people coming in from other states with pockets so deep that they drive the prices Sky High so people that were born and raised here as Generations before them cannot even afford the American dream. the irony of that is that a good number of the newbies don't even want to integrate with the born and raised here locals viewing them as low class, low life rednecks. Goodbye my BEAUTIFUL Tennessee, so thankful I knew you when you were the REAL DEAL!!
Where is the new Tennessee? Seems like this is happening all over the nation.
thats everywhere now. Hasnt happened yet where im at very much yet but its slowly happening
Lol how fucking old are you? You’re describing Tennessee in the early 20th century and much of Tennessee is still rural so stop whining
@@RockDude84 it’s already HAPPENED it’s not “happening” now
There are still parts of Tennessee that are like that. My county only has a total population of 17k. That would be considered a small town in many places. Tennessee is not the backwards, impoverished state it used to be. We used to be just coal miners & furniture makers, but now we have a multitude of industries that bring higher paying jobs and yes, people from out of state. We have nuclear power plants and modern cities. With this also comes bad things like crime (Memphis) and Liberal city folks( Nashville). We’re still a predominantly Red State, but we are being diluted slowly like many other red states. Fortunately, I don’t see Tennessee turning blue anytime soon. Not all the nicer homes being built and land being bought up are outsiders as many are our children & grandchildren growing up to be more affluent than their ancestors. We love our country roads, rolling hills and mountain views, but so do those that have discovered how beautiful Tennessee is and what a great climate we have. There should be a place here for all walks of life, but if we stay poor and don’t embrace some change, the poor will never have an opportunity to live life outside of poverty.
Show hospitality to one another without grumbling. We will be there in September lol hope we are neighbors 😂❤
I live in Middle Tennessee, but East Tennessee is especially nice.
We spent 3 glorious years in Knoxville. Loved it, so much so, that when we needed to move away we moved to tiny Fayetteville because of work location. Love Fayetteville too.

Thanks Briggs for making me think of when the last time I went into a Insurance office and it was almost 20 years ago in Riverside. Time went be fast..
1995 for me. I know as I bought a Corolla new. I asked why my insurance hadn't gone down, my cars were older and not worth as much... He laughed and said, "Oh, it isn't the car, it's how you drive."
2 weeks later I called in to add the new Toyota, the wife said she would prepare a quote.
"You don't have too, I countered, Jim said it's how I drive, not the car." She was stunned wordless.
My premium was quietly mailed to me, only up 50 bucks! :)
@@stephenharper6638 Your insurance is based on how you drive if you don't have collision insurance on the vehicle. If you do, the replacement and repair value matters, along with other factors (high-performance car, grandma car, etc etc).
I grew up in Jamestown TN
Thank you for your videos. They give me the opportunity to get the idea of places I probably won't see firsthand..its so far from where I live. And the voice..I like it
Come on over you will find southern hospitality is indeed real 👍
I live on the Kentucky/Tennessee line next to Byrdstown. It’s a very small but beautiful place. Dale Hollow Lake is in the County and Lake Cumberland in Ky is 25-30 minutes away from it. If you love fishing boating or hunting this is definitely the place for you.
I was hoping your list would include Paris, Tn. Twenty plus years ago I thought that would be the place to live. Keep doing the great Vlogs.
We moved from Chicago to Buchanan a mile from Paris Landing (20 miles east of Paris) back in June. Love it here
Yeah thanks, Tennessee housing has more than doubled in the last 2yrs thanks to videos like this.
I live in Boone. I felt this.
It's really a beautiful state. There are plenty of outdoor activities to keep the kids busy and entertained. There's a great deal of rivers and lakes if they want to check that out, too.
Oliver Springs Tennessee hasn't changed a bit in 100 years and a great place to live
right near Harrimon also
Good video, however most people who live in Parsons would go to Jackson for hospital care, which is a 45 min drive instead of Nashville which is an 1:30 drive. Jackson has the largest hospital group outside of Memphis and a little piece of history: MD Anderson of the same named Cancer hospital in Houston TX was born in Jackson, but the Kirkland Cancer Center is state of the art.
True, having my baby in Jackson this week. JMCGH is a great hospital, with helicopter abilities if your needs are higher than they can give.
Maybe those of us in the Memphis area should go to Jackson
@@cariemorgangraff4829 jksn use to have a lot to offer back in early 2000 now it’s slowly drying up
I'm in Houston near MD Anderson, my father died of colon cancer under care of MD Anderson, it's not that great imo.
I live in jackson. I really don’t appreciate how he disrespected Memphis. Without the crime issue Memphis isn’t bad. It sounds like he just googled some stuff
The cost of housing in east Tennessee is skyrocketing thanks to all the people fleeing liberal cesspools like California, Illinois, New York and most of New England. They show up paying over asking price for a house with cash which is driving our property taxes up. Gatlinburg and Pigeon Forge are always bumper to bumper traffic with hardly a single car wearing a Tennessee license plate.
The National Park plus Dollywood explains the outlanders in PF & Gatlinburg. Our GA tags were there last week. The park was fabulous, but those towns were way too tacky for our tastes. They make Cherokee look classy. No way would I want to actually live near there.
@@chipbrown433 good please stay away
I know!!!! It pisses me off! Came back from the military and EVERYTHING was different. I blame Dolly Parton for opening that damn park and bringing everyone in. Freakin Yankees and California assholes
People are fleeing liberal places because they want to raise their children in patriotic god loving places. I’ve wanted to move to Tennessee since I visited Bean Station and Knoxville while on a four day pass from Fort Bragg. That was 2002. Loved the hospitality, respect, and pride the good folks of Tennessee showed us California young paratroopers visiting. We are moving there next spring. Wife already got her RN license.
They're worse in NC but politics have nothing to do with it.
Rogersville is where we landed and my job is only 48 minutes which is less than Los Angeles where i traveled 1 hour from Antelope Valley to Valencia. Lucky for me, I was able to transfer here and find a lovely town to live in and we have a Hospital and a dentist too.
Really enjoyed your video! I grew up in NE TN and I would like to say that if I were to ever move back to that part of the state, I would easily move to Jonesborough. Mountain City is very beautiful, but it is also very remote just because of the mountain roads you have to take anywhere. Jonesborough is the oldest European settled community in TN and there's maybe 5,000 people. You are close to Johnson City which has the area's largest hospital and the area's only level 1 trauma. If you are a parent, the Niswonger Children's Hospital is right next to the JC Medical Center. Jonesborough's downtown is absolutley beautiful and well kept simply due the town's history. People do like to visit, but it isn't a tourist trap in any sense. I love that little community.
Omg I’m from Collinwood! This is so cool to see. I graduated from Collinwood High School in 2015 😊 the people there are great
Thanks Briggs! Being from TN I appreciate you highlighting smaller towns. Nashville is getting kinda crazy.
It's past kind of. Same for the surrounding towns. Nashville is selling out its soul for corporations and transplants are overcrowding it. I got to see the same thing happen to Murfreesboro. It used to be a fantastic quieter place to live. Now the traffic is ridiculous and it's getting too overcrowded for what its infrastructure can maintain
Knoxville too
@@lisacastano1064 Yes! My brother is looking into moving there from Nashville. Tennessee is becoming a hot commodity!

Hello love your stuff. Moved to Parson 4 years ago and would like to update you. We now have Fiber optic, hospital is undergoing a redo(not sure what that is going to mean) We have 2 dollar generals and a family dollar. 3 grocery stores, a new Pizza place and Thai place and the county went legal so we now have 3 liquior stores. Oh and a Tractor Suppy and of course UT Martin campus. We are 6 minutes to the TN river. I share this only because I love it here and people should know are town is great. Thanks for all your videos. We love them
Tennessee is such a beautiful state. I would nominate Sevierville. Mountain town with a cooler climate where the people are super friendly.
Also raised in East TN, spent most of my youth in Wears Valley and one year at Sevier County High, then moved to Blount County. Left two days after H.S. graduation and haven't been back except to visit. Long range job opportunities mainly consisted of dead end, low paying work. Given the current political situation, it was certainly the right decision. The Valley was a great place to grow up but prices for housing are beyond pathetic now.

Both my sisters live in New Tazewell, TN....Claireborne County. Beautiful area with lots to do, as Lake Norman is a huge lake with tons of waterways. Good employment, and on the Kentucky, Virginia borders, 20-30 miles northwest of Knoxville.
They even have a WalMart....lol.
never heard of Norman lake but there is a NORRIS lake in the area
I live in rural TN and have Twin Lakes Phone Co-op. It is fast. I live in Smith County. We have access to the Cordell Hull Lake and Center Hill Lake is in the next County. We also have excellent kayaking in the Caney Fork River. There are several marinas and campgrounds on Cordell Hull lake. I live about an hour from Nashville, 45 minutes from the Nashville Airport and we have a hospital in our county.
Tennessee is a layed back kind of town the people are great love my home town Tennessee
I have lived in Tennessee most of my life, and I giggled at some of these towns. We have A LOT of people moving to my area since COVID, so I wont say were I live lol...its a bit bigger than these towns but still considered a "Small town".
I live 20miles from Parsons it is a great town but you have to go to Decaturville if you wanna go fishing. You don't have to drive to Nashville or Memphis for shopping, Jackson would be a better bet, Jackson even has a Mall. Nashville and Memphis probably be only places to have anything to do besides shopping. And fun fact Parsons is located in Decatur county the Meth Capital of Tennessee. But crime is low. The hospitals closed. And Lexington and Jackson are closer for hospitals and you can get to Lexington in under 20minutes or 45 minutes to Jackson. Jackson has an awesome hospital amazing staff and care.
I would add the following:
Tellico Plains (foothills of smokies and close to water)
Dunlap (tucked away in a massive valley)
Winchester (next to a nice lake)
Hampshire and Santa Fe (nestled along the Natchez Trace)
Oakdale (nice little river running through town)
Dandridge (close to nice lake)
Pelham (foothills are beautiful here)
I’ve been all over the state. It’s the most beautifully diverse state in the entire country.
I live within a 40-50 mile radius of Mtn City TN … what you forgot to mention, or maybe you just missed seeing it .. & might be very important to some folks.. it is also home to a minimum security prison in Mtn City … never really heard any problems arising from it tho & was raised in this area for the last 53 years & O yes it is a beautiful place to live with access to many outdoor activities & not an extreme drive to the gorgeous Mountains of North Carolina
Another great video thank you please keep posting in states and towns very cool to check out
I think one reason crime rates are listed as higher in rural Tennessee is because unlike many places the law is still enforced here. We respect law enforcement here unlike many places. Most of us anyway. And we’re not restricted as much with gun ownership. Crime here doesn’t go unpunished.
And I do believe the kind of people living in these towns has a lot to do with it too, cannot speak more precisely about the issue without being called a racist though, so I'll keep it to myself.
@bosse641 the people living in rural Tennessee are majority white, the crime in rural Tennessee is 90% drug addicted rednecks stealing something to get money for more methods or fentynal. I live in Pioneer, TN.
Born and raised up about 6 miles from Byrdstown just off 111 heading towards Livingston a small community called Monroe.
I used to live a few miles from Parsons. The hospital had closed like many rural communities. Not sure if they reopened. Zero to do there. But if you like that and church,it's not bad. Summer's are extremely hot and humid.
The hospital is still closed. And sadly the county Parsons is located in is known as Meth Capital of Tennessee.

If you act out like you're looking for problems, you'll find them. That said, there is amazing food (better than Nashville) and culture to be had there. Don't turn down the wrong road, and definitely don't panic or look like a target if you do and you'll be fine.
Couldn’t pay me to live in Memphis. Check the crime rate . I live just north of memphis know all about that shit hole . It’s sad cause it could be a great place if someone cleaned it up .
@@billapperson2257 I heard that. It's my birthplace and I don't even think about it anymore. Went to college there in the 90s (and it was already going downhill, like my dad predicted, and why we moved out in the 70s) then I was done with it. Haven't been back. Iron bars on my birth home windows. And this is near Graceland..smh....the golden age is over.
We stayed in Memphis for a week and had no problems at all. Rocky Mount NC is waaaay scarier.
I live in Thompson Station and it’s great. It’s like a resort without the beach.
Having visited my sister a number of times in the small Tennessee city she retired too---I especially enjoyed this video. She lives in LaFollette.
Use to live there
About 20 years ago. But sold that house.
I went to school there
Are you talking about lafayette
no TN has both towns
@@ruthhibbett595
LaFollette is a complete different place. It's in Campbell Co Tn. Nice area close to Norris Lake.
I had a feeling I’d see Mountain City on this list after coming back from a trip there a couple days ago! Gorgeous area and great vibe. Stop in at Beetroute Catering and get some coffee in the morning if you’re passing through!
Almost choked when Collinwood made your list. I grew up there. Good thing this was a retirement to working from home list lol. Btw pretty sure housing there gets a lot cheaper 10 to 15 minutes outside of town in any direction. Internet might suffer a little but several big hospitals within 35 to 45 minutes if you know the roads.
Oh my gosh, I was so excited to see this video !!! I would love to live in Tennessee and love hearing all I can about it. I trust your word about everything you talk about. You are the expert !!! Thank you for making this !!!!!
I moved here 3 years ago & love it. The natural beauty is unparalleled here. A beautiful place to retire!
Blaine is a pretty cool town! Good list, Briggs. Would love to have seen the honorable mentions list that didn’t make the cut as some of us are ok without gig-speed internet!
@Briggs, someone mentioned Missouri. I told my Sis about Mexico, M.O. We both lived out our childhood Missouri. She didn't believe me. I told her to look on a map. Thanks Briggs! I got one over on my sister thanks to your video awhile back. 😂
I am from Mexico too! A little North of the border.
The large difference in quality of governor's mansions in each state and the neighborhoods they're located in is pretty amazing. Perhaps there's a video in there somewhere.
Born and raised in Crossville, TN and now I'm in upstate NY. I plan to move back to TN in a few years cause it's my home and I miss it, but last time I visited my family a lot has changed
I live in Tennessee, Mountain city should be the last place you ever want to move or retire! Conveniently located 50 miles from the nearest Walmart. Very few places to eat besides fast food and only a few of those. Mountain city hospital can only do so much consider that golden hour and you are 50 miles from the hospital. Even if "Wings" flies you they have to come and get you from the hospital then returned. The clock is ticking! There is nothing to do, nowhere to go, I lived there 4 years.
I lived in Newport for 3 and 1/2 years from New York loved it loved the people
PLEASE! STOP! Tennessee is FULL!!! Too many have moved here already! Leave us alone, Briggs!
I'm with you! People from here can't even afford the rent here anymore or find an affordable home to buy.
Same goes for Kentucky.
About around 15% natives now. Ugh
Agreed! Stay away! And we don’t want you’re b.s. politics either...
Lol That doesn’t make any sense.
Tullahoma, TN was my hone for 10 years and Seymour, TN.
I love them both but more so Seymour at base of Smokies.
Love Tullahoma! Many happy times spent there!
Tennessee native here. We're full, thanks.
I lived in Smithville, TN for 4 years I loved it centerhill lake rock island and fiddlers jamboree its right off of 40 on hiway 18 its about 62 miles west of Nashville Alan Jackson used have a house there no train tracks and only about 3 stop lights but one thing you have to know if you stop and ask for directions and want to know how far somewhere else is youll get told its just down the road a piece that doesnt mean 5 or 10 min youre looking at driving 30 mins or more to that just down the road a piece
I know the majority will disagree, but I prefer visiting Memphis. I’ve lived in Memphis and Nashville and I would never live in either one again, but I prefer visiting Memphis out of the two. Give me some Blues, BBQ, and Shelby Farms and I’m happy. But only for a visit.
I agree with you. I wasn’t impressed with Nashville at all but love the culture of Memphis.
Overall, Memphis has a high violent crime rate, but it DOES have some authentic culture. Good music, BBQ, art, and museums. I plan on going back there to visit, seeing that I live only about 75 miles away in Mississippi.
To each his own. I prefer Nashville because the violent crime rate is a fraction of Memphis. There's plenty of culture in Nashville, too. However, I take where I live now over the other 2. Knoxville. University of Tennessee, the Smoky Mountains, Big South Fork, incredible lakes and rivers. Knoxville is ideal.
Memphis is the Real Music City and I’m originally from Nashville. I hate Nashville especially of today!
@@snakemanmike I wish all the Memphis Brothas and Sistas Flocked to Nashville and Clean Up House.
In town (TN), we have Comcast (600 mps= 6 times the world average) which is being upgraded, AT&T twisted pair, AT&T fiber to the premise. And now Ignite (FTTP).
You make it sound like Churches are a bad thing, The religious diet of a rural town/community is very important and if people have a problem with there being "Too many" Churches then I say look someplace else to live.
💯 stay away!
The lack of Christian morals are why the U.S. is turning into a degenerate-filled dump.
Except for the churches that prescribe hate for everyone not in their fold. And there are a lot of them
The rivers are a big part of living in Parsons. Maybe you looked at a map and didn't see one running through the middle of the city or something but the high school was named Riverside for a reason. The Tennessee River is moments away and defiantly considered part of the reason to live in the area. Also, Lexington and Jackson (15 and 45 minutes away) would probably be where most go the majority of the time for health care, shopping outside of what is offered locally with Nashville being easily accessible but a much longer drive.
I was born and raised in East Tennessee and I'm very familiar with Mountain City, TN. There is quite a lot of crime in Mountain City that does not get reported because it and the surrounding towns are very corrupt in the political districts. Carter County Tennessee is especially wrought with crime, corruption, and more. Yes, the internet is good. Charter and it used to be Comcast dominated the areas and they brought in pretty good internet about 15 years ago. Most of Tennessee is also tourism based, so when it comes to the locals, they could care less. The state and local governments want what they can get out of taxes, that's why they have the highest sales tax in the nation. Property taxes in relation to the cost of living are relatively high as well. My Mother pays more than $1k yearly on 3.6 acres of land with only a mobile home on it and no one actually living on the property currently. Much of East Tennessee is in flooding zones and there have been some very nasty flooding events that have happened there. Just pull up the flooding that occurred in 1998. Watauga Lake sits very close to Mountain City, so you do have that as an option for entertainment, but be prepared to pay at every location that you can get to at the lake on top of the taxes already established. Local government also likes to take it upon themselves to block off lake access everywhere except the places that you have to pay to access. Now, lets talk about cost of living...it is high in relation to the pay. When I left Tennessee in 2015, you could barely get more than minimum wage at most jobs, but the rent and housing prices had increased so much that most people could not afford anything on that rate of pay. Of course, as with everything else that is being highly influenced by leftists, the rate of pay has increased, but the jobs have not. The only real work in these areas is restaurants, hotels, and healthcare. If you planned on trying to get work in the government there, forget it, there's nepotism abounding, so if you're not related to someone already in the government jobs, you're not going to get a government job. Just for example, I applied for a government job in Carter County, TN. I have certificates, went to college, did several training programs, worked in Washington DC before for the CWLA, and was with AT&T for over 7 years. I applied for a County Clerk position, took the Civil test requirement, and I hold a government clearance. They hired the current police Chief's 18 year old, straight out of high school, 0 training niece over me and a number of other qualified candidates. One of the County Clerk's held position for well over 50 years and it has been a notable, reported upon issue of County Clerk's using each others signatures even when they are not present on documents. There has been embezzlement issues, bribery, and the recent prior police Chief impregnated an underage girl. So, if you think you can handle all of these things, and you can Google them, it's all right there, then go for it.
Thanks for the reality check. I'm very familiar with small town corruption and you described it perfectly. It's kept out of the news, which is also corrupt.
@@pugsymalone6539 You are right. There is so much swept under the rug there. I did not even get into the prescription and illegal drug abuse or the higher rate of incest and violent sex offenses that occur there. I am very much about realism. Tennessee is gorgeous, that is true, but the level of corruption is astounding. Is everyone like that? No. However, it is such a significant issue, that it is quite noticable. The state of Tennessee tried to force my daughter to continue paying Tennessee car insurance for 3 years after she had moved in with me in Wyoming. The car insurance companies here and in Tennessee were confused to the point they were calling the state about it and were directed to Homeland Security in TN because they are the ones you have to contact now if an issue goes beyond the local government and DMV. We ended up having to pay for Tennessee insurance for years after we had already moved. These are the crappy things that Tennessee does to people. NC is even worse and their laws are horrendous. It is like those 2 states pulled their laws and directions out of a Cracker Jack box.
Don't move to mountain city tn, huge drug and crime problems
@@MissouriCrookedBarnHomestead Well, if anything else, your diatribe here might dissuade someone from considering
coming here - so I thank you for that much, anyways.
@@moparedtn I was dead honest.
This is exactly the video I was looking for, the wife and I are on SS and don't need to work but buying a home in anywhere you mentioned. We have rented for the last 15 yrs. @ $650.00 a month. Kind of would have liked to here about rental prop. but you can't have everything 😃. Thanks for a realistic video, I just want a place to fish😄😁!!
Can you do Kentucky next? Thanks for the good videos!
Checkout Dunlap, TN. It’s a great small town located in the beautiful Sequatchie Valley. Population around 6k, we have a Walmart, an Erlanger emergency hospital, great internet with BTC fiber optic & beautiful Mountain View’s all over the county. We have hang gliding, the Coke Ovens, world’s longest garage sale and festivals galore. Not a lot of jobs here but just an hour away, Chattanooga offers some great jobs like Volkswagen & Amazon. People here are kind & welcoming & cost of living is quite reasonable. Being almost on the Georgia line, the weather is mild in the Summer & Winter and it rains on average 62 inches a year. Crime is low and schools are good. What more could you ask for?
i live in east Tennessee all my life we dont need any more people from bad places that bring their crap with them if you do hope you like guns
They just don’t need to move here period
I'm surprised Spring City, TN didn't make your list.....I love it here.
As a pretty much life long TN resident thats lived all over the state, and while moved away always came home, back to my homestate, even home town...its interesting the places picked ...I would have thought Cooksville, Murfeesboro, Johnson City, Bristol even Kingsport, Knoxville or Maryville, Alcoa, Oak Ridge, and even Crossville would have made cut lol
Murfreesboro?? Really?? You must of not stayed long in Murfreesboro, or it wouldn’t be on your list!! I would recommend Smyrna 10 to 1 over Murfreesboro.
@@VinnieVega I lived there & Antioch/Smyrna area too lol
I prefer Murfreesboro over Crossville and Oakridge just because Murfreesboro has Toots to eat at! Then Maryville next because of Brewers ice cream shop!
he was specifically stating rural towns
Kingsport, JC & Oak Ridge, Alcoa, & Maryville are rural, lived in all of them lol......was just a thought lol bc as a resident of TN for 42 yrs...I have lived many places here over the decades during that time. But in all honesty in both metro, huge cities to boone docks still never heard of anyone choosing those areas to live....lol
Just happened to come across your video and was shocked to see my hometown growing up to be the first you mentioned, parsons is an amazing place to grow up in and to work or retire river is only 10 minutes away also
Parsons has no hospital, it is closed. There is a hospital 15 miles to the west in Lexington, 30 miles north in Camden. I was the Administrator at both Camden and Parsons, years ago.
Beautiful area. Hot and Humid, got air conditioning? I'm good.
I refuse to go to doctor's or hospital's so I'm good there. Internet? Give me enough to watch Briggs channels and a couple of homesteading videos, I'm good. The winter? What's that like? Tipping point: I don't like ice and snow.
Halfway between Chattanooga and Memphis? You call that a location description?
I just looked to see if you had this video yesterday. Great timing!
Did you look at Sneedville TN? They are truly mainstreet USA. Good hospitals, internet, affordable housing and vacant land . I don't know how to find the crime statistics but didn't see or hear of any the many times I've visited. Hopefully this will be the area I retire to.
Great vedio very newsworthy. Looking forward to vist someday.
Love your content. Keep it up.
Appreciate it!
Moved from California to Tennessee 16 years ago, live in Dayton tn great small town
What about Sparta Tn??? Nice place. 5-6k. Growing town. McMinnville cave near by. Lots to do within 40 miles. 100 miles from Nashville. About 100 miles to Knoxville. 60 miles or so to Chattanooga
meth mountain sparta, tn? lol where they get more missing people than Chicago sometimes I don't think so
@@Katskinstudios you can find problems anywhere if u look hard enough. I still have family living there. One area is questionable but overall I would retire there. Coming from where I am that is close to paradise.
@@Katskinstudios That's a general rural America problem, all these towns will have it to some degree
Crossville too IDK why that wasn't on here its arguably better than many of these towns because it has an interstate connection that most of these towns don't have
