  • What is the 4-way or Pre Drywall Inspection & what happens during the 4-way walkthrough or the Pre-Drywall Inspection? Well, when it comes to building a home there are certain stopping points where inspections are made to confirm the home is being built to code. Each city has their own building codes, but basically, the same thing happens no matter where you’re building a house. Today I’m going to explain what happens during the 4-way & show you what you should look for during your 4-way walkthrough with the homebuilder.

    We chose to buy and build a new home because we live in Southern California, where real estate prices are very high. Our only options were to buy a very old and expensive house in a good location, or to buy a new, relatively cheaper priced home in an okay location. Thanks for your very informative videos. Our house is currently being built and we are looking forward to putting all the information you’ve provided to use.

    We weren’t planning on buying or building a new construction, but there werent’s any homes we liked. Thanks to my real estate agent, a builder, a lot and a floorplan and perfect location fell in our lap. We made some changes to the floorplan, and changes you mentioned in another video (kitchen, bathrooms, back splashes, additional plumbing , electrical, etc.).
    We are fortunate with our real estate agent (they are there wherever we need them), builder, great team, open, honest, and supporiting us throughout the building process. And most of all, I am getting a text every week with an update and what is next.
    Location: Hurricane, UT - Dixie Springs.

      We are in Maryland! We are about 30 days from settlement if everything goes okay. I have watched your videos and learned a lot.

      @@TyWilde it’s a scary process! I thought the home we live in would be the one I would stay in but we need a little more space. We have been here since 1998. I have been checking on the build and they are doing a good job.

    Number one reason we chose a new home over an existing home is because older homes have too many issues, for about the same price you could get a new home which probably won’t have the same issues as an older home until about 10-20 years depending on how well your home was build. My parents bought a home back when we were kids and we had no major issues until about 10years such as a water heater but as far as structural or sewer issues we never had any. Older homes have major issues with plumbing due to trees and age of the materials used back 60 years ago and that can turn costly on top of a mortgage even with mortgage insurance. It’s just more of a hassle and a new home comes with a warranty at least for the first year but as far as major issues you can be assured that your covered.

    Great Video Ty, My wife and I are buying new build because we are planning to live there long term unlike resell homes, which we lived in a couple and find out later that we had to do a lot of remodels from finding black molds behind shower walls with tiles falling apart and old popcorn ceilings crumbling apart, don't know how the inspector missed those. We feel that the next home will be new build.

      Thanks for the compliment. Yes, building a home is definitely the way to go. Existing homes are usually a little less expensive for a reason. Or should I say many reasons. Where do you want to build a home?

      @@TyWilde We are based in CA and met different builders in different communities, we are on waitlist due to high demand for new builds. We have different options that we like but just waiting for our turn on the waitlist.

    I bought a new home since I have been in my home for 22 years and want new features of the home and to basically start over with nice designs. I am downsizing from 2500 sq ft to 2005 sq ft. It will be just hubby and me after a couple of years after our youngest graduates high school- sophomore now. Plus my current home that I sold is one story and always warned to live in two story so will live that dream out since I will buy one story when I retire. Stairs and my hubby and my knees won’t go together! lol I plan on hiring independent inspector... thanks Ty!

    We chose to build a new home because the area where we are moving, the homes are most on the traditional side of things. We have lived in major large cities and are used to a more modern living aesthetic

      @@TyWilde we have done 2 in SoCal and are currently building in GA! We have upgraded size with each. We tend to outgrow quickly. Up to 3 dogs, one child and hoping for another soon

    Wow, those waterlines would never be approved in Norway. All waterlines in the walls are inside a redundant line with an outlet in case a leak the water will trickle out in a room with a drain. If there is a leak it will take a long time for it to be discovered, by then the damage will be substantial.

      @@TyWilde Yes, I live in Norway 🇳🇴. I like watching your videos because, there are so many features in US homes that l like and we are looking in to build a new home. Another thing that is different between the countries, is that in Norway it is alway cheaper to have the builder do everything. The only way to save money, is from the labour cost. Because the builders get bulk prices and you as an individual won't get that good of a deal, most people will leave most of the work to the builder. It's shocking that people are taking out brand new fixtures, to replace them with things they have bought, because the builder would have charged them a premium for the same items.

    We chose a new build over purchasing an existing home due to the age of many homes in our area and the prices of those existing homes being high already. The area we chose for our new build is the fastest growing city in our state so the as the area gets developed further the value of the home will continue to increase. Also, we only wanted our cooties in our home.

    I've noticed in Utah and other states, new construction homes have the OSB all around the exterior. In Nevada, it is only maybe 40% all around.

      @@kalani1987 Honestly, I've never heard of that happening & I totally agree. I know several builders who will save money where ever they can. Sadly, often one builder does it & then the others follow.

    In Utah, do most builders that rough in basement pluming also put the p trap in underground? Or do you usually have to break open cement to add?

      Excellent question. Most builders put the p-trap in but the plumbing does have to be moved sometimes.

    I like how there still using OSB there I'm in Texas, an even the more expensive home builders are using thermo-ply sheathing. OSB/plywood is rare. I'm currently getting a house built now and the builder uses thermo-ply any thoughts on this product? Idk how is even allowed

      This a a great comment. I honestly don't know enough about it to comment. In Utah, all I've ever seen in traditional OSB.

      Yes. It's amazing how much better the quality & building materials have gotten in just the last 15+ years I've been in the industry. And homes are much more energy efficient these days. Where are you building a home?

    Ok, so we had our 4 way and I asked why the electrical and water weren't hooked up...the project manager said that's done towards the end...we had an inspection come in and he couldn't perform an appropriate home inspection all he did was a visual. Very frustrating.

    Is this 4way walkthrough standard for all states or just some?

      This is an excellent question. I would think that most builders would hold some form of a 4-way appt.

      @@TyWilde I'll ask. Siding is up, framing was done, and plumbing was mostly done. I was told electric and HVAC is next in the next two weeks. Hopefully they will add the shingles soon. 😀

      @@goyaliza Yeah, you should be holding a 4-way once all of that is completed. I do know some builders don't do that walk.
