      I’m approved and going into my pricing meeting this Sunday. There are about 10 families trying to get about 7 lots. It seems to be some kind of drawing or competition to decide lot preference. An email will be sent to give us introductions I guess. Is this common?

      @@KevHick - Yes. Though there are several different variations. A lot of builders are releasing one home at a time & taking the highest & best offer.

      @@TyWilde this is disappointing. It’s stressful enough trying to get approved without the deathmatch bidding war for a plot. I just want to pay the list price and upgrade 50 grand from there.

    Thanks to you, I did not upgrade my carpet but the padding. I also did the 9ft ceiling and 8 ft door.

    My wife and I have been watching your videos for a while and they've been extremely helpful. We decided to build our retirement home and took your advice about getting in early in a new development. The base price of the house model that we bought is now $58,000 more than when we purchased last December and continues to rise each week! We're building in Surprise, AZ.

    It’s so crazy how most people think new homes are more expensive. It just takes more time haha. When we realized we never liked back and after owning new construction I cannot go back to a resale. It’s just such a different experience.

      Excellent observation. It's so true. Sad how many people blindly purchase existing homes without even looking at new construction. I've personally built 5 times. Where did you build your last home?

    We’re excited because we’ve planned to build since we’ve bought a 600square foot home on a nice piece of land so we’ve been living in a super small house with the plan to build lol I CANT wait!

    My builder wouldn’t let us upgrade much without paying for it up front. Our base price was 365. Because we didn’t use a realtor , we paid 355k. We put 5k down. We upgraded our garage doors to insulated doors, but had to pay the difference up front. No other upgrades were allowed, I’m assuming because it wouldn’t have appraised if we added more items.
    Then again our home already had high ceilings, 3 car garage, premium lot, insulated basement walls, and premium siding color. We’re super happy we built!! With a small local company in MI.

    My place in in permitting now. My upgrades are sitting at 7% ;) Upgraded HVAC, hot water recirculation, wired network, 400 amp service, prewire for electric car and hot tub and landscaping w/fence and sprinklers. Building in 98802. Landscaping was the worst of it but needed to move in with dogs :)

    Also, your videos are terrific and really helped me through my decision to build vs buying pre-existing. Understanding the timelines was key as I plan to sell and move prior to new house being completed. Would love to see a video going through upgrade options and what they mean. Examples like HVAC options ( Think air handlers, purifiers, humidifiers), Power options (ie what does 400 amp service really do vs 200 amp service, prewiring for networks or sound), Plumbing upgrades like hot water recirculation, water heater types and benefits), Garage upgrades (like storage truss or freezer circuits). Keep up the great work!

    Ty, another great video. Something I learned once I started talking to the super/foreman who is in charge of the team building my home in North Carolina. He said most builders out here make their money by charging a flat rate on land preparation, whether it costs the builder that much or not. My builder instead uses allowances and any allowances left over after the build are returned to me. Finding a builder that uses allowances allows me to have immediate equity in a home once completed, rather than the builder pocketing the equity by charging a higher upfront price. For example, I'm building my house for roughly 175k, with an additional 25k in allowances to the builder since they will need to prep the land I purchased. Some of that may be returned to me at the end of the build. Another builder who doesn't use allowances quoted me 215k for almost the exact same build.

    If your budget is tight, often you can build on a smaller home site or find a location a few minutes further from the city. That should allow you to get the options and upgrades that you want.

    Currently building with Sage homes here in Salt Lake City. Just finished our last design and heading to pre con. I am amazed at how many choices there are. Fortunately, we did our research and made a lot of amazing upgrades.

    We didn’t get the single basin sink in the kitchen and by the time I realized it, it was too late. Anyone know if it’s hard to switch out later without hurting the countertops? We had a pretty big budget for upgrades and that one is bugging me so much 😡😡

    How do you know or find out what builders charge for upgrades?

      That’s an excellent question. Most builders will go over the structural items with you. Then you have to wait until your design appointment for pricing on the rest. Where are you building a home?

    Just closed yesterday and spent the first night in our house last night. Our builder had us meet with the electrician on our own. We came up with our plan and then paid for any extras directly to the electrician. I think this method was one of my favorite practices of our builder, because we weren’t limited by what the builder would consider an “upgrade.” Same with the plumber and lighting. We had to come up with the cash to pay those vendors directly, but it gave us pretty limitless options. And we didn’t bloat the purchase price (and mortgage) of the house.

    Thanks Ty for sharing so many helpful videos! Quick question for you, is there anyway to build a house without the house always "settling" or just making way too much noise at night? The house I currently live in makes so much loud noise that it literally wakes me up in the middle of the night. In my next home, I would love to avoid this issue. Thank you!!

      @@TyWilde I live in California. I've never experienced this before so I thought it was weird. I'm not sure if it's the wood or maybe the insulation should've been doubled inside and outside. My sister told me she has experienced it in her condo but not as often as I do in my house.

    How do I get the builder to pay incentives and/or closing cost?

      That is a great question. Maybe it's my next video LOL. Anyway, The best way is usually to use their preferred lender. Most builder have a built in incentive for that. You can always just ask for a credit toward upgrades or whatever as well. Where are you looking to build a home?

    You say choose a builder with the most Included options. Out of the 6 builders you've worked with, where would Pulte fall into that? 😉
