During covid townhouses villas saw a huge demand, now last 2yrs UAE is experiencing urban flooding atleast 5-6 times in an year, this may create huge demand for apartments in low rise buildings. Few high rise buildings in Dubai and Sharjah caught fire in the recent past and people had to go downstairs 20-25 floors, and few days post the fire, the lifts weren't working, so they had to climb upstairs 20-25 floors. So very high rise apartments may not be a great idea for personal use, but good for investment

7 to 9% is the normal ROI that you cane get in the right project. If you buy 2 units of 1 bhk in a decent location you can achieve it . That too on a long term peaceful rentals. If you decide to go for short term rentals you can make more then 10% in dollars
