Ruparel Realty WESTSKY FLAT-BUYER'S TRUST ISSUES about subvention pre-EMI payments & transparency

- Pratik Ashar booked jodi flats in Ruparel Realty's Westsky project in Kandivali. One of these flats is being purchased under a builder-subvention scheme. The relationship between the builder and the buyer is not going well so far. Although 40% of the flat value has already been disbursed, Ruparel Realty's dealings have only aroused uneasy feelings in this buyer. The confusing MahaRERA disclosures between Shreeji Constructions, Siddhivinayak Infrastructure and Buildwell Construction appear suspicious, and the builder's unwillingness to promptly clarify is causing this buyer to wonder who exactly he is dealing with, and how he can trust them.

Be aware of some builders. They would take maximum money before even half of the project is done and then they harrass customers. Until strict regulations are in place, such builders should be avoided.

Sometimes I wonder that it is better to deal with small time builders rather than going for deal with Big shot. They all are fraud..,from Lodha to RNA to Raheja to Rustomjee..people should not forget about campa cola compound in Mumbai Central and Now ultratec tower corruption in Noida. There is an ecosystem of politicians, bureaucrats and builder lobby in India.
I don't understand even after so many incidents why people are still buying under-construction and crying later??? specially when there isn't much price different in UC vs Resale in same locality.. anyway the risk factor compensates for whatever difference is there 😒 Boycott pre-launch/launch and UC property!!!

Ruparel is the most fraudulent and dishonest in the city. It is appalling how RERA is allowing them to inaugurate one project after another when all their previous projects are way overdue for possession.
It seems there are very few good genuine builders in Maharashtra especially mumbai. What about buildings on outskirts of thane, Maharashtra?
I'm sure there must be a few virgin prostitutes with very good character in and around Mumbai.

It’s been more than a year and there is no demand is been raised.
Dont buy in ruparel....when you go to see your own flat...you have to first speak with the bouncers. Also there is no work going on at the site. Book at your own risk.
Right said stay away from buying any flat from Ruparel you won't get your flats possession after paying crores you can't visit site what you paid for and how much in reality construction is being done for which you paid

@@pratikashar5742 those apartments are called as bare shell apartments. The walls are made of gypsum. They're made that way so that owners could make their choice of interior. But this should be informed to the buyer before they make payment.

This Develper is one of the most fraud developer He just keep launching projects and has not completed any projects. You can check his projects launched in 206-17 and after 8 years yet to be completed. He will not deliver what he is showing in the advertisement. Dont spoil your dream if you are planning to buy house in Ruparel Realty

Don't ever go with Ruparel Builder. He has not even handed single project to the owners. I am one of the victim..i have booked flat in Ruparel Optima in 2018 and still waiting for possession. Now the construction is completed stopped and no one from Ruparel is responding to us.

@@karnam7444 No they have not replied and they don't let you meet any concern person so I am filling a civil case this week through my advocate.
I am in touch with one more buyer who just got the refund of the amount which he made through cheque and rest amount approx 22 lakh paid by cash they have not given to him.
