It's a very small flat. Even in hall they have not provided the wall ceiling design to hide the fire fighting pipes which is very bad as it provides additional expenditure to the buyer to build the ceiling. Moving to kitchen they have not provided double platform which is a violation of the contact as they have shown double side platform in the sample flat. Last but not the least the bedrooms are like a match box size bedroom where you cannot fix a 6x6 bed and wardrobe together. It's a pathetic investment and I wonder why the 1bhk flats here are sold at 40-41 lakh ready to move in. Thanks.
He is correct. But it's very unfortunate to go in legal things. Bad thing is that if he checks the RERA date it will be of 2022. Even they have mentioned the clause of interest in Agreement. I don't think it will be fruitful to legally fight with them. Instead I would suggest to eat a humble pie & try to close it because in out nation property legal matters take a very long time.
I don't think Sunteck and their employees believe in GOD, that is why without any mercy they steal all your money, no heart feelings at all and on top the level of frustration they mount on people is so much that people feel like to suicide, all your hands are tied with their one side policies which are difficult to fight legally.. is all well planned game by Sunteck.
One suggestion Krish.. you create the list of projects along with flat number... blocked listed flats and publish on UA-cam... so that it will be easier for buyer to refer that list.. it won't be possible to go through so many videos.

I have unfortunately bought a 2bhk in this Sunteck Westworld. After spending enormous amount of money in so-called "interest & GST" on pending amount mentioned in demand letter, I had to hesitantly pay the amount in order to receive my flat (partially also as my parents weren't ready to get into this mess as we had already booked this flat in March 2020 and were hoping to get the possession as soon as possible). They don't even give you the possession without signing their key and flat handover form which I think is the lowest a builder can go. How can we sign a possession letter without even seeing the flat that we have bought in first place? I really felt cheated at that moment but I had to sign it as my parents were with me at that moment and didn't want to go through another delay because of it. If I would have been alone that day to take possession, I would have taught them some lessons on how to treat with a customer who has already spent his hard earned money on such so-called "township full of amenities". I hope that flat owners don't sign the possession letter without seeing their flat first. I observed that their ceiling provided in hall is very low (abt. 8 feet 9 inch only) and their fire sprinkler pipe is very low and it looks very bad in hall without covering it in first place which is additional cost for flat owners. I also observed that the jet pipe holder location is badly placed as it always stays half fallen onto ground which most of the time will be wet as water from shower and pipe falls to the floor. Also, one of the jet pipe holder wasn't installed correctly ad it looked like it was hastily fixed which I corrected by sending an email their helpdesk after possession. I assume due to such bad design they were hesitant to first show our flat on possession before signing the possession letter. Flat owners should be aware of this bad gimmick used by this builder. Also, I would suggest to keep a diary to note down all payments done (along with the dates)to the builder at start so that its easy to point out the delay (if any) made from builder's side.

Very true, it is very important to first check the property before we buy, in Sunteck case they will not allow you to see or enter the flat until you pay 100% full payment. And later you will surprise to see what they showed in sample and actual flat there are huge differences.

Many agent tried convincing me that the possession will happen in 3 months, 6 months, enjoy the rates, I was still, nahi lena hai matlab nahi lena hai underconstruction. And i bargained tough even for ready to move. Lastly I bought resale one, trust me, i got the best

Ha ye to sunteck ne pehle hi clear kar diya tha ek baar ghar book hone pe aap cancel karte ho to paise refund nhi milga. Ha baki aap kabhi in future sunteck ka koi bhi property leto ho to usme aapne jitana amount pay kiya tha pehle wo deduct ho jayega. Mene agreement paper mail karne bola h.

There should be a law where if possession is delayed builder should pay penalty and interest to buyers.
Buyer is so polite. Very unfortunate that such people get conned. You must try and find a woman buyer who is going through the same issue.. if she speaks.. dudh ka dudh and pani ka pani..
Also if they have put false allegations of abuse, you must fight that back and claim damages to reputation .. it's a emotional and mental harrassment for the entire family.

@@Ansh-jq6yw agreed but the behavior of CRM employees is no less. They try to incite people and provoke them to get angry by using rude lan guage . I had same issue with Puraniks aldea in pune but i just posted a linkedin review online about crm on the owner's profile citing non responsiveness and no information on change of crm executive and use of rude language. The CRM who was gayab from 6 months called me the very next day with an apology email and a call . Yes this person could have handled it more professionally. abusing these guys damages our goodwill. but again it depends on what kind of conversation was done by the CRM and the person in question.though no matter what in India abusing a lady is indirect invitation to issues.
They can file any complaints even he can file his been harass went to depression and all in this condition people do suside he just abuse them lol
